Actually, i m foreign married with a malaysian, invest in JH coz family live in Kajang
the lastest phase of semi D just facing the D one, not much garden view but costing 1.51M....

Jadehills property is one of most affordable among the prestigious developer.

Its' potential are yet to be unleashed awaiting the upcoming infrastructure works, modern development and entertainment outlets.

Down south the development has reached Semenyih and beyond.

Sandwiched between 4 major town of Seri Kembangan, Kajang, Bandar Baru Bangi and Cheras, Jadehills is located in the center of matured townships with bustling developments.

In terms of location, I would think it is better than Cyberjaya. However, it is depending on individual needs and activity as well.

Yes, star paper reported that JH is flooded also yesterday.

Access Road maybe.

At those areas where it is less than 40m above sea level as it is the among lowest in kajang.

Habislah kajang area. Waiting the property price drop if the flood become serious and government do take any action
*
Kajang is not low lying like Bangkok but is actually minimum 30+m above sea level.

This is why it is a flash flood that subside very fast as well.

Obviously the local government needs to do something but the funding needs to be supported by relevant party.

this mpk page says kajang is <1m above sea level.

Clearly typing error in their page, it should be m and not cm.

If you know the topography of Malaysia, East of Kajang is all mountain and west of Kajang is gradually sloping down to the sea. That's why we said that KL is located on west coast, separated by the mountain in the middle.

that's why it is kuala lumpur is called Klang VALLEY, it is valley of the mountain.

If you say Klang, then maybe.

Jadehills is still under construction.

The lake I believe serves as retention pond for floor mitigation.

However when the jungle is cleared and the permanent drains still not in place, the surface water has to be properly managed if not will flow to the lowest level of the development.

Is this the clearing that also caused Country Heights flood?  CH is even lower than JH.

Do think that any development is to be blamed without a thorough study.

Things happen a lot of time due to multiple reasons and not only single but it is easy for us to point finger to the most obvious around.

There are lots of other development around the area and not JH alone.

Clogging the existing drains and also throwing of rubbish into the rivers can be similar cause of the flooding.

Nope but wish to stay there (number 1 choice) or TP (2nd choice) if die die have to choose Kajang. (TP is also Kajang ok, not Cheras tongue.gif). Cheras is after Phoenix Plaza to KL, which I don't like due to old area/messy/traffic jam.
*
Hysteresis, you seems to like Kajang a lot because you die die want to choose Kajang.

I bought a house in JH and currently staying near Kajang since beginning of this year.

Would like to know from you the goodness of Kajang as I'm still exploring.

I surely believe there are convenience in Kajang that I have yet to discover.

However, I do see the future potential of this place which makes me buy JH in this first place.

This is how Jadehill solution  to control flood.  Sharing this and wanted to get some answer as well.

Gamuda always try to innovative on engineering solution. Some may work and some don't ( just like the smart tunnel whereby have won many international award & reduce traffic jam)

I was told this " Jade Hill" system storm water project is in progress.

I saw very familiar "others" from the Damansara perdana project by this developer MK and when it rain. I am like O.M.G

Can any engineer  comment/ independent verify for the benefits of everyone? so that we can have a better understanding and make a better decision on our investment. Not just rely on what developer saying.
*
Dear Tikaram,

I would say that this is but Civil Engineering at Work working hand in hand with the landscape designer with the blessing from the owner should there be any extra cost, extra time and extra land needed.

In sizable project and land, extra ingenious engineering concept and innovation could be put in place to make the living and working environment much more efficient and comfortable.

sorry . don;t understand you la

u sound like so bias on developer side. Are you SA ? or developer staff?
*
Sorry if I give you the wrong impression of siding the developer or any other party.

Am actually speaking up for the fellow civil engineers.

and try to explain that the ingenious civil engineering design could only be realized if the owner understands the concept and is willing to spend extra money to carry out the proposed works. It also subjected to availability of land and space as well as the time frame to complete the said works.

Otherwise, projects are always bounded by time and cost and certain sound engineering although beneficial to the ultimate end users got shelved and don't get to to be implemented due to the the original budget that has been fixed.

Hi any engineer can confirm this developer method. workable or not?
*
It's like asking whether a bottle is big enough when you do not know what is the volume of the water to be contained.

It will work provided the volume considered for the retention structures is huge enough and the capacity of the drains have been considered for the worst rainfall anticipated.

And again, design could only cater for whatever anticipated. Whatever outside the anticipated range, it won't work.

From my recent visit to Jadehills. It is really shaping up with more and more houses got completed and road built and more people moving in. It's going to change the view when the high rise service apartment and commercial area coming online. At that time, it would attract even more interest in the development.

Gamuda needs to hand over my unit by Feb 2013 according to the contract.

Agree with you that facade of the service apartment is a little bit out but the white color would definitely blend into the whole development. Hope that the facade design would be changed and that the landscaping would help.

Residents from jadehills, country heights & gita bayu would be to afford high end restaurants. looking from positive point of view, kajang is still very much lacking in high end lifestyle. If the lifestyle could pull off gracefully starting from the beginning, the momentum should able to be maintained.
