Aiyah no read paper today.. early bird how many %? I just received SMS. It's a double launch.. TTDI Grove & TTDI Alam Impian. Naza sales office sure very crowded tonight.

Yup.. going there after work with wife, mozzie repellant, some bread, lotsa magazine, foldable stools.. I've done it before with wife for the PS3 launching at BU last year. It will be another chapter written in our memory lane.. thank god I have a supportive wife.. I'm shock to hear the minimum price is 720k...

There's alot of rich ppl in lyn forum. Trust me it will be sold out.. I might not be the lucky one.

Yes, I tell myself.. never try never know. Anyway I went to TTDI AI site and saw alot of construction going on.. dusty and dry! Actually the TNB pylon also quite near.. but for me its still acceptable. Similar to USJ Heights houses..

Did they change the price for the house?

Just rang Naza Sales Office. 20x80 & 22x80 left very limited units. Only left 24X80 and its 750k above (steep) I think I wont qualify for it.. damn..

This is real bad.. if I queue until tomoro morning, then later cannot get any unit.. How? If like that might as well they just open to their staff and staff punya family.. etc etc..
I suspect its the same scenario with Spira. Later they will open the withhold units, sell out and jack the price again.. teruk giler.. I also got a few (read 'a few') phone calls from this 'ulat' asking for RM1k for spot 11-15, 16-20 for RM 500. Sigh..

24*80 approximately 2890 sq.ft. Units facing south + garden + small backyard = 762k (minimum). S&P sign on the spot and must fork out remaining 10% downpayment (10-3% early bird disc) not more than 14 days. I would say Aquina is 90% Chinese and balance is malay, consist of Datin's daughter (she bought the biggest corner unit for 1.56mil) air force leftenan general (very humble + friendly malay chap) company directors & singaporeans (I think got 10-15 of them). I would say it is a good buy for those who want a pure G+G anf big house.

Where got inconsiderate? Make money .. willing buyer willing seller. Betul tak, azikman?

Yes. It is. Unfortunately I cant draw out the balance of the 7% d/p within such a short time and I cancel it. I double check with the SA and she said is non-negotiable. My fault as I nvr enquire in detail if we need to pay the 10% d/p upfront. I thought it was after 2 years. Silly me.. After all the queue and time spend, I fail again. Everyone in the family got a shock and of course, dissappointed. I just like to say congratulations to those who manage to nab the units you want and no worries, from the look of the crowd, it will be a happy neighborhood..gonna miss u all.

The 20% is according to the S&P due to the hse progressing fast or it is because this is your 3rd hse that you need to fork out a little bit more?

In this case the BU of the house will be smaller. Can it be calculated this way? I thought it was supposed to be calculated starting from the main entrance door to the back door. Some of the units got extra land at the back and it is not calculated as part of the BU.

Agree and no offence taken. A not so smart move for me because of the need for biz cash flow, I need to use the cash in hand anytime. I shall rest my quest and wait for awhile. Azikman, thanks for the offer, spira is nice too, i nearly become neighbors with naing.

Actually the prices in Iproperty sometimes does not reflect to the actual price of the unit. Some investor will try their luck on the prices. I've already encounter a few incidents where bank refuse to give full loan to some units due to the over quote price.

Actually not anyone can do G+G and you need a very strong RA to support this. Furthermore getting approval from the authority (MBSA) is not easy either. This morning government just announced up to 105% loan to does earn below 6k for to buy a house below 420k, must stay at least minimum 10 yrs before can sell. Young grads can always start from buying low cost properties, slowly upgrade.. I believe alot of ppl is doing it rite?
