hi...just to share bit of my experiences here

in 2008 July, i paid the booking fee and signed S&P and due to developer didn't chase me for the loan approval as they were still struggling to build higher floor (instead of 11th or 12th), now it has expanded to 15th or 16th if i am not mistaken.

til 2009 Feb, loan documentation was filed and stamped, the progression was slow and it almost had me fainted til recently i saw the progression is doing well.

I locked the price at RM 200K (Rm 180k for the unit + RM 20k for the 1 unit car park).

i would have to say pretty good price, also my patience paid the price too.

Since this Soho is coming to a completion and the keys will be handed to the owners soon, I'm wondering how many forumers here had bought these soho unit(s) here...

so i'll assume that 1lulaby and sohofrenzy is the owners there as well...which floor did you guys bought?

I think even if the keys are handed over in Q4 2011, it will take another 3-6 months to fully furnish each floor of the 2 blocks... Might take a while before being able to rent it out...

Mine's 10th floor by the way biggrin.gif

What is the estimated date to VP do you know?

I phoned to the parkhomes gallery and the sales girl told me, 'schedule shud b end of the yr lor'. i also noe but i would like to noe the date base
on current progress ma. kekeke

Not only fully furnish, even the mezzanine floor will be under this "6 months" period. so even if dont take furnishing package oso gotta wait sad.gif

yes .. unfortunately this is due to spa terms and schedule tilting heavily (very) in developer's favor.

1)Hopefully we have a big ONE SOHO icon on top of the building(just like empire soho currently).
2) 18 hours shuttle van to future LRT and ss16 shopping mall area.

these will able to increase the popularity of the building and the shuttle van will provide a convenience service to all the residence.

IMHO- Subang SOHO/ ONE SOHO location might be the prefer location to people when the roads in ss16 unable to cope with the high traffics.

yeah shuttle would be great.. like the ones in IOI puchong. the Shuttle could cover for Subang Parkhomes as well. can't wait to move in.. but then its taking so long. Wonder if they issue VP to us, would it still take another 6-9 months to complete as per the reno agreement.

What I meant was. Management should consider to do these upgrades. Shuttle van can charge at a reasonable rate. I'm sure many ppl will need it.

long time no see guys! how r u all... smile.gif I'm receiving calls from agents regards about my soho unit already...heard from them they say about 1 or 2 months time will get the keys...don't know how true is it....

anyway, who knows maybe some of the folks here will be the JMB for soho? then you all can propose the shuttle van services...

It's still a great deal if SoHo in this area able to fetch minimum RM 380k.

Seems this project a very successful.

Is that developer sells at RM 230k++ during launching?

Thought for own occupation but friends and gf encourage me not as I had booked Subang First much earlier. Anyhow, I cancelled once NPO convert fr studio to Soho for commercial use only.

Subang First is excellent, location and returns.
Subang SOHO is my first ever investment, that time just blur blur follow a friend to masuk biggrin.gif
Not the best returns wise but it did start my journey into properties so I'm quite grateful in that sense.

They've targetted to handover keys for One Soho on June/July 2012...inspection + keys together at 1 shot..so if there's any defect it can be reported during that period...

this soho electricity will be following commercial rates and not residential...

They target the latest date before incurring LAD doh.gif

Yup commercials for all SOxx / service residences. Hopefully we can appeal for residential rates base on majority owner for own staying, as well free water from selangor gov.

Hey guys, Subang SOHO comes with 2 parking lot or 1 only? I'm interested with either this or First Subang. 680sqft vs 420sqft. Own stay of course! tongue.gif

Not sure any xtra car park still available. If there is can consider rent oso.

For ownstay I wud say SS better as it is residential compared to FS which is mixed. Can access Federal and NKVE faster too. FS is right in SS15 town center where u can get trapped by the traffic.

The asking price around RM380k in iprop.

U work in Ciber, din buy in Ciber meh?

swt buy in Cyber then my girlfriend will SUFFER. she is working in PJ. I can go for the extra mile it's ok.

Hurm.. now i'm worried if can rent still ok scare cannot rent then jialat. Anyway myself love SS as well but FS is really suitable for my lazy life style. opposite shell and mcD. downstair got Kwai Sun food court. then got cha time if i need to head on to cyber during odd shift can always stop by and buy. hahaha.

i saw a couple of unit in iprop going for RM340k and RM350k. wanted to give them a call already. the units can view already ka now?

is this how the soho look like ? bit ugly the bathroom doesnt look like the floor plan shown, the door area and i ask some agent that selling the unit, they told me the staircase handle and with a glass on up stairs, now i found this picture how the staircase look like

Thanks, looks like Empire SOHO la. I thought these kind of railings belong to the 80's lol, any idea how much will it cost to change to glass type?

The bathroom is ok, black white combo typical of recent designs.

need to check on the floor plan, the door is wrong side edi i guess, dont know how much will it cost to change the stairscase as the showroom unit.

was told by the SA that my unit is same as the show unit..but end up the stairs is actually on the opposite side....can't really imagine the unit..lol

kitchen at the windows??
what a waste.....how to put curtains and enjoy!!

a norm for soho usually window for bed or a reading chair!!
this is not a typical condo where you have other windows!!
That window is the showcase of the house!! Next being us...cooking along the window...i am sure carrot and cucumber will drop out from no where!!!

the hall and the 18ft ceiling is the showcase, not the windows doh.gif if it's a full height glass window then diff story la

railing is suppose to be part of the showcase thing too that's why lk_chin is pissed. For that hopefully below 2k can gao dim.

no need change...trust me, all you have to do is paint it white!!
you will see the difference!!

Its ugly now cause its the pale brown thing that we have been seeing all these years!!

Now a days we are looking to mix and match retro stuffs to the house but its has to be white!!

The olden day kedai runcit pagar where you need pull very hard type sliding ones...now people craving for it as grill..provided painted in funky colours!!

i dont own a unit here...so i have no idea from begining the kitchen suppose to be there!!

I toyed before of the idea of making the whole upper level mezzanine also, increase the living space, but sacrifice duplex feeling .. you guys think worthwhile?

I tot of that as well...but my concern is can it support such a huge space or we need to addon pillars? rclxub.gif other thing will be about the costing and the finishing of the full mezzanine, since it's by 2 different supplier...hmm

Hmm maybe no need for the pillars
I've seen some pics for Axis Ampang duplex doing this too
but kinda worried that the 8ft mezzanine to ceiling height is before plaster ceiling, meaning deducting plaster ceiling the upper level will feel like european style attic dy haha

Dun worry. SS ceiling is not as high as MCity Duplex but it is much more better than Empire Subang.

if like this better buy a bigger condo at that time why wanna headache reno, at least bigger condo gives you 2 toilet.

who does the job also say " sakai punya org" rumah cantik lagi

Nothing I wanted to delete from that list, save for Electrolux brand perhaps Haier brand could be more reasonable .. hehe

Shave off 1k there and we can do a custom made curtains for the bedroom, allow for some nice thick curtains and perhaps enough budget for an extra satin layer or something.

Would like to put wallpaper as well, cost escalate again doh.gif

true f/f have broad appeal due to less units doing that, you wouldn't believe how many ppl are putting in couple of things and call it f/f .. keke

furthermore after the payback period it's your cashcow and perhaps 30-40% of the value still belongs to you upon sale

if looking at returns

assuming a payback period of 4 years
for 10k reno you gotta command rm200 per month above bare unit
taking rm1800 as base for unfurnish units, that would be rm2000 per month
15k = rm300 = rm2100
20k = rm400 = rm2200
25k = rm500 = rm2300

take your pick smile.gif but theres kinda a psychological barrier at circa rm2200 - rm2300 for studio / small units, so reno cost gotta keep it clean at below 20k if possible, i feel

One way we can trim cost is to pool the resources.

If we can gather a few or more like minded owner who wants to furnish their units, we can get better price fr suppliers and contractors. Say 10 units owner can command better price than one alone by using bulk purchase.

How do u think? Any owners want to join group purchase. We can consider organizing one here.

Hehe, u make some sense too but we should look at the positive sides.

I believe less than 1% of the SOHO owners participate in this forum.

So if we form a group purchase or some sort of alliance, we hv better chances to outdo other investors in term of cost effectiveness and speed of delivery.

If the units can be reno by the same group of contractors means cost saving due to ecomonic of scale and faster delivery due to reduced mobilization and man power planning.

Having lower cost would mean better margins or he/she can choose to maintain margin at more competitve rent.

Faster delivery means the unit can be offered to the market earlier than competitors so better chances to rent out sooner.

I remember the items r quite complete. For 20K, I shd hv opted for FF oso last time. Save the hassle of reno now. U made the right choice.

i went over and scout around the building though i can't go in. That's why most probably i'll be looking for other unit. I love the design from the pictures though.

after reading kidmad's comment i went over yesterday to see again..its really not that bad...and i dont see any slope apart from the entrance to soho...the rest is all even..

I read the SP and the developer have to pay interest if my bank have paid up the loan. For me, its already 4 months late. The reno agreement only comes in after this. I have talked to them that day and they ask me to write in and appeal which I will do soon

From what I understand (unqualified that is), you have every right to claim LAD if it has been more than 36 mths from stamping date, regardless of the reno agreement. So for first batch buyers, most of you guys are entitled to LAD I suppose?

Do follow up and don't let the developer off easy ... icon_rolleyes.gif

We will be handing over keys for Subang SOHO from the highest floor down starting from end of July 2012.

Purchasers will be notified when their lot is ready for handover.

2xk for 1 lot if not mistaken..that is summore a front back type...heard from them that the distribution will be done in 2 phases...16 - 9 first and 8 - 1...starting from end of July...so by september all owners should have gotten their keys..but need to arrange with management for inspection..

Take RM350k/685sqf = RM511psf, price seems reasonable. But location is not so ideal.

Location wise it really depends on the individual. for me i think the location is perfect. At least better than most of the new launches that exceeded 700-800 psf.

good choice. most of the studio around without car park and without facilities( empire soho and first subang) . imagine u pay extra for car park approx= 100 and gym membership 100-150 per month. total around RM 250. Extra expenses which you can put into your monthly installment or cover your maintenance fees.

which jam are you referring to? i find that this part of subang jaya is not affected by the traffic jam heading out of usj in the morning and heading in to usj in the evening.

that's just a short jam lah, still tolerable and if u're coming from kl federal highway, you could avoid that traffic light by turning in at exit to subang medical centre, go past carrefour. it's not jammed in that direction.

i stay in subang jaya for 25 years. Personally i think this location give u a little peacefulness and still have very good accessibility and amenities nearby less than 5 mins drive.

if you from Federal highway. there are 4 ways to reach Subang SOHO. Most of you only know 3 ways.
from Subang jaya or USJ should be easy to reach without any problem.

IF you leave home, unfortunately you forgotten sumthing, u only need to make one traffic light U turn to reach Subang SOHO again.

It is accessible via Federal Highway, New Klang Valley Expressway (via Subang-Kelana Link), KESAS Highway and many others. Guys to the owners who gotten the key have you guys seen your unit yet? I saw a couple of pictures in facebook on the condition.. They seem to be pretty bad in shape.

bro, the owners successfully got the developer to box up the pipe, box up the previously hideous entrance to full ceiling height, and better quality and looking tv cabinets for those with full furnished option, while providing plaster ceiling for the 16 ft space. icon_rolleyes.gif

Hehe.. good man. I guess it's based on luck, I heard most of the complains are on wavy walls. Mine was also ok though.

But credits to the contractor, they redid the complains even for the common areas. They redid every floor common corridors and reached 11th floor last sat. (top to bottom floors). nod.gif

no pipes. probably concealed inside the box like what lullaby bro said.

i only took my keys last month bcoz the dev says a lot of complaint fr those who took their keys earlier. so they rectify b4 handing to me. true enuf, they done up the half wall to full wall at the entrance foyer. also done the additional ceiling at the double volume side to conceal the otherwise exposed sprinkler pipes in the middle.

I viewed couple of units yesterday and it seems that the fully furnish package is optional for buyer during launching time for an extra 20k. The place seems ok to me although facilities especially pool looks a bit cramp to me. The disappointment is there are no sauna sad.gif
Access is a bit troublesome as if you come from federal you need to make a u-turn at the traffic light, go straight and going inner road and u-turn again at Parkhomes to reach the place.

No choice bro, need to grab a unit for temporary stay as dont feel wanna rent from somebody paying 2k rental. I did survey around SJ as Im quite like the area especially I used to rent a room in SS14 years ago and love the place and found that Subang Soho fits my requirements (reasonably priced soho with car park, below 400k, new unit). And yes, our bros here are interested to know the price I bought as an indicative so they know how to bargain later.

To my understanding, many units are rented and selling out very fast and even some owners already moving in. Fyi, units facing Subang is almost gone as buyers are more interested to grab facing subang than facing federal/shah alam. However if you guys dont mind low floor facing shah alam I remember that there's a unit selling at only 360k.

Fyi, units facing Subang is almost gone as buyers are more interested to grab facing subang than facing federal/shah alam. However if you guys dont mind low floor facing shah alam I remember that there's a unit selling at only 360k.

You can try to call them up and check it for yourself. Basically those units are either low floor facing unwanted view or the agent will tell you the units is sold or they stated wrong price there and they intro you the higher price unit.

Confirmed some of the owners in subang soho successfully converted the electricity tariff to be residential rate. Water bill is charged according management rate.

All the units be it unfurnished comes with the ac piping one for the GF area (near the kitchen) and another for the MZ bedroom.

The piping is concealed inside the plaster board box up at the top corner of the kitchen area (see pic attached)

I installed 1 hp for MZ bedroom and 2hp for GF. You have to replace the blardi pipe for GF as it was meant for 1 hp only.

Bro, thanks for your info as I did not really notice that. If it comes with a/c piping then we can save some hundreds hacking and install the piping. I think 1 - 1.5 hp aircond is sufficient for GF and probably 1.5HP York brand as adv. by our bro here.

- The new Olives phase rumoured to be starting from 600psf albeit much smaller units than old Olives

- Sime Darby's land rumoured to be another shopping mall

- Driving range rumoured to be already purchased by an unknown developer

One thing I feel very weird chicken, the bedroom is upstairs, the only bathroom is downstairs. I would guess most people would put wardrobe in bedroom, so, after shower, wet hair and all go upstairs to wear clothes?

Can use this easy 1-2-3.

1) Firstly dry your hair in the bathroom with a hair dryer.

2) Put on a bath robe or can be bare naked, assuming the curtain is closed.

If there is another bathroom upstairs. The bathroom space needed around 60-70 sf. Total space upstairs available for usage 187-60 sf= 127 sf. Your bedroom will be significantly smaller. So look at the brighter side, you have a bigger space for other usage. 2 bathrooms for a studio/soho that designed for 1-2 ppl? Is really not a need.

Occupancy rate is quit good for such a newly completed condo. During my last week visit saw many units is under renovation now means occupancy rate will only getting higher. At current value, hard to find a unit which is new and affordable price in Subang Jaya.

just treat upstairs as a bedroom + Tv and daybed. u can put wardrobe downstairs. Then u solved everything.

Subang Jaya ONE SOHO occupancy 70-80% already, collected keys end of 2012. Subsale and rental are doing well. Fully furnished rental fetching around RM1800-2200 for 685sf , depends on design n furnitures. Subsale asking price now 400-450k.

Occupancy definitely got 70-80%.Can check with management if you dont believe. Location near or far to Subang parade/Empire Shopping mall depends on ur definition. Walk might be far, drive only 2 mins. 1km away.

Definitely Subang Avenue's, E Tiara n Casa Tiara's location are better. but FYI, many people actually shifted to SOHO from that area. For those tenants with cars, want a better environment and better mixed of residence. Studio near there cost 1800-2300, size 500 sf. SOHO cost 1800-2000 size 685sf, duplex design, free WIFI at rooftop common area. So it depends on individual needs.

Saw some of the bigger unit (corner) had renovated and partition out the upstairs for 2/3 rooms. The room size is ok comparing to those single storey link house and the living area is big enuf.

The only down side is the low roof after the renovation. Some people might not like it but definitely this kind of unit can live a small family about 3-5 people.

I am living in the SOHO and I must said I like the way we back to the premise. Less crowded (car) and a bit further from the busy traffic yet near to all the amenities.

Yes there is train noise, but after a while you will get use to it and doesn't bother about that. Not sure if there is baby though.

Smallest unit suit for couples, young married or even with 1 children.

Overall, I am not regret to have this property. ;-)

if i recall correctly, some forumer post above that u can convert it to residential category.
E.g. TNB go to ss15 TNB and fill up a form. the staff there is quite familiar with subang soho's application...

My friend owns a 685 sf unit over there. He rented it out within a month at a monthly rental of RM1900 1 year contract. That was back in June or July..

Well, RM1900 is considered the highest for a 685 sf unit. He shifted some old sofa's, shoe rack, fridge, bed, and a new kitchen cabinet into that unit.

Apparently he said there are quite a number of the same size units renting at the same rate as well.

Both Students n working adults , locals n foreigners also renting over here.
50% of the units are for own stay, 50% for rent.

The mixture of tenants are quite balance.

Pricing psf for rental at 1800-2200 actually is consider cheapest for studio/soho around this area.

other condos nearby which are older with better location will have smaller size(around 450-550 sf). rental rate around the same or higher.

Normally rental wise mostly depends on ur furniture and built ins quality.
But clients normally prefer facing subang if quality of furniture are the same.

Noise lvl actually got pros n cons for both views. HTC mostly not a concern. not that near compare to condos near carrefour.

SOHO night view. i've did a walk around and some calculation. Averagely 22-25 units occupied out of 28 units per floor.
Units that are still vacant mostly due to change of ownership, still for sale or yet to ready for rent(under reno).

Easily up to 80% occupancy now.

I just visited Subang SoHo last Saturday. I like the duplex concept and am thinking to get one.
The unit I viewed is at 12 floor, facing Batu Tiga toll, fully furnished with price 420k.

I really like to get that unit but I worry the quit rent, utilities will be expensive as they follow commerical rates.

I have some questions though. Appreciated if someone could help to answer:
1. I can see the KTM track from that unit. Can hear the noise? I was told the windows are sound proof. The noise is very loud when I visited the parking area and a train passed by at that time.
2. How much are the assessment and quit rent per year?
3. Anyone works in Cyberjaya? How's the traffic from SS to Cyberjaya during peak hours?

1. noise can hear. but after window closed. minimal noise only. and the train pass by in less than 5 secs. not an issue.
2. 600-700 per year for cukai pintu. cukai tanah is very minimal.
3. Cyberjaya is against the KL traffic flow. i've not experience before. But i think it should be ok. u should try at least once.
4. utilities for water is minimum 36 bucks. for TNB can be converted to residential rate. just need to apply to convert.

I really like to get that unit but I worry the quit rent, utilities will be expensive as they follow commerical rates.

I have some questions though. Appreciated if someone could help to answer:
1. I can see the KTM track from that unit. Can hear the noise? I was told the windows are sound proof. The noise is very loud when I visited the parking area and a train passed by at that time.
2. How much are the assessment and quit rent per year?
3. Anyone works in Cyberjaya? How's the traffic from SS to Cyberjaya during peak hours?

I forgot to look at the unit number. i just remember 12th floor? Anything wrong with certain unit number?
One car park. I requested to have a look at the parking lot but the agent also does not know the parking lot number. He told me the parking is not front and back, so I won't be blocked by front car.

Could you please advise which block (block number or block name) is near to Olive? I just noticed one of the blocks (parkhomes side) is near to the high tension cable.

developer selling @ 250k, 1st hand owner still @ green, those who bought subsale are getting burned. Expected of a 10 year condo with wear and tear, no catalyst like lrt.

This was the best condo I ever had in terms quality and superb JMB. I sold mine in 2018 for 435k. The JMB is the best JMB ever. They literally have millions in sinking funds, they collect more than 50k in fines every year from clamping and other fines. They are very anal about people paying their maintenance every month, I see people taking the stairs weekly cause did not pay maintenance fee.

The LRT is 15 minute walk or RM5 by Grab.

If the developer is selling at 250k there unsold stock does anyone have the contact?

that's for the feedback man. i'm actually currently hunting for a unit either in shah alam batu 3 or this.. Thinking of getting the bigger unit.. the one close to 1000 sft...
