Same doubt as me. As far as I know, most developers would mention it in the DMC. Not sure is this sufficient enough?

I asked the sales person openly when he was explaining.

He said in the DMC, there is no prohibition for residential use.

Somemore, the sales team was telling the crowd that it can be used for residential.

To me, as long as there are facilities like gym and swimming pool. Then I am satisfied already.

Highly unlikely. Firstly no car park. Secondly no finishing from developer. Thirdly office can command higher yield, like north point @ mid valley. Fourth, do U really want to stay there where ur neighbours are offices?! Yuppies ok la not for me wink.gif

Tropics at SS2 already transacted at close to 600k(RM1000psf).
The Paradigm Residences is rumoured to be around (900-1000psf), size 800sf and above.
SCOTT SOHO now asking around 450k.
Twin Arkz was sold at more than 500k.

If you believe in the potentials of Malton Pavillion 2, then you should buy.

Otherwise, choose those older and to-be-VPed subsales (Bukit OUG, Z Residences, Kiara 1,2) very nearby new LRT Stations.

Those are safer bets but the potential might not be as huge as WCT OUG and Ho Hup-Malton.

Personally I prefer WCT OUG over Ho Hup-Malton due to better location(frontage along KESAS highway), but the chance is slim that they will launch at this price range (670-700psf). At least 800++ above I guess.

Dont shoot me. Just my 0.2 cents.

Would like to hear opinions from you all too.

But is a good buy. There will be 3 towers on top of this hybrid mall called aurora place. The third tower facing the highway is the most interesting one. Price will increase tower by tower n when pavilion 2 launch, the price will redefine gravity

There is a piece of land facing kesas still kept by the ori owner. So this mall may not front kesas directly. Also they may have problem with getting approval to access highway directly. The land shape also a bit odd ....

If for office, Rm700 psf at that location at this current moment I believe is almost fair value, if not above.

However, if for residential, Rm700 psf I think is BBB!

Solely my opinion.

Indeed they are quite famous in the 90's, the founder is a genius, Ho Hup is the biggest construction company in Malaysia back then. Sad to see the successor is not capable to handle the company

Agreed. Should be quite safe now that Ho Hup's cashflow is improving with Malton having to pay for some of Ho Hup's loans & profit sharing of 18% of Malton's total GDV for Pavillion 2 project & plus, land clearing also borne by Malton, if not mistaken.

Koret, go for the smaller size. BTW those facing recreational park is priced the highest, I dun advise to buy as it will be blocked by future service apt, still no that bad if you dun mind no view. Facing MALTON land is the best.
IMO this project is much better than the recent launched Ekosky by EcoWorld
