well... for me SG and 288 is not for rental. is only for flip or own stay.

as for earlier batches of PVs. yes it's for rental.

Here's my two cents:

First the assumptions.

1. All condos are the same in luxury, quality, ambiance.
2. SG will be judge the same like PV, 288, 222 or even SP2.
3. Setapak area rental will continue to attract students, graduate students, Setapakians but not many professionals/upper middle class despite the proximity to KL.


1. Rental Scenario

I think the rental is based on current rental price and not projected price in 3 years time. If this is the case, then forget about buying.

2. Capital Appreciation

Same like rental, the appreciation of 10% is not great. Not a great deal either.

Now some questions:

1. Does anyone know of any new condo launches of less than rm300psf around KL area and vicinity despite the 70%LTV? If yes, I need to reevaluate this purchase.
2. Do you think UOA quality will be the same as PV? IF the same, I am pulling out. That's why I am waiting for the show unit.
3. If UOA delivers great quality, ambiance with great maintenance, do you think the middle or upper middle class will move in? Here I am referring to locals and not expecting any expat though I know some expat have put in their booking.

Conclusion:

UOA needs to deliver a greater product than the other condos. It must be much above the average JOE around the vicinity. Exclusivity and luxurious looking condo to attract the better crowd. That was the message I can see from this forum all along.

So if SG turns out to be an average JOE, the pricing is way too HIGH and will not be good for investment.

Let's see how many fence sitters are there? Most awaiting the show units compounded with the 70% LTV? Good luck guys. smile.gif

Remember: For investment purpose you need to be a non EMOTIONAL buyer.

I think all KL view above 2nd floor is above rm300psf after discount.  Anyway 1st and 2nd floor I am not sure but that one is longkang view only mah.

for rental here (288,SG,Diamonds) i think is a lil hard....

1)purchase price higher definitely rental higher ppl got the margin to rent tat high rather go some where else.
2)transport not convenient for student

er well.... actually 1st and 2nd floor oso can c KLCC la not long kang view la doi....

Something that is an indulgence rather than a necessity
Lavishness: the quality possessed by something that is excessively expensive
Wealth as evidenced by sumptuous living

A 5 star hotel, that without squash court, tennis court, kindergarten is deem to be luxury too.

sorry i should change my word....
yes riana green has both the terms u have which i doubt SG can make it... coz of the finishing and quality and as per u said the pricing LOL.....
riana green has all the extra which could b deemed as lavish tongue.gif
dunno la lets c the final spec of the house once they finalize especially on show unit.
so far never c hotel got tennis and squash court lo LOL....

I just browse through binjai 8 catalogue and thought wanna share its spec with everyone. Im not implying that Sg need to be par with Binjai, but still, it is a good reference for us if we are expecting something par or better than Park residence.
