Been looking at this affordable property to purchase for own home stay. As I am aware the traffic woes in this condo as only one way in and out, could you all advise me what time to depart from Armanee if my work place is inHospital Selayang.

Should be not more than 1 hour journey time heading towards Selayang during peak hour.
But do take note that still got upcoming project: Diaz and Suasana Damai to add into the traffic inside in the future.
Maybe is best to rent first before deciding to buy or not.

Are you staying in Damansara Damai to be able to claim that 1 hour? Getting out of Damansara Damai during peak hour takes 45 minutes already if the traffic is bad, furthermore you would have to travel via kepong which usually has very bad traffic

Thanks for the feedback, boy the traffic in damansara damai is pretty bad. Will have to change my mind and look for other alternatives.

I'm planning to buy Armanee Condo to settle down, any of u folks are staying there at the moment? Can u provide me with some feedback? Just to FYI, i've been staying in DDamai since 2001, hence the traffic jam wont be an issue for me. I've been seeing a lot of property agent who claimed that they are currently staying there and its a nice place. However, I would like to hear for feedback from any local residents. smile.gif smile.gif

If the traffic jam is really not an issue for you, then I'd say it is an excellent place to live.
I have a unit in Block B.
We have an excellent group of tenants in Facebook who look out for each other and stuff.
It's really peaceful and quiet in general, and the upkeep and maintenance is properly done (except for some woes with some of the lifts and in the parking lot area, with some complaints of water seepage during heavy rains and some stray cats and stuff).
For this kind of peace and quiet surroundings and neighbourhood, location beside a small forest reserve, high land, duplex condo construction, well-maintained common areas, I really doubt you will be able to find anything like this within this price range anywhere else in KL.

The deal-breaker is really the traffic, I'd say......but as you said, it's not an issue for you.

Hello everyone. I would like to get your advice as I'm interested in armanee condo but concerned about the strata title? Anyone can advise on this as it has been long under master title? My lawyer said it's going to be messy and dissuades me from buying 🄶😭

I have lived here for 8 years and haven't heard any complaints about owners not being able to sell or purchasers having issues purchasing. I bought a subsale unit previously and did not face any issues transacting. There had been new purchasers on my floor as well recently and they have all moved in.

I understand the issue is not now. But what about the future of the place if no title..less and less banks may be interested. Now only two banks financing only. And the title solution is no where in sight. 🄶anyway thanks for your feedback. Appreciate it.

I am not sure, but I suspect that part of the reason why the strata title still could not be issued is somehow related to the fact that the original design of the complex was for 4 blocks, but for whatever reason, only 3 blocks were built finally.
The allocated space for the remaining block is still there now, completed with piling and foundations, on the other side of the swimming pool, opposite Block B. (You can see it on Google Maps)

Not sure how this is going to be settled in future. sad.gif

My wife is dead set on wanting to move to Armanee, so planning to rent 1st with option to buy.
I'd like to hear from anyone in the know about this place, or current tenants, on latest pros and cons
of staying here, and helpful feedback/tips.
For context, my office is at Mutiara Damansara, 9-5 job, I drive, wife will need to take MRT to work in town.
Currently living in Bukit Jalil, with MRT station 10mins walking distance.

Armanee base on location itself definitely not able to walk to the MRT station.

Location wise One Damansara is the closest to MRT station. Get a corner unit 1450sqft facing inside facility. This unit size is still smaller compare to Armanee but is the biggest size unit there. Block A is like 50 meter walk only. 3 mins walk from lobby to the MRT station.
Got also Penthouse unit (>2000 sqft) at Block A highest floor. But I think is very rare to find anyone selling or renting such unit. Worth to ask around.

Another alternative is The Zizz. Facility wise is better than Armanee and One Damansara. And is newer too.
I guess biggest size unit is 1228sqft only. Can consider as well.

And another alternative is Sphere Damansara. Got 1200sqft size there. Can consider as well.

Also looking at One Damansara, but its the rate for the size of Armanee units is the main factor we are looking there..
Of course will consider One Damansara more seriously as well.

Spacious condo for the well to do. They need to improve the ramp heading up to the lobby cos i can feel the car shaking like a roller coaster.
