They got my cheque edi and called me just now to pay the deposit. and She said paling awal next Wednesday afternoon can get key.
Ask me straight away go to SPIRA there, all their site people will be there also for the defect checking.

So TTDI takes one week to transfer the house after getting the check. I am not sure I want to wait that long. I will push TTDI to transfer the house to me within a few days. I just paid utilities fees to TTDI even if my bank has not sent the check to TTDI yet:) I am doing anything to get the house ASAP:)

I also asked her to make it earlier, but she told me that they have to clean the house, call the contractor. and she said that it is mentioned in our agrrement that they require 7 working days after receive the cheque to release the key. mad.gif
so not going to argue with them la.. just wait for next wed..

Thanks for the sharing. so that means they will only start repair the defect after submitted the form. Please check your plumbing also, let the water goes into your house.. I was informed by their guard that most of the SPIRA plumbing got many problem which thay had repaired last few months. Donno is this the reason they are delaying the key giving.

yeah. i had mentioned this earlier here. I also highlighted to TTDI, but they said Ground floor Plaster ceiling is to cover the piping area which is near the Living room wall with aircond point and also the backyard area. those are very small area. i am waiting their architecture confirmation letter on this matter. Once i get this then I will consult with lawyer. zenquix, what do u think?

I have found some of the major defects for my house:
- Hollow Tiles in Dining and Living (already changed yesterday)
- Most of the lighting & plug point not function (already settle last week)
- Water Leaking at Car Porch drainpipe
- Water Mark found at Master bedroom bathroom's wall (wall with aircond point) bottom area (after did water proof test)
- Above the court yard, near skylight roof, found a big hole

Minor Defect
-The court yard floor with rocks (batu kecil) near toilet wall is wet always (i am not sure it is same to all houses or not?)
- Store room door cannot close firmly
- Water leaking at water meter area

You can see with your eyes, there is no plaster ceiling at ground floor, or you can open the plaster ceiling cover near living room wall with aircond point), then u can see the piping which is linked to 1 floor. but this is for type A, I am not sure same to others or not.

I also hightlighted this to them but they seem like no further action and said waiting the confirmation letter from their Architecture. So I just wait for it and also will take legal action for this. please ask them for the official letter if they insist no plaster ceiling for the ground floor, then only u can consult with ur lawyer.

I used coin 50cents to knock all the tiles. their contrator using iron ball to knock which got more easy checking.

For the waterproof, buy 4 packs clay from stationery shop and stick them on each bath room outfall area and let the water flood ur bathroom for 1 inch high will do. put this for few days and check all the walls. if got water mark then the test failed.

How long do they take to repair defects after your complain? I am sending the list of defects to them this weekend. Haven't check them properly.

naing, u don mind for the plaster ceiling for ground floor? I wanted to put downlight at ground floor, so must do the plaser ceiling.
i raised these on 24th Feb and repaired tiles and power point defect by 7th Mar. still waiting for the others defect to be repaired.

yeah.. it is skim coated. However it is cement ceiling instead of plaster ceiling, cement ceiling cannot install downlight unless u use those cone type downlight and need to conceal your wiring if added more downlight.

i think it should be "skim coat and fibrous" plaster ceiling instead of "skim coat cement ceiling and Fibrous plaster ceiling" tongue.gif
any explaination will do, as long as they send me the official letter for their explaination.

ground floor is around 10 ft height and you can see crossbeam between living and dining room, it should around 1 ft, gam gam for the plaster ceiling to cover the beam.

for plug point, bring ur small electric appliance or phone charger plug into every plug point to test. for lighting point u have to buy a test pen and bring a ladder (but not advise to do this if u r not pro la.. smile.gif)

no choice la.. i edi gave them the key only the main door key.. but don give padlocks key, if possible find some old pad locks and give them the old 1 after u install the grills.

I edi paid 2k for the deposit. Yes, u have to pay for kitchen, wiring & Grill works. Grill is categorising in iron works. for more detail please see the attached TTDI reno permit request form. [attachmentid=2094372]

yeah.. i am type A. it is spray paint without powdercoat.. normal price is rm9 and 11 for windows and door and u need to topup a bit for windows frame skirting.

Actually I didnt compare with the onsite contrator. but I did compare few for outside contrators. For that onsite contrator, I got asked them for the plaster ceiling price but they didnt give the actual price, just said everything they can do, price sure give reasonable 1..
so I not dare to ask them come to my house for measurement. Got 1 day, 1 of the guard came to my house told me that these people con people 1... haha not sure true or not.

The location is good if the next launch is in front of Spira but it's too expensive if what you said is true for the price. It was just 490k for viola! And Viola will be ready by next year.

I dont think the water pressure is good enug if we open few of the water taps at the same time. I going to install water pump anyway. Do u guy notice that we have a water pump plug point on the second floor roof? and there is one switch at the family room for that water pump point. Since it is given, why not we use it? just nees to buy a water pump and pay for the installation fee, no additional wiring needed edi. Who got any idea about water pump? looking for budgeted and quality 1.
