this part of bbr is just south of setia alam. the access road is prepared, will surely be open when the time comes.
in fact, i actually see this access as the greatest advantage - u can skip jln meru 100% of u want.
good for residents to access the commerical areas and mall in setia alam, and much closer to nkve toll.
good for setia alam shops and mall to get more biz.

hope you get one, at that price, excellent.
small builtup, nevermind, can extend later when u hv the money!

the last time i asked them, answer was these factory lots are sold by another division, not sime bbr. was told basically sold out.

i had thought with pr1ma/qaseh prices, these nobats will be more like 520k...
but still, with dibs/mot, not too bad for genuine homebuyers - the easy and cash friendly process.


flipping... i think it's touch and go. maybe can do if you are one of those that get discount 5, 7% discount - that will provide a nice cushion.
given the no. of similar dsls in bbrwest and setia alam on subsale 600-700k, one can't be that gungho about this nobat.


and, going back a bit, 585k in 2006 gets you a 40x85 smd in setia ecopark. crazy, isn't it?

usually, dev will allow you to add name to the successful ballot name, not replace.

things have changed... go back a few years, they allow banglas and indons to q, get unit. then real buyer after sleep and lunch come and sign. tongue.gif

bypass main is illegal. yr neighbors will suffer pressure drop, report you la!

bypass from supply after main inside house is ok.

adding pump is good for sure. next best is use of water heaters with pump.

it all depends what pressure u get at mains. 2 bars is normal. 3 bars is excellent. 1 bar sucks.

to get this reading, install an outdoor water filter with gauge at incoming right after meter.

problem with this is the tangki won't be functional like it is meant to - water gets stale and maybe rust...

during infamous syabas water supply disruption, zero water... go hotel la... biggrin.gif

there are 2 chinese primary sjk© schools in the area - pin hwa2 in aman perdana and pin hwa1 in setia alam. one tamil primary shcool in setia alam.

gomen sec schools already exist along jln meru and setia alam.

bear in mind each of these schools give priority to the applicant's specific residential address, naturally.
