Overprice product as usual from Mah Sing. Meaning this area yet to reach 1000 per sqft but most ppl bought at 1000 per sqft 6 years ago during launching?
Same case like Savanna Southville City, another lelong house from Mah Sing currently in the market.
Not exactly correct to say that there is no demand. When it is price cheap enough be it renting or selling, the demand and interest from people will automatically come.

Actually out of those located along Jalan Ampang: M City, The Elements, Arte+ and 3 Tower,
I would say M City still stand out if given the choice, die-die also must want to buy a unit at this area.
M City Freehold outlook better than The Elements (with half of units facing KLCC got no view now).
Arte+ and 3 Towers considered as office suite, commercial loan required. Plus Arte+ is leasehold.

Both units currently vacant (but not virgin condition), got people occupied before previously.
The 1 bedroom unit expecting to attract many bidders, very sure price will end up higher than previous round reserve price.
The 2 bedroom unit possible few bidders too. If can grab at RP will be really really lucky winner.

But people still grab. Market demand still high over here along Jalan Ampang, oversupply area.

I have no idea. But in today market is like impossible can find or grab any cheap lelong unit at famous project like M City, EcoSky, Fennel, Scenaria etc.
