3.Quality finishing and strategic sales tactic by developer i.e. Sime darby actually holds a few units on their own till houses are ready to set a minimum sale prices when house are ready for occupancy.setting benchmark across borders.
4.Phase 2 will be launched and a few months ,surely commanding a higher price.
5.cash incentives and the DISB being offered.

ps-a new project will be launched in september with a price tag starting from 450K,n was told that 30% of it will be allocated under the 1Malaysia scheme i.e for those earning less than 3000 a mth.I am already saving money for that and hopefully my name will be pick in the next round.

i expected it to sell well, but it turned out better!
60 units is not a lot but if price 1mil+ and 200+wanted it, it says something.

setia city mall people must be very happy too since they do need more residents to go there!

the driving factor may be the issue in the heated thread of prices going up or down or flat, investors vs own stay, etc...
if one is buying to invest, tristania and tectona may not make as much sense as delora since it comes with dibs/mot.
if one is buying for own stay, the considerations will be quite different.
in addition, many like new things, not secondhand; some may even "feel" better letting developer make the profit rather than some individual speculator!

in any case, there aren't any superlink in setia alam to compare with delora 2.5s nongng.
closest might be sazean's anjung sari 3s links gng almost complete, think subsale now asking 800-850k.

good input here, thanks to all.

i can only conclude that the majority of the 60 byuers are investors, not for own stay.
from this launch it does appear that the speculation mode in some areas haven't slowed.
is it due to dibs? freehold landed? mall? rich klang folks?

won't be surprised after 3 months we see like in some other threads... "i got this to let go..."!
buying is one thing, selling to make a decent profit is another.

type delora total 60+ units for sale, 1/2 sold recently.
the rest facing lake now released.
so, it's just 30 odd units.
likely will get good response too with dibs, etc.

the question is at RM300psf, is it still "rich klang" or "rich kv" people buying?
at that price, non-gng, it does seem to make many other houses look cheap!!

you mean from existing bbr, across jln meru which will be right south of setia alam? that's east bbr, now vacant.
the road linking east bbr to south setia alam is prepared, shud open in due time, good for setia city mall.

but from the map i have, can't identify a plot for 1000+ 1najiz houses.
mostly light industrial lots, "nice" houses and "non-designated" plots.
well, plans can change... will try to check this at next visit...

from the lousy map i have, can make out two low cost apartmen lots, one on west, one on east. if i read rite, the east one says 350 or 550 units.

but i think the point raised by sishouse2 is not apartmen but 1my houses.

it's more of a premium for that row with lake front. of course, some like me don't like it.
the other side launched earlier faces sides and backs of houses.
all prices were probably set but they only opened up the other side first.
afaik, all corners on both sides were opened to registered/privileged buyers some time ago.
thus, only 20 units remaining now.
not 100 or 200 units. 20 with dibs/mot - will sell fast, no doubt.

actually, how subsales are going in bbr?

not much has been posted about actual subsale transacted prices or how fast subsales are going in this thread. only asking prices in iprop, etc.. which doesn't mean much.

fuego1 dev price was abt 550k if not mistaken.

if avani, 440k->595k, that's excellent.

best to check with agent if any unit transacted already at that price which imo, is excellent with gross appr at 35%.

my experience, when agent calls to say "ready buyer at 595k", he/she was using short form and actually meant he/she is "ready to take my keys to show potential buyer"! tongue.gif

i hope you are right. read another forum someone say setia alam 20x70 can sell at 650k, talk only...
one agent told me for some months now, she can sell only 0 or 1 unit per month in the whole of meru-setia alam area!

perhaps some owner already sold or agent can comment:
how much, how many and how fast avani already transacted at 595k and higher.
that would be more useful info about price and good subsale deamnd is so as to be more prepared as flippers.

i can tell you they ask for 680k, but transacted at <650k. newer 22x75 after this phase have recently been transacted at 660-670k.
there are no desperate buyers quickly buying at high price since they can choose setia alam, alam nusantara, bbr, hundreds to choose from.
remember, thousands of houses launched in the area in the last few years, 80% flippers.
price may not come down, but won't fly either, maybe stay flat, no. buyers able to borrow are reduced. wet dream to think it's going 15-20% up a year and sell quick.
dun take my word, try selling at those prices some flippers here are claiming - they may be in for a rude shock, may take a looong time.
of course, give it 2-3yrs after vp, possible...
