I paid 10%-10k when I signed S&P and the same amount was mentioned in the letter too. My case is straight forward as no EPF involved. And it clearly states how much I paid & how much need to pay as deposit & balance sum amount in my S&P.
yup.. urs are simply straight forward. smile.gif ..... what about the others? care to share?

Hi bro...

I too paid the remaining 10% + RM400 disbursement at the Naza office when signing the SPA.

Regarding the other 2 CCC copies that you mentioned (those that will be mailed)....are they the same as the one in the SPA? If not I'll have to find out what happen to my copies.
*
hi y2k tongue.gif
i believe ur guys SPA is priced at discounted price. correct? but mine is at full price & discounted later - can place the cash for other things first.

the CCC copies are the same. i think the most important is the letter that attached together with.. mine stated balance to be paid (which not the correct one) & due date for reimbursement (4 march)

If you are interested in TTDI alam impian, you should contact to TTDI ASAP. They may have houses available in both Spira and Viola. Check with them time to time...

I don't understand "SPA is priced at discounted price". Are you talking about lawyer's fee? If so, yes lawyer's fee for SPA is not included when we signed our SPA.
*
i presume ur SPA is bumi price.. the lawyer told me if SPA is with that price, we have to pay the remaining balance lump sum...

The show units were sold about 200k more of the standard ones, wear and tear included. i think thats overpriced. surely can get cheaper stuff.

My house has already been clean & ready to move in. Saw cleaning crew cleaning house by house. Since you just bought the house, the turn for cleaning your house maybe the last.smile.gif
Don't worry. They must clean it for you.

No no. I just meant that TTDI clean it nicely till move in condition:) still waiting for the loan disbursement.

How's your loan disbursement progressing?
*
ic... tongue.gif .. naing.... ur bathroom is already installed with shower and tap yet?

my loan agreement has been sent back to the lawyer for stamping..then the lawyer will advice bank to disburse the loan amount.. however, i haven't paid the remaining 10% ... i guess they are waiting for that first before executing the loan.....

in my case, developer lawyer and bank lawyer is the same person as i use their panel bank. should be easier and less hassle... not too worried on late disbursement event... hopefully not happening to me

true. ive seen before people lazy to pay guards. we definitely need guards for the next 4-6 years because of the township being super new.

nasib 2 years free. and have u seen the guardhouse? it's Mutiara-Homes like. so quite wasted if not fully utilised.

make it a card system then ppl will see it's worthwhile to pay for guards.

as long as senjata TAK makan tuan. HEHE

QUOTE(KeMM @ Mar 6 2011, 11:46 AM)
Hi guys. last night I just spent the night there.. It was quite and peaceful. hehehe.. best lah.

I've installed most of the lights yesterday (yes on my own). today I'm gonna put up the fans. I'm just taking my time here doing things at my pace. no rush lah.

last night I notice some strange sound, don't know where it's coming from. sounds like and engine/machine. it's very quite here so small sound can be notice quickly. I'm guessing it must the the sound of the plant next to our neighborhood, but when I went out and check, ermm.. not really.. it could be the acoustics effect, where you cant hear things directly but you may hear it after the sound reflected.. one thing for sure, I don't think it's ghosts lah.. tongue.gif

I changed my mind about having the grills on the front side of the house. I'm thinking to put the grills only at the back/kitchen area where it's exposed and near to the fence. I like it the way it is. It's breezy here too if you open the front sliding door and and the kitchen door. Wahh so nice..

the street lights, on the way to Alam Impian not turned on yet. however the streetlights inside Spira, few on them are on already. one being near my house.

I really like the house here and I glad I bought it..

I hope you like you house too. I wonder who will be my immediate neighbors..? no 22 & 26 jln 35/118? whoever you are, I hope to see you soon!

Alright, thats my 'report' for now. Im off to the workshop I had a flat tire last night exploring the road around kemuning/jln kebun area. luckily I have all the tools with me.

Hi all, I just got my key today (Jln 118)! Am just concern why plaster ceiling is not included on the ground floor. TTDI staff said we have to write in (ok to email the customer care email). Will start renovation once we submit the defects, which so far does not seem to be major except for the water mark on the staircase and kitchen wall due to neighbour's pipe. Hope to move in by end april! smile.gif

btw, anyone has value for money and good curtain contact? smile.gif

haluuu.. im 118 too will get my keys tommorow.. any good contractor for plaster ceiling ?

congrats neighbour! smile.gif ... i have not tried the contractor before, am arranging him to come by tomorrow morning 10ish to measure and quote for plaster ceiling, painting etc, as well as 2 grille suppliers. If you happen to be there, feel free to drop by.

really glad to hear that so many are moving in, seems that there will be many wonderful neighbours! smile.gif

i wish i can be there. will not be around until sunday. hope u can share with us the quotation u get smile.gif. i am planing to have a plaster ceiling but a simple one will do. maybe L box at hall , plain plaster at dining & entrance & no cornice as well.. current contractor around TtdiAI quoted for rm3800 which i think way too expensive for this design..

anyway, there will be no re-piping works needed in my case. just a minor wiring for my plaster ceiling and others will be the kitchen cabinet & wordrobe ..not sure i still need to apply permit that cost rm2000 deposit for reno.. any advice?

In the SPA the postcode is written as 40460 ... however at the sign board in front of the spira houses it is written as 40470....even I&P houses the postcode is 40470...is this typo in the spa..should we notify the lawyer?

called naza..was informed 40460..that means the signboard in front of of our houses are wrong!!!!!!
*
hey guys, i know postcode thingy has been a while discussed but still no confirmation here... can anyone advice?
i also found that the street name in Jawi is wrongly spelled! it sounded as Kholan Panglimanang Awang.... lol laugh.gif

Pse advice as i need it to fill up insured address for fire protection.

sure, will share the quotation with you once I get it. Am doing plaster for the entrance (level with beam), living room (all 4 sides box up) and dining area also (center rectangle box down). RM3800 for what you mentioned sounded quite ex. Also need 3 extra aircon points, lightings etc.... Siong ah.... unfortunately think we need to pay the RM2k deposit as long as got kitchen reno, grill installation etc....
*

aiyak... i need to hold on the reno part... need more time before renovation. i got a list of defect list for my own masterbed room sad.gif .....
watermark at ceiling & timber slip, ugly touchup, and also lantai kosong due to uneven cement!!

Anyway, hope u can share ur quotation.. hehe

I suspect you are my next door neighbour ...I have water mark on the left side side (direction-if u come in from the main entrance), that means right side for you?

plaster ceiling still waiting for quote as I have other requirement.... also getting unity kitchen to quote but they seem so slow in getting back...

Got some quotes for wrought iron grille (I wanted the simple white one), the cheapest (mentioned they quote me the before CNY price) so far is:

Door:  RM9 per sq ft
Window: RM7 per sq ft
Powder coating: add RM2.5 per sq ft
Galvanize (to cover top of courtyard): RM4.50 per sq ft
*
hi .. tq for your info.. anyway, i dun think u are my right side (if facing main door) neighbor as no water connection outside all this while..probably the mark would be the same area if facing this prob. smile.gif

i also heard about unity kitchen. most of their cust satisfied with the quality they gave..u can check their comments somewhere in this forum.. i think its worth to wait.. smile.gif ..

i choose kian for my cabinets.. love their kind approach.. they visualize few designs with their super fast sketching and will come out with 3d design for u later... smile.gif

i almost forgot to ask u guys about water pressure in spira specially at 2nd floor... for me, the pressure seems to be very poor... cant imagine that we got 3-4 washroom but cant use it at the same time.. i've asked them recently about this.. the only way is to install water pressure device sad.gif... anyone facing the same prob?

mind sharing ur courtyard grill as well? smile.gif

I dont think the water pressure is good enug if we open few of the water taps at the same time. I going to install water pump anyway. Do u guy notice that we have a water pump plug point on the second floor roof? and there is one switch at the family room for that water pump point. Since it is given, why not we use it? just nees to buy a water pump and pay for the installation fee, no additional wiring needed edi. Who got any idea about water pump? looking for budgeted and quality 1.
*
why not just list it into defect list since this problem does not involve everybody?

hi I got my plaster ceiling quote, just to share with you:

Entrance
Living room L  box
Dining area L box
Kitchen plaster above kitchen cabinet in a U shape around the kitchen ceiling (due to beam outside kitchen, ducting from hood is an issue and will appear obvious, unless I put plaster ceiling)

Total: RM2,700

He used to help me with my current condo. Very responsible and does not need much supervision previously once I told him what I wanted. Did a fantastic job, that's why I asked him again. If you want his contact let me know.

By the way, does any of you have contact for paint job? I was quoted like RM4,000 to 5,000 (paint included) for interior for type D. Is this reasonable?
*
that would be great tanong... do u mind share it here?
