For own stay any price anything also can as long as u happy
For investment at 1.9 to 2.1 now
And compare the price point earlier batch pple enter
These pole will compete fiercely when u want to exit

When the absolute price gets bigger it becomes less liquid
And when 300+ unit vp same time .....
See how long u can hold, what more if got crisis... Downturn....

Mex highway also built over and cover some residential area...
Remember a lot pole object say house crack lar, clearance to higher is too small
At the end also proceed....

Those houses near to the new highway sure dem jialat

Pros can cons I think, more cons than pros

It will not be so sought after if it is near highway
Noise is one problem, during highway constuction time can be quite annoying
House structure will be affected, cracks... U name it

Price will not go down?
more of not much wants to buy prop next to highway what more unconstructed highway

Now I m interested to know if mah sing is aware this

Cannot compare ytl and tms, diff league
Tms margin very high, actually can do some due d also
See who are the pple behind the subcon, whether related to directors

Some pple may have made alot from this, either tms or it's subcon
Definately not the purchaser, becos the material used really low standard
Easily need to upgrade alot of things

Dun put some high expecctation from ms.

They only came up recently during the prop booming period... From 2008 ...loom at the numbers of project launched by this co for the last 3yrs...how many vped

They are not known for delivering exceptional value, not known for giving quality touch, not known for adding infra to your vested project

They are known for altering artist impression, auto shrinking club house, giving cheops material

For the past 2-3 every buy makes $$$, not much pple complain, investors for flip only, most likely dun complain, genuine buyers see ms quality....really is beh tahan

Well just manage your expectation...l

if i am the KR smd buyers, own stay one

i will more concern on the fittings given by Mahsing, i,e window frame, tiles, this one of couse depens on whether u can accept thier cheap material or not, some can

but if u ask me, i would want to change 80% mah sing give...

sometimes i feel amused by hard core vesters remarks

if mah sing 'superb' quality is demonstrated by the show house finishing

and the pictures members posted on the work in progress houses

i really speechless lo, how to have superb quality and most fittings look so low grade, nothing to shout about le....mah sing mediorce at best..
