A lot buyer just complain here. If worry progress should go and clarify with developer

I heard is they will start casting the base by end of this month and piling almost completed only leave few more piles for pilecap and expected to claim their first progress by another 1 or 2 months later. I cant guarantee this info is exactly correct. Hope it is true.

Wow... At least got different with what i saw on 18/5. Excavate for pile cap. Hopefully it will smooth

You signed an addendum in which a list of furnishing & appliances will be provided by developer.

I think my spa didnt show the list of the appliances

Can see that they already start excavation to expose the pile, cut the pile, install formwork for pilecap, install pile cap rebar. I think about 12 nos pilecap already cast. Two tower crane pile cap already cast.

I do not agree. There is different compare to what i see on 18 may when i going to watch jacky cheung concert. They already start casting pilecap and ground beam. That mean most of the pile is completed and now doing the pilecap. The site is slow. Yes. But at least now i see the pilecap. I believe first claim from developer will be around august. For those get 85% loan have to start to prepare money to pay when they claim their piling work completed.

Launch two years ago doesnt mean start counting from two years ago. It is depend when you sign your snp agreement. My understanding is start counting from there for three years. I never say their progress is healthy. Because i only sign the snp on jan2012. It is just 5 months only if my understanding is correct. Now if you look at the project. It got progress. There is pilecap cast on site. I try to post the photo i take on 18/5. You can see that there is progress. Mayb it is slow. For me, piling required 4 months to complete is quite reasonable. Of cos im happy if got buyer willing to form the commitee. Im wiling to join if im available.

Yes. Bro. Im agree with you. If not wrong, for buyer A when they execute their spa on aug 2011 then the developer have to complete by aug 2014. If not, developer have to pay interest due to delay to buyer A. Buyer B who execute on jan 2012. The developer have to complete the project by jan 2015 to avoid pay any interest to the buyer. If the actual completion date is dec 2012, then developer need to pay the buyer A interest. Buyer B didnt get anything as developer completed within 3 years time.

Im still quite ok after i saw the photo taken by blackjax that some pilecap already cast and according to the salesman, they really change the piling and earth work contractor. They leave very min pile to be completed. Can refer to my previous post. I will think it look ok. As i the floor i buy is 23. So after piling stage claim, they have to wait till they reach 23 floor only they can claim the next stage. If they can reach that level, im safe already. Most likely they can complete the project. I wont lose much also. Anyway, i dont hope that will happen.

If 100 buyer execute their spa on sept 2011
If 100 buyer execute their spa on dec 2012
If 200 buyer execute their spa on jan 2012
Remaining buyer execute their spa after jan 2012.

If actual completion date with cf from developer is nov 2014. The developer only need to pay the buyer that execute their spa on sep2011. That is advantage for early bird and get additional carpark somemore. But they have to worry as construction not start inmediately. Just like bro here keep saying after launch 2 years still didnt see anything.

How to perform a commitee? I want to join as well

It should be rc square pile for the whole site. The reason you saw the hydraulic or drop hammer machine is because they have change their piling and earth work contractor. Mostly, the new contractor only have hydraulic machine. So, you see this at site. What i have previously say is the saleman say they have change piling and earth work contractor. They only leave few pile need to drive in only. Other pile already completed. Maybe because of this, you can see a bit progress now. when my visit on 18/5, the security guard not allow me to take photo. Allow me to see from th door only. Then i heard he told his friend that the piling machine always breakdown and use few days then breakdown. Not sure is the injection machine or the new hydraulic machine on site.

But look at the site now, they already start their ground beam. Maybe soon, the two room type will receive progress claim from developer for their piling stage completion. We will wait and see la.

End of this year if still piling, this will be sick project. End of the year you should be able to see up to level 2 or 3. Then the project consider still ok as foot print for low rise is much bigger. Once they reach typical floor, maybe 1 month they can cast two floor or three floor

Bro. My estimation is base on current progress and what is expected to see at the end of the year. I strongly support all the buyer who willin to form the commitee to talk to developer. Im here just share my knowlegde. No big deal on it.

Im the buyer, if the project got problem, i will lose money also and compare to you which noting lose to you. It may help to increase crimson rental price when the lrt completed.

Im just here to share how long they need to take to completely cast the ground, level 1 and maybe level 2.

Anyway, i will not going to continue comment and argue after this. We just wait and see.

Ground work also need time mah. Cannot be one month reach level 2 for such a big site. But it is slight different with one month ago. Can see some pilecap already cast and backfill for next stage already.
