There are a few houses still available but houses for sale are becoming less and less. Even if with sub-sale price, Spira is still attractive comparing with latest launches.

Anyway, if you can tell me what type of house you want, I can get agents' phone number for you. I find a few houses for sale in 22x70, 24x70 and 24x75 types.

Agree, Naing is very reliable and I got some contacts from him too. biggrin.gif

QUOTE(lyewp @ Jun 20 2011, 11:01 AM)
Hi...I've been doing some research in Alam Impian...quite a nice place. Still thinking very hard whether to get a unit or not.... But after surveying the area, I have one big question in my mind....hope someone can share some opinion on this...

I notice there is a toll everytime we go in and out from AI which is convenient access to highway to PJ and KL....

What if the toll rates increase in future? Will it affect the property price in AI?
*
I'm currently doing survey as well. To be honest, I found out that most of the roads (for convenient sake) is full of tolls, or else you will face the traffic jam. To me, for the current price of 650-750k, if you're looking for a decent, nice design house, you will have to look quite far away as developer keep pumping up the price and raising the standard (more developers focusing on either high end condos and semi-d's) The best thing in this TTDI AI (NAZA) is the proper G+G & the low density for each type of development (spira, sephira etc..). Not to forget the environment around it, quite serene. For the asking price I think we got to give and take a bit.. just my 2 cents. biggrin.gif

you are lucky if ur house is facing garden. the other day i invited around 30 ppl to my house and they parked their car around the garden.

i instructed the guards to ask them for password for my guests to enter. one did everything by telling the guard my name, house number etc but was not let in. she didnt bring her hand phone so she had to go back and get it to retrieve the password.

thats how good the guards are. unfortunate to that friend of mine for confirming last minute.
*
That is indeed very good. smile.gif Just know heard a very bad incident in our friends Taman. Almost all of the dog got poisoned on Friday night. Thiefs came back for revenge after they fail to break in a house nearby. Personally I feel that nothing beat good security and good neighbors. smile.gif

Had a long discussion with my wife just now. I'm hoping to get Aquina end lot. There is a launching this Saturday issit? Didnt reveive any SMS this time.. hmm.gif Btw, just to double confirm, it is fully G+G rite?

It seems like you are in-love with TTDI AI and always come back to it again and again. smile.gif I was undecided for almost 1 year to buy a house in Shah Alam looking around Kota Kemuning, Bukit Rimau, Alam Impian and Kemuning Utama but it was very easy decision for me when I see Spira. The modern house design, the neighborhood layout with houses circling the play ground and G&G concepts are hard to resist for me.
*
Yup. Thanks to you to intro this beautiful township to me. Yes, my heart is always with TTDI AI. I would say it is still affordable compared to some other development. I've been to I&P Kinrara, Damansara. Cahaya SPK, SD Denai Alam etc.. some of it too far from my working place and some of it too expensive for a peasant like me. G+G is always my main priority, 2nd will be neighbors (too bad it didnt happen on the Spira unit u recommended, Naing) I can feel this place will have alot of potential but it just need time to grow. Regarding the flooding issue, I think it happened long time ago and area's like Tmn. Sri Muda (Kemuning Utama) was hit badly too. Ppl always said too avoid that area due to the bad flooding issue, but look at Kemuning Utama now, so many ppl buy house there. I dare not say flood wont happen in TTDI AI, but I do hope it wont.. smile.gif

Thanks freedoman, naing and the rest for the very comforting information and solid facts that with my shallow knowledge I will never think of. It will be worth it for my queue on Friday.. Guys I forgot to ask, hows the air quality so far. PH recently hit with haze almost every night. Smells like burning wood and last week Thursday, saw big black thick smoke coming out from the rubbish dump site behind PH. sweat.gif

Just want to share with you all what I heard from a TTDI contractor..
1) Building work for Sephira will start in the end of this month.
2) The building of TTDI shop lots will probably start soon (timeline between August and January). TTDI probably launches shop lots very soon if this date is true.
3) TM will start providing Unifi to Spira if the occupancy in Spira is above 15%.

Added on June 21, 2011, 5:11 pm

We had a discussion on air pollution in TTDI AI in this forum before because of nearby tar factory and some claimed to smell when the wind was blowing in the direction of TTDI AI. And I sometimes saw the white smoke came out from factory's chimney when I went and checked my house.

Since i moved in to Spira, I don't see any smoke coming out from the factory anymore. I am not sure they are still in production.

Apart from that, no air pollution problem in TTDI AI.

Thanks again Naing. Hope to buy you a drink some time.. cheers.gif Sorry for being overly cautious... I want my family to have the best this time around. nod.gif

Jenn77, u plan to overnight there for the launch??
wow~i think the competition is very tough sweat.gif

Plus, TTDI will launch AI and TTDI Grove at the same day.

Happy camping smile.gif

U?Bank officer checking through my eligibility for loan now. If bank result is positive, I'm gonna camp. I even camp for the Sony PS3 launching at BU.. tongue.gif A word of caution. It seems like there are a bunch of 3rd party loan agents prowling and lurking around in the property forum claiming their from certain banks. Actually they just get commission and some of them are not authorized. Just beware who you gave your information to and please do a quick search on their background before you commit to them. I called Naza office today and they say its gonna be pack! sweat.gif

is it a lot of people already queue on the previous night?

Yalor.. what time and when should I go to Naza's office? Please advice! See u there afag. tongue.gif

QUOTE(kokmengng @ Jun 21 2011, 08:33 PM)
Bro, 10k is fully refundable if u failed to secure any housing loan. I have double and triple confirm on this with NAZA sales office. At least for this new launch and most important you still haven't sign the SPA. You may want to double confirm on this yourselves. Also, good luck for you on the launching day! I am out from the race. Thought of joining the queue but after much thoughts i decided not to buy due to my very own 2 reasons: 1) high tension cable running across TTDI Alam Impian + 2) Klang river at the back. Well, not to influence anyone of you here. This is just my own reasons and preferences. Personally, like most of you, am pretty impresses by the RnR concept in TTDI Alam Impian. Congratz + good luck to all TO-BE Aquina's residents!!  biggrin.gif
*
Denai Alam & Putra Heights by SD also has the same problem. But my PH house is away from this high tension cables at least. Anyway I have no issues with the flooding, but I will double triple check about the high tension cable wheter it will run too close to Aquina. tongue.gif

Hi guys, i have a silly question. Just checked on Aquina, they are on fully Sand Brick for the divider wall as well as internal and external wall.

I&P was on Clay Brick on divider(party) wall.

Anyone feel the difference, if any?
*
Where did u get the info? I didnt even see how the house look like.. nothing on AI website.

QUOTE(lyewp @ Jun 22 2011, 01:32 AM)
Thanks for your opinion.... Does anyone know how long will this phase (Aquina) take to complete? 2-3 years?
*
I've checked with the bank they said its 2 years from launching date. Usually is 22 months complete.

QUOTE(mmarklee188 @ Jun 22 2011, 09:04 AM)
Kinara I&P, when was it launched? What are the prices?
*
Sorry not sure which exact phase, I think it was the BK5 ones. Even the latest superlink from 958k to 1mil ++ also snapped up within 1 day.

QUOTE(12FX @ Jun 22 2011, 09:24 AM)
where do u get the info? just curious...clay brick on divider (party) wall is a must for any type of link house due to fire rated features.
*
By law it should be either cement cast / slab on site for party wall or either double clay brick (min 250mm thk). This is one of the building standards. Even at USJ Heights, from NKVE we can clearly see they use sand bricks for normal walls but double layer clay brick for all the party walls.

Anyway I'm going to go through the specs before making any final decision, it wont be a blind buy for me. smile.gif

what are the panel bankers for this Aquina?
*
OCBC is one of them. If you need contacts, PM me. I got it from Naza sales.

QUOTE(scopolamine @ Jun 22 2011, 10:08 AM)
Hi Jenn77, its stated in their brochure cement sand brick with no mention of Clay brick in particular, therefore im assuming it to be sand brick unless law stipulated to be otherwise and they have to comply?

If yes, (clay brick) why didnt they put in their brochure? Just wondering... And i miss that courtyard... sad.gif The balcony has a kind of retractable aluminium blinds build into.

I'm suspecting it to rust, (on the track) overtime and might be a good idea to take it all out? Other than that, im looking forward to Aquina!
*
Will you mind uploading some picture up for us and especially the layout? The earliest I can go is tomoro noon.. im overly excited... rclxub.gif

*
You got PM. Yeah double triple check if can secure loan or not.. it is a non refundable deposit cause you need to sign S&P on the spot. smile.gif

I kena tembak by this lady at the end of the conversation. She said 'U dunno u can afford or not meh when u buy a house?' doh.gif Didnt expect to hear something so hostile from a Sales person. I've checked with the one of the panel bankers and she said it works during the previous phase. So they will continue to use it to filter out non genuine buyers.

I did not ask the name of the lady, I was supposed to talk to a man (senior SA) He was out for lunch. Maybe I'm being to annoying for getting into details. Guys, I just want to say this place will boom into a very nice place. So go on with the queue.. nod.gif

Yes, it was Syed Hady I spoke to all this while, very well mannered guy and explain to me all the procedure (but I forgot to ask the 10k earnest money part doh.gif so I called him back) and they pass me to this nasty lady. Ooh.. she's a malay lady! She was talking to her colleague, shouting over the phone. Maybe she having a bad day. Well lets not discuss further and spoil the future's buyer mood. No worries I'm bringing 'someone' over to give her a surprise (but I donno her name lah?!)

I would say its a positive approach towards screening bogus buyers (it could be competitor's gimmick) Come back to the SA that throw the sentence to me I, I also think twice to queue. Sometimes its not that we don't want to come clean, its just that those small things like installments that will effect the final outcome. Just remember bank are being very very rigid these days. sweat.gif
