Owners dont go below current fennel psf price smile.gif Capers actually lower density than fennel. And 4 lifts for 6 units per floor vs 7 fennel.

I would think the fair value for Capers is in circa RM 800 psf, rental from RM 3.5k onwards.....what do you think?

What about low floor facing Sentul? Can it fetch RM750/sft?

RM 750 psf is fair price.

BTW, which block are you referring? A or C?

IMHO, LR units will command a higher premium psf basis compare to HR.

bro..with aluminum cladding like this regular maintenance is needed..if not the aluminium panels will be dull and water marks apparent over time..hard to maintain lor..but looks super nice..i reckon maintenance fees will be around 55-60 cents maybe..hehe..but damn sexy wor this building thumbup.gif thumbup.gif

Good point...will wait for Fennel to be completed in 3 years' time to sell...am sure Fennel purchasers will be asking for RM900-1000 psf to sell and Capers' price can be re-rated by then rclxms.gif

LR is indeed more expensive psf basis compared to HR. Remembered the highest price is around 700 psf.

only LR facing pool units and HR small units are in premium psf. For LR facing pool units, Block D is 50psf more expensive than Block B due to Block B is near to LRT track and will be noisy. However, for HR small units, Block C is 85psf more expensive than Block A for the same floor units due to the same reason plus part of the KL view of Block A will be blocked by Block C. FYI, the small unit of highest floor of Block C was selling 820psf.
