overpriced and high density considering 222, 288 and SG are going to be VP at almost same time. How fast can the Setapak market absorb it?

Good question but only good thing about the 3 projects are close proximity to KL though no lrt closeby.

From my knowledge, referal fees is RM2,000 and not 2%.

I agree that the 3 project will complete about the same time and about 1k units will come on stream in 3 years time. The digestion and consumption will probably take 6 months to a year. However, I believe in this area, quite a big percentage of buyers are upgrading in Setapak area though I do not have the statistics to support this claim. If this is true, then the 1k units will be much lower than anticipated. The pricing is at the higher end of the Setapak scale but everywhere else the new launches of condo seem to break new highs. In 3 years time, this pricing may be a good buy but now one knows the future. In addition, I think that this location in Setapak is a better being the most accessible ingress and egress and closest to KL. Traffic jams, definitely there, but being closer is slightly better than being further.

My biggest fear is everyone thinking new launch will be higher, regardless what pricing come out from sensible or greedy developer, each of them grab it first, think later and then keep praying.

During your visits to all 3 projects, did you manage to sniff whether purchasers are mostly punters or homestayers/upgraders?

pls dun forget... u still have diamond regency and diamond residence in exist that will also contribute to the jamns.

How to sniff lar?

If I remember correctly, during 222 launch, the large units were sold out first compared to the smaller units and studios. My gut feel is that these buyers are upgraders/homestayers.

During visit to SG sales office, saw quite a few bringing parents as well as some young couples so maybe homestayers.

My hunch is that most big time speculators will go for more interesting locality but you never know.

Zetapark is not same zone with SG/288 although is kinda close proximity... but they dun use Jln Gombak....
