QUOTE(y2kfirewalker @ Jun 24 2011, 10:54 AM) Queuing overnight not as bad as it sounds; can actually leave good memories. Somehow I prefer to do it myself rather than pay ppl to do so. Bring wifey, chit-chat down the memory lane... Yup.. going there after work with wife, mozzie repellant, some bread, lotsa magazine, foldable stools.. I've done it before with wife for the PS3 launching at BU last year. It will be another chapter written in our memory lane.. thank god I have a supportive wife.. |

QUOTE(kwong02 @ Jun 24 2011, 01:08 PM) few people already q there before lunch. there are few chair outside. Basically 723k is what mention correctly for this phrase. because 606k is for limited unit 20x80 and most of them already hold by its director. so u can forget the cheapest one unless u r the one who q first row. This people queue for TTDI Grove or TTDI AI.. |

QUOTE(scopolamine @ Jun 24 2011, 04:19 PM) Just came back from the office. Starting price no longer 606k. The only units of 606k 20x80 and one row of 22x80 all taken up by internal directors. This is real bad.. if I queue until tomoro morning, then later cannot get any unit.. How? If like that might as well they just open to their staff and staff punya family.. etc etc..Also, until now, they still cannot confirm its a 2% or 3% discount. Going to have a meeting later at 5.00pm to decide final price and discount given. My gut feeling tells me it will be a 2% First 20 rows all taken up by seat warmers demanding RM800 quick money for a spot. Internal staff given priority on bookings i can see with some units "somehow" withhold for no reason. Sigh.. what to do... Good luck guys! I suspect its the same scenario with Spira. Later they will open the withhold units, sell out and jack the price again.. teruk giler.. This post has been edited by Jenn77: Jun 24 2011, 04:40 PM |

QUOTE(y2kfirewalker @ Jun 25 2011, 11:54 PM) i&p karya 24x80 2,803 sqft 651k ...ttdi aquina 24x80 707k .. so now it seems that TTDI 50k+ more expensive than I&P. Anyone knows the built-up for 24x80 aquina? 24*80 approximately 2890 sq.ft. Units facing south + garden + small backyard = 762k (minimum). S&P sign on the spot and must fork out remaining 10% downpayment (10-3% early bird disc) not more than 14 days. I would say Aquina is 90% Chinese and balance is malay, consist of Datin's daughter (she bought the biggest corner unit for 1.56mil) air force leftenan general (very humble + friendly malay chap) company directors & singaporeans (I think got 10-15 of them). I would say it is a good buy for those who want a pure G+G anf big house. QUOTE(azikman @ Jun 26 2011, 12:03 AM) Where got inconsiderate? This post has been edited by Jenn77: Jun 26 2011, 12:06 AM |

QUOTE(naing @ Jun 26 2011, 08:14 AM) Yes. It is. Unfortunately I cant draw out the balance of the 7% d/p within such a short time and I cancel it. I double check with the SA and she said is non-negotiable. My fault as I nvr enquire in detail if we need to pay the 10% d/p upfront. I thought it was after 2 years. Silly me.. QUOTE(freedoman @ Jun 26 2011, 12:47 PM) Yes,agreed with spydermind, everything is negotiable, I settled my 10% in 5 weeks, and remaining of 20% in 90 days as the house progress pretty fast. The 20% is according to the S&P due to the hse progressing fast or it is because this is your 3rd hse that you need to fork out a little bit more? |

QUOTE(juinnchin @ Jun 26 2011, 09:18 PM) Went to show house this afternoon, I believe that the way of BU calculation has changed, previous cal was from the house entrance till the back door length, where else new cal. is from the car porch support beam to the back door length, that is why new phase has bigger BU size. In this case the BU of the house will be smaller. Can it be calculated this way? I thought it was supposed to be calculated starting from the main entrance door to the back door. Some of the units got extra land at the back and it is not calculated as part of the BU.Hope anyone of you may verify this. |

QUOTE(spydermind @ Jun 26 2011, 10:43 PM) Azikman, if Jenn cannot fork out 35k and thought that he can settle the 35k in 2 years time, i seriously dont think he can afford Spira subsale...let say if the price is 550k...10% downpayment is already 55k , furthermore need to pay SPA fee and stamp duty, etc... Agree and no offence taken. A not so smart move for me because of the need for biz cash flow, I need to use the cash in hand anytime. I shall rest my quest and wait for awhile. Azikman, thanks for the offer, spira is nice too, i nearly become neighbors with naing.Jenn, no disrespect, but seriously you could consider getting 95% loan, otherwise, it will be tough...subsales is out of the question if you ask me... |

QUOTE(klangboy83 @ Jun 28 2011, 07:49 PM) I just bought a unit in Aquina also 24x80, met 6 other buyers on the first day launch, all are Chinese and bought for own stay. So when another forumer said 90% are Chinese buyers, that's probably correct this area will have lots of Chinese residents Agree. But are those buyers buying for own stay or investment? As far as I heard from the crowd, most of them buying for investment. Anyway its still a good buy and I do agree on the location part. Congratz! For those that think this is not a good buy, try to check out the area physically and check out Alam Impian master plan (large plots are reserved for semiD and bunglow), I think the area will develop into a high end residential area and its location is very strategic, connecting Klang with Subang/PJ/Puchong within 10km radius! |

QUOTE(master mamu @ Jul 4 2011, 09:23 AM) agreed....the price cant go more higher than this.if 1 million better go for a bungolow at other locations.750k was ok. Well the selling point here is the G+G and I'm sure there will be people willing to buy.. if succeed, then other investor will start to jack up their price. |

QUOTE(naing @ Jul 4 2011, 04:01 PM) I am just worried that if the pricing of Spira is out of control, then it will definitely be crashing down soon.... Actually the prices in Iproperty sometimes does not reflect to the actual price of the unit. Some investor will try their luck on the prices. I've already encounter a few incidents where bank refuse to give full loan to some units due to the over quote price. QUOTE(master mamu @ Jul 4 2011, 04:16 PM) If u going to say G&G is the reason for the price to be high......I&P also inform that the community can get thier own guarded guards with a min maintenance fees.....this is sufficient enough. Actually not anyone can do G+G and you need a very strong RA to support this. Furthermore getting approval from the authority (MBSA) is not easy either. This morning government just announced up to 105% loan to does earn below 6k for to buy a house below 420k, must stay at least minimum 10 yrs before can sell. Young grads can always start from buying low cost properties, slowly upgrade.. I believe alot of ppl is doing it rite? the house price is going so high.happy for the investor as they make thier money.but sad for the young graduates.cannot effort. |
