i think it is market forces at play, and arrogant developer they are shoving the pple with same product, with little product diffentiation and up 20-30% price compared to last launch and expect others to bite
i think thier next launch sure got, GnG already, maybe a small startup by fencing the development
Otherwise, it would be the same

actually i think postvp GnG is hard to do, becos, sure got alot of investors, house buyers that dun give a hoot about that, and expect not to spend any penny to enjoy the benefit of gated community

they launch at 2.2m, not a soul buying from them, freaking crazy price
dem near mosque, odd land size, overall, this developer, just repeat and repeat the same theme and up price, never add value

for Qaseh, they straightaway ignore the market price and priced out the rest of msia, i think it is the most exp, new launched non gated landed prop in 2010, actually not surprise if anyone would buy
even the newly VP link houses once cross 800k, it is no longer as easy to be consumed already

depends on preference, if the buyer like a whole floor or master bedroom on one floor maybe can consider 3s other wise 2s
