that would be great tanong... do u mind share it here?

Hi sure, for plaster ceiling, here is the contact:

Wai: 012 382 0523

Very nice and humble person. He can come down for site inspection and give you a quote on the spot. I will be engaging his service right after the BIG WATERMARK problem is resolved...... which I am not sure when.... sigh....

QUOTE(12FX @ Mar 20 2011, 12:33 PM)
normal practice to ponding test ur bathroom about 48 hours. make sure u proper seal the floor trap. if after 48 hrs u don't see any sipping than your waterproofing should be ok. although 48 hrs quiet long time but it is a reliable time frame to do a test. but don't get fooled by the good result. sometimes waterproofing layer will last up to 3 or 5 yrs. it depend material used by developer whether cap ayam or good one. if good one it can go > 10 yrs.
*
tq for the tips.. i found out my master bedroom's toilet got leaking problem... watermark and drips to 1st floor...others i suspect the same but no water mark appeared.. maybe need to use 3M masking tape to ensure the flow is totally sealed.. smile.gif
what did use to close the water trap?

I did flooding test in 3 bathrooms from 2nd floor only. Only master bedroom's bathroom hold water after 48 hours. Water disappeared in others within 1-2 hours like you said. And a water mark appeared in 1st floor ceiling. I just included them in my defect list and sent to yousof.
*
hi naing... when do they will rectify after submitted the list? any idea?
anyway.....nice grills u have smile.gif... went to three kim facebook.. & saw some pics taken from spira.. i think its ur house...

QUOTE(zenwell @ Mar 20 2011, 10:36 PM)
normally how much is the booking fee for alam impian houses? i heard there's another new launch coming in April right? I've nvr bought a house before. this is going to be the first time. Got some noob question here. If we can only loan maximum 90% from the bank, then when we need to pay the 10% to developer? is it when we book the unit? let's say the new phase is launched this year but will only be complete in 2013, when do I need to pay the 10%? when do I need to get the loan approved? when will I need to start serving the loan?
*
booking/deposit fee usually rm10k required by ttdi... 10% -10k is within 14days signing SPA..

RM 50 for installing a lamp? Wow... expensive!..lamp itself maybe just RM 100/200, right? I did it my own and got only trouble with installing heavy lamps in plaster ceiling in the first floor:) I thought i was wasting my time by installing myself but now I know that I might save a lot from that:)

naing,

actually most of my lamp installation only cost me rm10 each, except for 1 complicated lamp (with all the fancy diamond2..hehehe women taste) cost me rm20.

we dont have enough time to do it on our own, every weekend we went to spira with my little baby boy, last saturday 3kim did my grill and yesterday need to bring my mom's maid to clean up the house..
*

[/quote]
i think ur house is the last for 3kim grills for now......hmmmm... that froggy asked his samseng go kacau them again!!! feel like want to report to ttdi again or should i report to police???.. almost pay some deposit to 3kim but suddenly they received call from froggy to get outside immediately discuss with those paid samseng... haih!!!!

anyway, u choose very nice grill... infront of playground near guard house right?

It maybe so for you since you are an investor but for own stay most may not want to spend 650k for a house. Then 520k house maybe better choice for them. It's about affordability for buyer like us. I paid 700k++ for 2500 BU corner in Spira. Even if Viola corner with 3100 BU and bigger land cost just 800k, I would not want that as I just need 2500 BU house and don't want to spend 100k more to get bigger land and BU. Money is issue for most of us.

I think everyone have their own POV. If got money many would want to go for I&P as well because cheaper price psf and it is nearer as compared to TTDI very deep inside. But is TTDi area nearer to Jalan Kebun exit?
*
nope.. its nearer from i&p to jln kebun

QUOTE(naing @ Apr 20 2011, 11:34 AM)
A few updates........
1) So far, 5 houses seem fully move-in.(From what i see lights and cars in their houses at night time).
No 2 and 54 in Jln PA 121 ( one end to another end of the road:)
No7 in Jln PA 118 and
No 11 and 23 in Jln PA 120
I am one of the pioneers. Although only a few owners in Spira, I don't feel any worries on security. I find security guard rounding on the front road and back walk way      very often and that probably makes me feel secured. And I have grille and alarm, of course:) I hope more of you will be move-in soon so that we will have a proper community feel.

2) TTDI Defect fixing contractor came last Saturday and check the defects. Since I will only be free on weekend, they accommodate my request to come and fix them only in weekends. I appreciate about the flexibility of TTDI in following the request of their customers.

For water leaking in bathroom floor, they use water proofing cement between tiles to fix the problem. No hacking so far. Probably, I have to retest it again.
Other defects are minor like crack tiles.  They will replace those tiles next weekend. Defect fixing may take a few days or weeks in my case so please be prepared:)

naing, i see u seldom online here.. i wonder which ISP u are using for internet knowing that no fiber nor copper installed around ttdi AI? sweat.gif

Any telltale signs that we should look out for?

Last I have seen, we don't have water meter yet (using a bypass for water aka stealing water)
*
no sign if the pipe going to burst... i came to visit my house the night before it happens.. no sign... no noisy sound or dripping sound... just that on the next morning my contractor rang me and mentioned about it... the water is everywhere including 1st floor..

got frustrated and immediately call ttdi to come over...that time i angry edi vmad.gif ... luckily they responded really fast (less than 2mins)... en nasir & mr lau really helpful.. they also spots another defect on the roof.. plus guarantee will change all floor boards...i hope ttdi main contractor will take serious action.... till yesterday i dunt see anything done except tighten the pipes... dunno if 100% rectified...

not sure if they can keep promise to rectify all probs b4 moving in... anything else we can do to make it faster?? aiyahhhhhhhhhh rclxub.gif
