QUOTE(analyzer81 @ Dec 31 2013, 03:09 PM) high floor has nicer view, but i was told , for investment purposes, even lower floor will do INSTEAD of buying high floor with high price....pls share your thoughts on this I'm biased bro. I'm a high floor person. And I do mix emotions with my investments, so I buy what I like rather than what makes more "investment sense". But one lesson I learnt is high floor with nice view will command higher rental, higher resale and most importantly higher demand. I will get the highest available unit withiny budget if I were thinking of buying. But that's just me. |

QUOTE(cedyy @ Jan 25 2014, 09:09 AM) Wanna ask ED SOHO1 owners, whether your upstairs bathroom light switch is linked to the downstairs wall light switch. For my type B unit, the upstairs bathroom light cannot be switched on unless the downstairs wall light' switch is on!! the Empire staff told me it's like that!! Wtf.. doesn't make sense! Haha, this is a first! Looks like they looped the 2 switches from a single red. But to answer ur question, no such nonsense so far I've heard or encountered in both A & B types here. What's the name of the Empire staff who told u this? |

QUOTE(cedyy @ Feb 6 2014, 08:04 AM) U complain to who? Must complain to the right person. Go to the developer's on-site office (not the management office). Dun waste time with the Indon guy Nofi or other Banglas. Look for Alan or his boss Mr Ong. Then u chase with phone everyday. |

QUOTE(ch3r @ Mar 27 2014, 09:24 PM) Went to survey recent. Here my finding. Thanks for sharing. You have taken the trouble to call the agents. Sadly nowadays agents are unscrupulous and mostly aiming to bait potential buyers with falsely low prices. Studio RM308K mid floor, ID quality look bad, agent said highest floor swimming pool on construction and no promise on gym. Duplex SOHO 1 agent said RM480 above. SOHO 2 RM470 low - mid floor. SOHO 1 and 2 by far i think ID quality look better then Studio, but confirm no swimming pool or gym. Parking have to pay RM100/mth. Maintenance RM0.30/sqf. Lastly, I hate it when actual asking price is so much higher then posted property website. It can be about 20K-50K difference. Despite that I really like the whole Empire design especially the duplex soho type B. Don't know if its a good buy for own stay. Same lesson to all buyers of whatever properties to call instead of relying on websites for prices. |

QUOTE(Close To you @ Mar 30 2014, 06:44 PM) Previous mth ago my friend told me the workmanship was bad and I'm not really believe until I went there yesterday and realize my friend's words were true. What a bad construction work. Leakage, the finishing, even the cabinet installation like sucks. I thought only regalia units are bad , but this 1 more and more and more worst!! They have been doing rectification work since VP almost 1 year edi! Bangla work. Quality as u said. |

QUOTE(talk @ Jun 10 2014, 04:03 PM) A typical master bedroom is 120 sqft. So, a 363 sqft apt is 3 times of that and is just nice to fit in a kitchenette and living/dining area. But according to some fella, not fit even for college going student, now even more with child? While most college students can make do with just renting a room, I don't see any negative in living in a 363 sqft apt. One or two pax is ideal. Any more than that is congestion. I guess one has to see the actual unit to be convinced. But then in the era of forums, pipu can just tok without knowing, comment without seeing. Then pleads ignorance lol This post has been edited by Minolta: Jun 10 2014, 04:07 PM |

QUOTE(Clement1001 @ Jun 10 2014, 04:59 PM) Lol, there's none in my text referring to 3000sqft, is all BS by you yourself. And please do inform me how many of them you have you rented your 300+ sqft to any of your valuable tenants, and i suppose you should have own more than 1, this will help you to boost up your empire reputation. Kakaka but there is BS in your post tat says loud loud that 363sf is not fit even for college student. College student with child sum more lol. That's why by your reasoning, college student can only fit 3000sf. Keep slapping the head ya. |

QUOTE(jeffroom @ Jul 23 2014, 12:58 AM) Hi guys, beware if this contractor in empire damansara name Jack and his company name M & S DI JAYA RESOURCES. Go report police lah...say he threaten u. Police will not do anything wan....but then u bring report and show to management and get his fliers removed from management opis. He will feel that! These fellas rely on fliers to get business wan.How i get his contact is actually he left his A4 advertising paper at the management office. At that time wanted to do some minor work, to install lights and repair plaster ceilings with hole and paint the ceiling and clean the whole place. First meet up with him he seems to be a nice guy and telling me he will do a good job and telling me he is a honest guy. He told me the whole empire damansara owner call him to do reno. Ok i trusted him and let him do cause i need to handover for my tenant. He wanted deposit so i pay him. But the next day went he start a job he totslly different person, workmanship like cock and din even paint my ceiling and clean the floor. I ask him did u paint my ceiling he said yes, i told him u lied.. The ceiling still org and the patchy stuff is still there. I said the floor is not clean too and he told me, to him the floor is clean. I took out my shoes and walk with my bare foot and my foot color is black...i show him my foot, then he can tell me today no cleaner, WTF...ok fine...i told him i need to deduct ur fee's since u din paint the ceiling and floor. He gets angry he told me he work here all the time and i better watch out for my unit. Im frustrated and yet i pay him cause im worried he will disturbed my tenant. So guy pls beware with this JACK, a real ******* and conmen. I dun mind paying this ******* but is the trust, becoz i tot he can be trusted and finish the job. End up i need to call cleaner and another contractor finish his job.. Thats my experience with him. Thx They oso usually gang up with agents who get a commission for each successful intro. |
