The one who say no worker on site should go to site and have a look. Why so many ppl hope this project fail?

I went to kl last saturday, i go to visit the site at 930am, there is construction activities there. Got two piling machine working on site, sone of the pile near future lrt already expose and cut. There is pilecap rebar on site. Got one jcb lifting the prebent rebar. Got lorry enter the site to bring soil out.

There is two main gate to enter the site. Got one security seat at one of the entrace close to crimson.

So, dont need to worry if you are the purchaser.

Are you the purchaser? You may go to site have a look. I guess next they will cast the pile cap and erect the tower crane which help for their construction later. By end of this year you dont see the storey up may be can start to worry. The floor is typical unit and should be mostly using rc wall which will be faster. Difficult part is the basement anc the swimming pool level.

Yes. Ever the project im doing now, i take about 6 months to totally complete the level 1. But contractor have move up to top and down to the basement. 24 hours working. They only get 100% for L1, about 40% for basement 1, about 40% for L2 and about 25% for L3.


Added on April 17, 2012, 10:52 amIf not wrong it is at end 2014 for them to complete. Because only sign snp on 2011 altough they already launch on 2010.

- implied value per sqft, sorry had to mention this, if the developer makes good of the similar specs furnishing as in the showroom, it could be easily be 50k renovation, sure can argue it's 30k worth or 80k worth, but if they were selling it without renovation at 300k, it's just 450 per sqft, of course this is up to different opinion but if you receive an empty unit, you will need to renovate it anyway, right?

I went to site to see the progress on 14 april. There is worker there and doing their job. I think someone who just comment or sare next time will regret when they see eve suite build up. I will go kl again on 12 may. Will go to have a look.

I bought facing the pool. Im ok with evening sun. Dont like facing nkve. I have experience before staying at suria damansara level 14. It is damp noisy. U dont have a chance to open ur window. Non stop noise will continue until u close the window. Hopefully my level 23 floor can have nice view. But no klcc view. Hahaha...

Mayb piling machine at the other site. There is pilecap rebar tie and put on site. Believe withir eyes urself. Most of the ppl just talk here. Everytime complaint no worker. But dont know whethe they are future owner or not. Can go site to have a look if wan to see the worker. Mayb next time ppl should take video showing the machine is move that can close all ppl mouth

Im not agree. I saw there is chinese guy who walk in to the site from the entrance during mu visit on 12 april. I believe someone who talk here never went to site to have a lot. The site oledi dig down. Why need to compare other site is oledi dig down very deep? That is different. They already done all the sheet pile. Now is doing piling. If worry, can go to check with the developer. Dont just talk without action. How can u prove it is obviously have problem? You can see some pile oledi cut. The photo already show some pile have been cut. It no need to wait till the pile fully completed before they proceed for pilecap and slab. Soon, you will see the pilecap and slab is up. Now tower crane pilecap already cast. Also can see the pilecap rebar is ready on site.

Btw, the rebar is not karat teruk..it is just an oxidation process when openly expose to the sun and rain.It is just the surface that you can see the karat. No big deal!

You are staying near by? Appreciate if you could update more status. I personally go there on 14/4. I saw the piling machine, the excavator is movie and saw there is site engineer or supervisor. The tower crane pile cap havent cast. I'm sure they are working on it. Just too many ppl here (not sure really purchaser or not) keep complain the project is sick.

If someone can highlight the earlier date they sign snp is last year end, basically contractor have time up to end 2014 to complete this.

Difficult part will be podium. After that, it can be very fast because it is similar and i guess they will using rc wall to cast. It will be very fast.

I will go there again on may to have a look also when i travel to kl.

Tell me which developer doesn't do soft launch? Even Mah Sing did it with M Suites Jln Ampang. What they did was a full-sale soft launch where people did the booking and S&P was signed 4 months later after Mah Sing obtained the required approval from DBKL.

What about Eve Suites? Approval from MBPJ only got in Nov or Dec 2011 (correct me if I'm wrong). We have rules in Malaysia. They cannot start construction before getting approval. All hell will break lose. Only after approval they can issue a real legally binding document ie: S&P agreement.

100 support to you. A lot ppl here dont know anything and not sure went to site to see or not. They expected starting from soft launch, developer have to start work and want to see progress now. If the early snp sign off is nov or dec last year, then the completion should be about end 2014.

Now they already cast the tower crane pile cap. Soon will see a lot activities come on after the piling completed.

I think those who booked during the soft launch in JAN 2011 and worried sick like some in LYN probably had cancelled the purchase already. It's part and parcel of property buying. Sometimes ppl rush to soft launch thinking if too late, no more units available. This is Malaysia mehhh.

Now, even after SPA signed but land still filled with lalang bushes, then I would be worried. To me, after X-th purchase of property (ahemmm ...), this is nothing like abnormality.

Ya. They have to take the risk mah and as they 2 car park with cheaper price somemore. We bought only 1 car park with higher price already. I think it will be slowly come up and those complaint now and not the purchaser will regret why didnt buy. Hahaha... Once the project completed will be ever higher.

I went there last saturday, saw got ppl onsite. The injection piles machine already move out. Site still have some piles leave there and not sure whether they are really completed the pile on site or not. Anyway. Believe it will move.

In spa mention part of the purchase price will pay to ambank for the land and part will be pay to developer. If not wrong is about 120k is pay for the land
