Definataly overpriced. Same as Setapak Green (just opposit 288, new project by UOA,), overpriced too.
Wondering why both overprice at the same time, same location compare with condos at setapak/ gombak area.

if alexgohh know or did some survey in gombak then he should know its not overprice coz they are larger sft, new high end development.

try search net i can see pv3 is selling 380k for 1300sqft.

uoa selling for 420k with similar sqft i think is reasoable. 288 selling 1400sqft for 488k with 40k freebies, is pretty comparable.

moreover, setapak green/222/288 also low volumn and high end. with dat price is it expensive? you judge it.

you cannot compare a property under construction and another property that is completed.

completed property are much better than a property u buy with a few pieces of paper.

PV3 about 270psf (1car park)
222 about 280psf (1car park)
UOA about 330 psf (2car park)

need to compare lease hold, free hold, and commercial title

The environment there is not good. Next to it is paper mill, very dirty.
Also nearby low cost flat, will the living quality affected?

I found out PV phase 4 and 5 still got limited units. Selling only 315k with 2 carparks (original 1 carpark, additional carpark at 12k), this workout at RM240psf.


So who wanna find affordable price, can go for PV.

you are right. completed project is "better" than new project. but what we see now all new launch project is more expensive than surrounding completed project. dats y 222/288/sg launch price is reasonable since pv3 already selling with similar price with same sqft. this is the fact, either you go for cheaper completed condo, or go for more expensive new launch project but with lower entry cost.

They quoted 3yrs but the SA said most proberly will be 2.5 yrs.

I just recommend PV to those who want affordable price, spaces unit (1313 to 1500sf available at only 240psf with 2 carparks, still underconstruction - piling stage), and also ample landscaping, jogging track plus outoor swimming pool). If you find UOA and KP's condo overprice to yourself, you can go for PV, definitely your good choice.


For UOA or KP's condo, you make your own choice.

as I have already mentioned in earlier post in UOA Setapak Green KP's offer you low entry cost to own its condo plus semi-furnished unit compared to UOA.

I think PV is affordable but the density is too high. Too many units in the same vicinity. The built quality is a tad below though facilities may be more than SG or 288. Not sure about the maintenance though.

People are expecting a more luxurious quality and maintenance from SG and 288 with the higher price. Don't know this will be a disappointment.

288 got show unit. Better snap photos or video to make sure they provide the same quality.

For Setapak Green, no show unit so maybe can turn out worst than PV. hahaha....... Some more the SA in UOA cannot say anything on the details of the finishing as the plans and design are not finalised. Find it amazing people just prebook without any details.

i have firstly bumped into UOA preview at bangsar south. In fact, im member of UOA and we have more discount compared to outsider. i know their tactic very much. Always block the good view units and told u being sold. Well, they purposely to keep the units to seel it higehr price later on as the view is much better. They r tricky and like to increase price alot. i have experienced with their project before, btu finally i gained quite well from their project at last.

Later on, when i visited the UOA site and found 288 just launched about 1 week. I have urge to find out the details. well, obviously based on the physical view of the showroom and their previous project have been done with the package offer, sure 288 is much better with lower entry cost compared to UOA (have to pay 10%DP, loan agreement fees and disimbusrtment and no home appliaces, furniture given at all) . Somemore they have not gained the license yet, hence all drawing is subjected to be changed later. This is an high end condo as we could not compared with those PV as the place there is too compact and sure those know well PV, the building is not as modernise as this with sooo high density in the compound.

finally, another i brought my frens to visit the site, i have booked a unit there and trust it could appreciate a lot later, sorry this is only my own opinion.

hope can share with you guys.

Hi,

nope..i booked a unit in 288. As i know, the same level in UOA is about 510k also btu have 7% discount for outsider. Pay 10K DP and yet they will hold your money until proceed to sign S&P ( u can cancel teh cheque or 100% refund), this is what they old me.

hahahaha, everyone is here... personally i prefer 288, but nothing is free, those elextrolux is part of the selling price :-). Concur with carlhoe, 288 have the potential to appreciate. And if that's the case, i dont see why SG (just being opposite) cant fetch the same aprpeciation too.

Buy both, 288 & SG, then u dun have to compare :-)

frankly speaking i have just bought a unit near mont kiara with delivering roughly same package as given by 288. so i think SG might be not in the right way to approach the buyer as almost all buyer looking for something with lower capital cost. In fact, even those so called 'free stuff' is included in the mark up, is good to us that we could sell the house later on based on the higher mark up in our s&p, rigth?

yup, the selling price in 288 S&P is the price before discount right? so selling price higher, therefore resell value going to be higher right?

SG, S&P price, = selling price - discount, is it better or no good compare Sg?

Or my above understanding is wrong?

Has anyone thought about the natural lighting issue? I could be wrong but...

i went to the show room last week and really like about the 288 design. However, i found out that on unit type A, type B and type B1-a (lowest to midium high level), there may not be sufficient sunlight into bedroom 2, 3 and 4. i have bought a unit from UOA in menjalara, they used to make it corner unit for almost all units. One thing, i dislike UOA is they used to block those nice units and told many story force to buy those 'not nice' unit first then will release out to sell higher price. Somemore now, they are amending their plan and purposely to attack other site with their weakness. Thats why they sure will tell you their goodness to convince u. In fact, is quite same like 288 as the we might not know the sun light will expose to which direction accurately.

KUALA LUMPUR: KP Property Sdn Bhd’s latest project, 288 Residency in Setapak, Kuala Lumpur, has seen a 52% take-up rate over three days.

The developer soft-launched the serviced apartment project on Sunday, Oct 17.

The project was opened for sale following the success of the developer’s maiden project, 222 Residency, also located in Setapak, said a company official.

222 Residency has been 90% sold since it was launched in August this year. KP Property Sdn Bhd is a subsidiary of construction group Kerjaya Prospek (M) Sdn Bhd (KPSB).

222 Residency comprises a 28-storey tower with a total of 222 serviced apartments on a freehold tract. Built-ups for the units are between 861 sq ft and 1,203 sq ft, with prices tagged from RM280,000. Its expected completion is June 2013.

Meanwhile, 288 Residency comprises 288 units within a 29-storey tower on a freehold tract. The standard unit size is 1,408 sq ft, with an average price of RM488,000.

The contractor-turned-developer had previously worked on projects by developers such as SP Setia Bhd, IOI Group, AP Land, UM Land and Malaysian Resources Corporation Bhd.

Kerjaya to build landmark hotel in Melaka

Kerjaya Hotel Sdn Bhd plans to invest RM400 million to build a four-star 32-storey hotel, the highest in Melaka, together with three blocks of serviced apartments.

Melaka Chief Minister Datuk Seri Mohd Ali Rustam, in announcing the project, said the hotel will be developed on a 3.645-hectare site and is expected to be completed in 2014.

"The hotel will add to the 11,402 rooms available now for the convenience of tourists visiting Melaka," he said the project''s ground-breaking ceremony at Kampung Bunga Raya Pantai here today.
The hotel, to be named Kerjaya Hotel, will have 306 rooms and is expected to employ 400 workers.

Mohd Ali said the first section to be built will be the 32-storey hotel, followed by the three blocks of 27-storey serviced apartments which will comprise 700 units.

"The hotel has targeted 75 per cent occupancy and hopefully, will help the state government to extend the stay of tourists from 1.89 nights achieved last year," he said.

He also said that 136 residents occupying 80 houses in the development area will receive compensation amounting to RM1.93 million.

Mohd Ali also announced that starting in the first week of next month, Riau Airlines will be using the Boeing 737 aircraft which can carry up to 140 passengers for its daily flights between Melaka and Pekan Baru, Riau.

The Boeing aircraft will replace the Fokker 50 aircraft which can carry up to 50 passengers. -- Bernama

haha...ya if you calculate the costs to build the carpark - multistorey. basement carpark will cost more.

but still some developer can offer it at 15k coz their subsidise together with the residential units.

last week i signed s&p with 288, i keep mention about car park. but they seems no arrangement yet for car park (even no car park lot yet) as my other new condo in mont kiara already fixed car park lot at which floor and unit. they said will tender out some perhaps but sure will keep some for visitors. i suppose the car park more than 15k at least.

I don't think S&P will state that. If you wish, just sent KP a letter to confirm your understanding that the ceiling height is 12 ft. Get them to acknowledge and keep it for records. In this way, if they deliver 10 ft, you can get compensated.

heard from Setapak Green thread, the bridge from Furlong will close.

Why it close, the bridge is very convenience from P.Ramlee direction, my wife weekday use it after sent kid to school.

Good is the 222/288 road will widening, and more safety i think, but bad is creating more traffic and noisy.

The small road along longkang, which previously the road lead to the 222/288 show room. I am being told that time by Kp SA, that the showroom area will convert into road. They are widening the road along the longkang, this will became the second entrance to the vicinity, beside Jalan Gombak, since Furlong road gonna closed.

Also, from my understanding from SG SA, the land near the bridge is own by UOA.

My opinion, they might build a wall there and close the road, hence blocking the few old houses (which is not pretty, no offence) there. Will probably still see them from top, but on ground level, it gets beautify.

No la, the Sa that spoke to me, told very clearly that the ceiling at showroom is higher. In my case, the SA being honest. And im not expecting anything higher than 10 either, because most of the condo nowadays standard 10 feet.

my latest show unit visit is The Sanderson @ Taman bukit Serdang..their show room built with higher ceiling height than actual...Luckily I got ask the agent...and the agent very honest told me the actual one lower...

Well, i'm not sure on others. But when i attend 222 soft launch, the SA did inform me it's 10 feet. i think most condo in the current market is 8~9 feet, doesn't it? how bout PVs?

I visited 288 showroom when launch. The SA who served me informed that the real delivery will be lower than the show unit (288).

My opinion that 10ft is stadard, if more than that would be a bonus as i bought some project from developer is set at 10ft.

I think this is expensive. Especially in setapak area. For 500k you can get a high end condo in PJ, or a smaller unit in mont kiara. Why setapak?

yes, u can get in PJ area with 500k but sure with much smaller spaces...i just bought a unit in in segambut but botu 500m to garden international school , it is cheaper than 288 but introduced by peoples...now sold out.

Hi. I just grab a unit of 288 last weekend.

the problem now is I would like to borrow 90% loan but I already have more than 3 properties. Im thinking to use my sister name (but her finance not strong) and I act as her guarantor. Any members here got come across this kind of situation?

reagarding your issue, is a problem as my frens from PBB and Maybank told me the same that the regulation applied immediately by BNM. in fact, they are looking at all join name holder to add up all their houses if excess 3 houese, which mean lesser join name is better. However, think ur approach should be ok just the trust between u and ur family only suppose.

one more concern, i think developer will figure out how to put higher selling price to absorb some downpayment cost and make u to pay only 10% as i have been asking some other new property in other places, they are doing something like this in order to push their sales. However, 288 im not sure as being long time no visit to their sales galery, do you hear any from them? by the way, you have paid 5k booking? if 70% approved, then u can afford to pay it, will the developer be willing to refund u 100% of downpayment?

The developer soft-launched the serviced apartment project on Sunday, Oct 17.

The project was opened for sale following the success of the developer’s maiden project, 222 Residency, also located in Setapak, said a company official.


An artist's impression of 288 Residency.
222 Residency has been 90% sold since it was launched in August this year. KP Property Sdn Bhd is a subsidiary of construction group Kerjaya Prospek (M) Sdn Bhd (KPSB).

222 Residency comprises a 28-storey tower with a total of 222 serviced apartments on a freehold tract. Built-ups for the units are between 861 sq ft and 1,203 sq ft, with prices tagged from RM280,000. Its expected completion is June 2013.

Meanwhile, 288 Residency comprises 288 units within a 29-storey tower on a freehold tract. The standard unit size is 1,408 sq ft, with an average price of RM488,000.

The contractor-turned-developer had previously worked on projects by developers such as SP Setia Bhd, IOI Group, AP Land, UM Land and Malaysian Resources Corporation Bhd.

actually i did mention to them the specification that will be given to us must listed to me and car park lot also . i got another new condo and both of my car park lot already stated in my s&p but 288 never stated any car park lot yet. i dun really satisfy with this. they said will fax me later but until now no news yet..think u should emphasize on this to them

4-tiers meh? i thought 3-tiers only?

1) passing boomgate of guardhouse and passing the parking entrance (another boomgate).

2) lift lobby

3) lift to your own floor only


maybe lastly, intercom lo, before visitors come passing the guardhouse, the guard have to intercom you to make sure those visitors are allowed to come in.

Finally, I have signed the S&P last week.
I notice that land is not wholly-owned by the Developer. The S&P that I have signed actually is entered between us (Purchaser), KP Property (Developer) and the additional Vendor, Mr Koh XX XX (the Land owner).

Since the land is not wholly owned by the developer, is there anything issue should we need to pay attention to?

I'm the 1st time come to this kind of situation. Appreciate any comments.

This is severe man, have to check the master title is under whose name, assuming d title is under that gentleman, anything happen to us would be very serious, we can't sell unit in any event...

yes. I have checked. According to the S&P. the Land has granted to Vendor (KP property) the absolute right to develop the Land as a housing development and to sell the said Land.

am 288 supporter as well la....think dont go PV for this time...PV SA called me abt Phase 6 basically - leasehold again, Rm270 psf, free SPA nothing else buyer hv to bear legal fese and all stamping, no DIBS......

Hey man, even this leasehold PV 1300sf fetch to 450k, how much is the gain after u input in all purchase costs. You would probably enjoy only 16-18% capital gain with god bless. Please note that that region already oversupply with PV consortium.

Price should increase at least 3% to 5%, that is the inflation...
Although the official number is about 2% to 2.5%...
Chicken rice in PJ where i usually eat increase from RM4.50 to RM5.00 liao... about 11% le...

i am crazy i think...
1. the material used is quite good (compare to my current unit)
2. i bought high floor
3. kitchen cabinet and others are ready
4. 1408 sqf... is about RM350 psf
5. for investment maybe, coz no nid to pay for 3 years, and could sell it off after 3 years lock in period
6. near to kl
7. 2x2 mosaic
8. luxury design

that's y... i cant stands myself ady...

About 20 units left for 288 and 40% unsold unit at SG.
There are price increase from 3 to 8% for 288 "depends on the unit".

I have been told by a SA that SG price has been increase 10K to 20K depends on the level and units. After hike price, discount 6% (Before hike is 5%). Do own mathematics.

288 & Sg is really abang adik, bth increased price, 288 with lower cost of entry. 288 also seems to be more value 4money due to its freebie, the only thing SG won is the carpark and green. If u take into consideration the cost of buying a second carpark for 288, SG and 288 is really abang adik.

aiyoh.....288 still enjoy greenery view from SG..kekekekekeke...and pool view as well plus bikini chicks...opps...

and 288 free all legal frees as well and also the stamp duty, right? those all cost a bomb to purchasers but developer absorp it.

MOT is a memorandum of transfer...it is a document specifically form 14A of the National Land COde 1960 which transfers the strata title from the developer/proprietor to the owner

what i like abt 288 is where they let u know what kind of branded amenities that u are going to get.

Compare with the 4ever not confirm SG. But by looking at the track record, Sg is hardly disappointing, it is just on paper, 288 always seems better.

I did noticed on the launching day, the units are sold almost 90%.. I was wondering if it included those units reserves by quota for bumi lot? and any ???

yes...in term of density sure 288 and SG offered better environment ...im a member of UOA too, but in term of lower capital cost is much better for buyer to take up in 288..material wise we have to wait until it completed would then know..

they said left about 10-20% MORE UNIT. the % is uncertain being told by officer. I am unsure how many bumi unit being reserve. as i know most of the buyers are chi...i think the sold unit is included in the blocked unit as i have been encountered last time with uoa too.

A PURCHASER of a property, besides paying legal fees to his solicitors, will have to pay to the Collector of Stamp Duties stamp duty on the Sale and Purchase Agreement; the Memorandum of Transfer; and if he is taking a loan to finance the purchase of the property and charged the property as security, he will have to pay stamp duty on the facility or Loan Agreement and the Memorandum of Charge.

(a) How to calculate the stamp duty payable

The stamp duty chargeable on the Sale and Purchase Agreement is RM10 each. With regard to the Memorandum of Transfer, the rates of the duty are as follows:-

For every RM100 or fractional part of RM100 of the contract price or the market value of the property, whichever shall be greater –

(i) RM1 on the first RM100,000.00;

(ii) RM2 on any amount in excess of theRM100,000 but not exceeding RM500,000; and

(iii) RM3 on any amount in excess of RM500,000.

For example, the stamp duty on a Memorandum of Transfer for a property worth RM500,000 is calculated as follows:-

FIRST RM100,000 RM1 x RM100,000 ÷ RM100
= RM1,000
BALANCE RM400,000 RM2 x RM400,000 ÷ RM100
= RM8,000
TOTAL STAMP DUTY PAYABLE:
RM9,000

In case of the purchaser is taking a loan and charged the property as a security, it is common practice now to treat the Loan or Facility Agreement as principal instrument and the charge as subsidiary instrument. In the aforesaid circumstances, the principal instrument will be charged with ad valorem duty whereas the subsidiary instrument will be charged only RM10.

The ad valorem duty for the principal instrument of a loan is calculated at RM5 for each RM1,000 or part thereof. For example, if the loan is RM400,000, the stamp duty payable is calculated as follows:-

RM5 x RM400,000 ÷ RM1,000 = RM2,000

(b) When a document is to be stamped

Sale and Purchase Agreement, Loan or Facility Agreement and Charge executed in Malaysia are to be stamped within 30 days of their execution. If the Sale and Purchase Agreement, Loan or Facility Agreement and Charge are executed outside Malaysia, the time for stamping the same is 30 days after they have been first received in Malaysia.

As for the Memorandum of Transfer, it has to be sent to the Stamp Office for adjudication to determine whether the stamp duty is chargeable based on the contract price or the market value of the property. The Memorandum of Transfer shall be stamped within 30 days from the date of the notice of assessment.

© Objection to the value assessed

In the event the market value assessed by the Collector of Stamp Duties is greater than the contract price, the stamp duty chargeable will be based on the market value instead of the contract price.

If the purchaser is dissatisfied with the assessment, he may object to the assessment by giving written notice to the Collector of Stamp Duties within 30 days from the date of assessment. The purchaser shall provide particulars and information to support his objection. The Collector of Stamp Duties may on review, cancel the original assessment if it appears to him that the original assessment is excessive and substitute with a fresh assessment or maintain the same assessment if it appears to him that the original assessment is not excessive.

However, the purchaser, in making objection to the original assessment, is not relieved from paying the duty based on the original assessment within 30 days from the date of the original notice of assessment.

Therefore, it would be advisable that the purchaser pays the duty under protest and at the same time pursue with the objection.

If he succeeds in the objection, he may recover the excess stamp duty paid from the Collector of Stamp Duties. If the purchaser is not satisfied with the review by the Collector of Stamp Duties, he may appeal to the High Court within 21 days after the purchaser is notified in writing the result of the review.

(d) Penalty on document not stamped within time

If a document is not stamped within the timeframe, the purchaser will have to pay, in addition to the stamp duty payable, a penalty and the rates of the penalty are as follows:-

(i) RM25 or 5% of the duty, whichever shall be greater, if the same is stamped within three months after the time of stamping;

(ii) RM50 or 10% of the duty, whichever shall be greater, if the same is stamped later than three months but not later than six months after the time of stamping;

(iii) RM100 or 20% of the duty, whichever shall be greater, if the same is stamped later than six months after the time of stamping.

The purchaser may appeal to the Collector of Stamp Duties for reduction of penalty and the Collector of Stamp Duty may consider the purchaser’s appeal if he thinks fit.

(e) Consequences of a document not duly stamped

A document which is not stamped or insufficiently stamped is not void or unenforceable for that reason alone. However, such document may be rejected as evidence if it is required to be produced before the Court. In that event, the party who wishes to produce the unstamped or insufficiently stamped document will have to pay the stamp duty payable and penalty before such document can be received as evidence.

Notwithstanding the abovementioned proposition in law, the Legal Profession (Practice and Ettiquette) Rules 1978 has provided that it is unethical for a lawyer to object to such documents from being produced unless the objection goes to the root of the subject matter of the litigation.

Hey man! Both projects are good buy and having flaws as well alright:-

My opinion as genuine buyer:-

288 Pros - good material, freebies, low entry cost (pay nothing else after 5% downpayment), SPA purchase price is before rebate, freehold
Cons - 1 car park, 3 lifts, 1st record high price psf in setapak, unknown developer

SG Pros - 2 car park, 6 lifts, reputable developer, greenery, freehold
Cons - 2nd record high price psf in setapak, high entry cost, addtional 6k legal fee

So you decide.

PS : I haven't attest SG show unit, not sure how good or bad is it..but if more or less like bangsar south, it should be fine.

addtional info: SG design is too suck. 288 is modern. the difference is too much. especially 288 lobby is too grand to be compared.

UOA still think that with thier reputation, they can easily sell their product. but this will eventually become true when 288 units are all sold. SG not really want to compete with 288 in fact. y i say like dat? Let me share with u what i had experienced in 288 n SG show unit. 288 staff is too friendly n come to approach u once u reach there. in SG show unit, i can see SG staff is sitting in the counter n some are standing without doing anything but no one come to approach me. i even heard one customer complaint y no one serve me. then, I was impressed with OUA toilet wall tiles 2X2ft. But after i heard it was a mistake n it should be only 1x1ft, i was toooo dissapointed.

UOA is too lazy n i cant see the "fire" from wat they had done for this project.

hmm, no point comparing based on show unit, even if 288 gonna be better in terms of quality or spec vs SG, i am not surprise at all. 288 is actually more pricey than SG. It's just that 288 comes with better packaging, and SG is not very good with their marketing imo.

KP done some brilliant job, they successfully enter the market 1st, 1st with 222, and hence already get the word of mouth, then 288 soft launch before SG as well. They even managed to squeeze the official launch before SG.

I admit the SG showunit is not up to par compare with 288, but do bear in mind that UOA rush the project from day one playing catch up with KP. I have no doubt that they rush the showunit. So, i am convince that the actually product will be as impressive as 288.

Whether its better or worst, lets hold our critics after vp, for now, why dont everyone just be constructive and be a bit more polite on their comments?

Both are winners. 288 gain is SG gain too, and vice versa.

well said ...i know we all have differences in opinion but at the end of the day we all work our a$$ off to buy the properties and soon most of us gonna be neighbours ..im sure we all have thought very carefully b4 buying SG or 288 and since most of us already executed the SnP there is nothng we can do but pray that both are completed in time as as per expected ...so the whole area will be in high demand

hmm, no point comparing based on show unit, even if 288 gonna be better in terms of quality or spec vs SG, i am not surprise at all. 288 is actually more pricey than SG. It's just that 288 comes with better packaging, and SG is not very good with their marketing imo.

Whether its better or worst, lets hold our critics after vp, for now, why dont everyone just be constructive and be a bit more polite on their comments?

Both are winners. 288 gain is SG gain too, and vice versa.

222 and 288 are the developer's 1st and 2nd project for residential on their own....they are also constructing a hotel in melaka and to a certain extent that is a negative part however, my source in HSBC (one of their end financier) has told me that they have done due diligence on the developer and strongly believe they have the means to complete the project...not sure lah whether this is true but the company is cash rich even for 222 as of end of january they have yet to request for drawdown from the financiers for the money ....

in terms of experience ....they are known to be sub contractors for project like Duo Residency (main developer E&O of SINGAPORE) and the St Mary...so i really hope they put the knowledge in good use...

of course expericenced contractors such as I&P and all come with the super hefty price tag on their houses and most already branching to landed property

well, no one can tell about it. The reason we buy as we hardly to buy at below 350rm/sqt in kl area anymore with sophisicate design ...i am very impressed with their grand lobby when i just look at their brocure if they really can deliver alike the pictures.

i took from OCBC, BLR-2.3, 3% penalty with log in period 3 years from first draw down.. how about u guys?

True also, my manager is staying at Duo and I really can see the shadow of Duo reflected to this new project...pool side, security system idea, etc (with some mix with lumina?)

No doubt they are experienced in constructing a modern design structure from their history...let see if their really can raise as a good developer just like newfield who has the current similar project near TPM. biggrin.gif biggrin.gif biggrin.gif

U still can find lock in 5 yrs one ??? where??? I tot the competition is going on 3 yrs, and now is -2.3 to -2.5 for below 600k loan ... lol

very hard to believe they give 5 yrs of locking. How much you borrow? are you referring to 288 residency?? If they really give 5 yrs.... I think get other panels offer to compare and see. I believe other bosses here who get the offer or sign spa is getting offers of 3 yrs or else is dp a big money in and loan 50k maybe ...lol

Don't worry la! 222 & 288 r just a piece of cake for them.

Just to clarify, they were the MAIN contractor for Duo, St Mary, Hotel Melaka, mostly of the property in Sri Tanjung Pinang.

Unless sth bad happens to them (especially financially), i don think there will be any problem for them to deliver the projects in time especially 222 since it is their 1st development. nod.gif

Main contractor is just get the job done and get paid. But for developer, you are now dealing with cash flow management, you are now handling multiple projects, multiple incomes and especially monetary resources moving from few on going projects. This is where the most critical part for new developer compared to an experienced well reputation developer...
