normal practice to ponding test ur bathroom about 48 hours. make sure u proper seal the floor trap. if after 48 hrs u don't see any sipping than your waterproofing should be ok. although 48 hrs quiet long time but it is a reliable time frame to do a test. but don't get fooled by the good result. sometimes waterproofing layer will last up to 3 or 5 yrs. it depend material used by developer whether cap ayam or good one. if good one it can go > 10 yrs.

I did flooding test in 3 bathrooms from 2nd floor only. Only master bedroom's bathroom hold water after 48 hours. Water disappeared in others within 1-2 hours like you said. And a water mark appeared in 1st floor ceiling. I just included them in my defect list and sent to yousof.

normally how much is the booking fee for alam impian houses? i heard there's another new launch coming in April right? I've nvr bought a house before. this is going to be the first time. Got some noob question here. If we can only loan maximum 90% from the bank, then when we need to pay the 10% to developer? is it when we book the unit? let's say the new phase is launched this year but will only be complete in 2013, when do I need to pay the 10%? when do I need to get the loan approved? when will I need to start serving the loan?

ya  ya.....in my case...frustating from 1st step....submit defected report...anyone knows who should I send email to...bcos i been trying hard call sales office & customer service line...my call been hold , transfer & wait  more than 10 minutes .

After they changed my floor tiles, 6 out of 7 not even, need to change again. I got 11 defects but so far only 2 are done. not efficient

just wud like to comment about the HT cable.. if u have survey the area in Kemuning Utama lagi nearer to HT. but still people buying. i was also 1 of the prospect who almost buy that property... in PH also where i live also hv HT. in AI Spira the HT is not a big issue as it is quite distance lah....

hmmm tp from scientific study... if u bela lembu and place them near the HT cable sure byk susu... hahahaha...

It maybe so for you since you are an investor but for own stay most may not want to spend 650k for a house. Then 520k house maybe better choice for them. It's about affordability for buyer like us. I paid 700k++ for 2500 BU corner in Spira. Even if Viola corner with 3100 BU and bigger land cost just 800k, I would not want that as I just need 2500 BU house and don't want to spend 100k more to get bigger land and BU. Money is issue for most of us.

I think everyone have their own POV. If got money many would want to go for I&P as well because cheaper price psf and it is nearer as compared to TTDI very deep inside. But is TTDi area nearer to Jalan Kebun exit?

A few updates........
1) So far, 5 houses seem fully move-in.(From what i see lights and cars in their houses at night time).
      No 2 and 54 in Jln PA 121 ( one end to another end of the road:)
      No7 in Jln PA 118 and
      No 11 and 23 in Jln PA 120
I am one of the pioneers. Although only a few owners in Spira, I don't feel any worries on security. I find security guard rounding on the front road and back walk way      very often and that probably makes me feel secured. And I have grille and alarm, of course:) I hope more of you will be move-in soon so that we will have a proper community feel.

2) TTDI Defect fixing contractor came last Saturday and check the defects. Since I will only be free on weekend, they accommodate my request to come and fix them only in weekends. I appreciate about the flexibility of TTDI in following the request of their customers.

For water leaking in bathroom floor, they use water proofing cement between tiles to fix the problem. No hacking so far. Probably, I have to retest it again.
Other defects are minor like crack tiles.  They will replace those tiles next weekend. Defect fixing may take a few days or weeks in my case so please be prepared:)

I was told there's no telephone line, yet, as well. Normal for new dev.

I also got the electricity bill last week and it is not name also. the name is "Halizan ...." I called TTDI and they said the bill name still under TTDI. they need 3 months time to change the name. and again the postcode is 40470 stated in the bill.

Any telltale signs that we should look out for?

Just update, anti-gaara's house room 1&2 plumbing burst last week sudenly. a lots of ttdi people came to investigate it. They found bright light coming thru from roof top also as they said is defect as well. so just to inform all abt this.

I tot they have a defect form that you can fill in, then submit? last time I did my own report & also check defects for other ppl with a fee
