overpriced and high density considering 222, 288 and SG are going to be VP at almost same time. How fast can the Setapak market absorb it?

My biggest fear is everyone thinking new launch will be higher, regardless what pricing come out from sensible or greedy developer, each of them grab it first, think later and then keep praying. During your visits to all 3 projects, did you manage to sniff whether purchasers are mostly punters or homestayers/upgraders? |

pls dun forget... u still have diamond regency and diamond residence in exist that will also contribute to the jamns.

If I remember correctly, during 222 launch, the large units were sold out first compared to the smaller units and studios. My gut feel is that these buyers are upgraders/homestayers. During visit to SG sales office, saw quite a few bringing parents as well as some young couples so maybe homestayers. My hunch is that most big time speculators will go for more interesting locality but you never know. Zetapark is not same zone with SG/288 although is kinda close proximity... but they dun use Jln Gombak....
