YNH Property Bhd intends to develop this mixed development project which will consist of service apartments, office block, retail centre and auditorium. The estimated gross development value for this D’Kiara Place project is RM875.00 million.

Project is due for launch before end of 2010.

Die hard . Rental guaranteed but price is much more higher than mk20...no point. Unless price is the same then got giaranteed return ok lah....this project pls dun abandone at this area...toh sui gah!

Got check the price from sunrise. 850psf with 5+ 5 + 5 discount for uem non bumi staff and + 5 for bumi staff. 163 cant fight lah! This project launched last yr, agent approached me too, price want to cheat people ah! Dun abandon is good enough and dun toh sui mk at jalan kiara . The name also dunno what, so chinaman!

Just took dinner at shoplex few days back. Arcoris started work d. But why ynh 163 site with full grown trees. For many yrs d, this ynh cant move. I think not only overpriced but sales stratergize wrongly too.

I went to check out the construction site today... jus wan to see residensi 22 can buy or not...

Which part of kl should I visit for nice project? I m looking for mid high end product. I visited desa park city, one utama, mont kiara, tropicana n mid valley today.

I passed by empire city, wow!

The SOFO/SOVO tower has been launched and quite many units have been booked BUT developer not yet sign S&P...

What is the problem? Cannot secure funding or no confidence to launch...

Just wondering YNH boss dare to fight Quek Leng Chan in Hong Leong Capital but dare not launch this project...

There's already plenty of big units in MK. They'll most probably do tiny suite units here and use the mall to justify close to 2k psf.

I was one of the unlucky ones who "booked" a SOHO unit in this project back in 2011. However, despite the grandeur promises, this project never take place and i was forced to wait for a year before i decided enough is enough and requested for my booking fees to be refunded.

They deducted RM1,000 for handling fees, not entirely happy with it but life goes on and don't think I'm gonna invest in this again.

I dont think YNH will deducting the handling fees if you call off the deal. i dealed with them many times already since i was selling ceriaan kiara units from YNH few yrs ago, they dont take any amount when u call off. you are unlucky.. smile.gif

Saw roadshow in Plaza Mont Kiara. Around 10% available ( so called Loan Reject unit) with cheapest unit RM827psf for 620sf SOVO. No carpark and maint+sinking estimated 0.55. Developer absord GST.

Dear All Sifus, is this project worth to invest?

Meanwhile, the fully furnished hotel residential suite will be soft launching by end April with GRR 5.4%. Estimated at RM1300psf $$$.

I have spoken to YNH sales rep over the phone last year. This kiara SOVO is not for residential use. Hence i'm wondering if anyone elsewhere has actually used a SOVO for own stay tongue.gif

Hi guys the project is now back on track with the mall's construction at its advance stages. The revised package is very attractive and worth investing especially when it is located in such a prime and central location of Mont Kiara.

With the market languishing, many developers are going through hard time selling their units. YNH is definitely one of them. They are using all sorts of tactics to dispose the stocks in the current block. Definitely good for investors who have cash now. They are now selling the existing blocks with a 45% discount. Supposedly a private deal of 50 units over a 'limited time' but the last I heard, the almost half price deal are still being offered to anyone who knocks at the 'right' door. The 'right door' being almost any agents who get hold of the news. It's surely a desperate moves as not many developer would give such a deep discount at the expense of their earlier buyers (especially the early birds who are probably getting at most 15-20% or lesser? ). Beside the early birds, other batches of buyers after the early birds are probably getting better deals with full furnishing being thrown in.

Am not sure how they are going to launch Block B, as it's going to be ready at the same time as the existing block. With all these desperate moves, it would means any price tags given by YNH for Block B and all its future projects, potential buyers should expect at least 40-50% discount before committing to the purchase.

Anyway, anyone know how is YNH doing overall? Am just afraid if these desperate moves are a telling sign of a company in deep trouble.

the block A is not open for sales, currently developer, agent is selling block B to public. Although is under hotel suits, you can choose for own stay smile.gif

I also don't think sovo is a good buy. But u specifically mentioned 3500 rental so I asked what property can be rented for 3500 with buy price of 700k.

To me, I think the location is not bad.

they put a mall under it; but at this tough times.

It is not easy for mall to be successful; and YNH may not have experience on retail at all

absolutely right. While mall there is already 1MK & Publika. New retail got Acroris. Great Mall management have the cable to pull in tier 1 retail brand, and create a conducive business environment through balance mixture of retail. While UEM sunrise already hv proven track record, YNH needs to do more work in this in order to make their retails workable

how To compare undercon?
Ceriaan / Fraser Place would be a better option to compare for YNH products. What major issue with YNH? I can validate that with my friend Who lived in Ceriaan directly.

At 880psf quite a good buy considering the freehold mk status and the prime location within heart of MK itself. Given their end product is decent and retail can perform.

Btw YNH hv upcoming mixed developments at Dutamas and Sri Hartamas as well. Seems to be bullish with this area.

with the deluge of smallish one bedroom or studio coming online around here, i'm just waiting for rental of such units to drop even further or the vacancy rate to go up. having said that, i'm curious as to YNH end product, the look and feel as well as quality.

Excellent size of mall and tenants to complement 1MK and Plaza MK. Hope traffic don't become a nightmare. JK1 residents are lucky, can walk.

According to MRT3 plan which is the Circle line, there is a station in Mont Kiara and supposedly underground but no one knows the exact location yet. Probably just need a good guess on where is the available location to built the station and all but since there will be a station then there will be coverage by feeder bus for most parts of Mont Kiara.

Nahh..you will be surprise with modern tunneling technology.. they also tunnel on the heart of bukit bintang and KLCC. Also lots of high rise there.

well ok. but didn't some major road collapse ? (Jalan hang tuah, wasn't it).

it's a much wider road than Jalan Kiara 1. so really hope they don't tunnel near my condo.

The road that collapse was a result of tunneling works for Jalan Pudu underground tunneling (Not by KVMRT). MMC-Gamuda's patented tunnel boring machines for MRT is quite state of the art as they are boasting about it

Can you read the previous comments and follow the line of argument first.

I don't want anyone digging a big tunnel underneath or near my condo. It's a very simple and logical statement. It also applies to landed.

Did you know whenever underground tunneling works is conducted, they put strain gages on building load bearing structures within 50m around the vicinity of said tunneling works? Why do you think they do that?

Agree with your guess for underground station location. Probable access/exit points are at 1MK/Plaza MK, Sri Hartamas near Signature and Hartamas Shopping Centre. Each exit is about 250-300m walk from the station which is reasonable.

Different product have different target market..
Not total units. By total units it doesnt tell you an accurate story.
Eg....
How many unit of residential with a shopping mall in Mont Kiara (excluding Dutamas)?
How much a residential with shopping mall cost in Mont kiara and neighbouring area like Dutamas?
How many units of residential with a mall are still below 1000psf and 6xx k?
How many units of residential development comes with Rooftop facilities?
How many family size units (3bedrooms above 1100sf) and how many studio, 1bedroom, 2bedrooms units?
... And so on...


On another topic,just sharing...
Societe indicative 1100psf onwards...office and soho block.. not as prime location but still walkable to F&B outlets. No shopping malls.
So do you think K163 better at 940psf with Rooftop facilities & Mall, walkable to Office towers OR Societe 1100psf which doesnt have as prime plus points?

am not going into debate btw UEM and YNH.

to say Ooak is low density is super misleading. Best you can say is limited edition of service apartments in the whole development.

how many sq of land that this supposedly 336units is sitting on if you take away land that allocated for sovo, hotel and mall?

Layout is so so and not optimised. But most importantly for high end condo... Only 2+1 lifts for 336 units. If one under maintenance or break down...good luck residents.

FR grade A rating actually did not take into account the MRT3 as booster yet. It is just because is priced 20% below surrounding similar subsale pricing psf wise.

If the MRT3 is confirm, this property will move up a notch up to A++.

There are few examples where new launch cheaper than surrounding eg sky meridien Vs fennels/capers, SouthLink Vs Novum/klgw, parc3 Vs velocity/Una/lavile etc... Not sure what else other criteria for grading but a good investment property.. not just about prices....

Back to Ooak, how much the price again for early birds? Rm900psf?

But pls take it as pinch of salt first until confirm

No point paying premium as price increase if MRT is not confirm there.

N also take into other considerations like MRT complete 2025. Would the holding period n waiting time makes sense for your investment plan n etc..

2. water supply and drain outlet for pantry for both studios
3. Mailbox for both studios
4. Water supply and drain for washing machine/dryer

I feel long term tenant wouldn't comfortable share mailbox, utilities meter etc however Airbnb shouldn't have any issues

But most importantly is how to create another pantry and washing machine unless Owner has no intention to do. Then again without pantry and washing machine how to rent out as studio?

have made all the consideration and asked around, estimated cost would be around RM10k to RM20k, which i think is not bad considering the fact that the surrounding area is less supply of a studio with that price tag.

so the hoo haa hoo haa about the MRT3 station is now all over bcoz PH finally took over. Will this property drop in value since no MRT 3 station nearby, gst abolish soon, so who will have the upper hand?

the core buying reason not bcos of mrt3 pun. Its the entry price point. Bcos MRT3 takes min 9years before u gain the fruit from it.. if buy a development bcos of mrt3, is there any other better buys today? Yes. den better buy something else which u can gain earlier.

I think Arcoris artist impression looks good and actual product is close to 90% of the impression. Comparing the artist impression.. Arcoris wins hand down.

Yes... I dont think Arcoris is bad.. I think its very classy.

But for Kiara163 i think it's more practical lar.... shops / mall facing front roads....more visible, etc...residential and office is at separate tower. Pro and Cons.

Is an added bonus but whether the MRT3 as USP being factor in to the selling price? Nah I dont think so. Price would not be the same anymore if really got a confirm station that is within walking distance.

Great news ! the problem with circle line is the good number of underground tunnel and stations , the cost increases dramatically compared to over ground tracks. very much expected seeing as new govt now on austerity drive.

Its' good they cancel it for now.

hope developers will now also leave this place alone in the medium term, instead of launching hundreds and hundreds of tiny or cheap units in a mad rush to capitalize on the circle line previously. Spoils the nice environment here.

Even subang n pj prices (and some part of kul) already caught up w mk. If mk remains cut off from lrt/mrt line i doubt that it prices will go north further.
