True enough, some places can fetch almost same price as MK....especially locals favourite areas, but now the question is does it make MK seem under value?

that's exactly the reason why i don't want the MRT here. It will get more crowded with outsiders sibuk sibuk come and disturb the peace (not you , just in general, i'm sure you drive anyway). Not to mention the horror show during the 3-4 years of construction!!! and it's underground right, so I expect worse case, some condo grounds may shift or crack.

if you really need to come MK, i'm sure you can still drive here, it's very close to both KL and PJ , wherever you stay.

as for the price, there will always be people who want to buy in MK. If subang price exceed MK means MK is undervalued, as I always maintained. Who want to stay in subang, so far away, compared to MK prime location next to bangsar and bukit D? As for PJ, for eg take S16, the price should be more or less the same, as i consider s16 to be quite prime area as well.

As for capital appreciation, sorry - both MK and PJ condo will be stagnant for a while esp now with new govt, everything up in the air. Landed property in PJ still the best for c.a.

hopefully developers now stop building in MK. just stop for 5 years. it will be good for those residing here.

Yes let's hope so, new government should reconsider all the development approved in Mont Kiara, the land next to Sunway Mont is supposed to be a reserve land/ jungle and now I think the construction is creeping into Jalan Kiara 5. Heard UEM sunrise will build something next to Sunway Mont further into Jalan Kiara 5, hope that project got halt, it's getting too much!

I second that, enough of constructing new condos...over supply of too many condos here in MK, but i wish public transport will proceed as it is lacking in the area...wat we need is an efficient public transport system that connects to every corner of KV, not more condos here and there....build for wat byk2, bukan ade orang pon nak duduk.

small units in Ooak still 'sold out' as of now? 3 months ago was told 1000+sf only available. and also told the price increased

If you're talking about the 816 sqft....it's long gone. I took the last available unit back in january 2018. I very much hope they will stop the supply coz demand really not up to par with it.

the rental market for offices in MK ok meh... i think condo has more demand o

Don't know . Can consider actually since the price psf is much lower than ooak . For those with ltv 70%.. buying this only need 5k and since its going to vp soon can rent immediately. Ooak need to wait few more years.
Only concern is what's the demand for sovo in mk area.

Simply put, it is cheaper psft wise as compared to the existing condos surrounding it. what's with ceriaan condo?

PSF wise, it is only cheaper than Arcoris and The Verve and ON PAR with studio in The Signature.

Ceriaan is not well managed, for Mont Kiara/ Hartamas level. That's one of the reason the price doesn't appreciate well. I live just across and Ceriaan has one of the oldest facade despite not being that old, the other horrible management is the Kiara 1888 and Casa Kiara along the same road.

If you compare smaller size unit of Arcoris vs 163 (+/-500sq ft), I don't think it's that much cheaper. They were both around 1000psf mark.

Haxwan u bot a unit is it, no offence to u.. Can help all your future neighbours a bit... Tolong can u inform developer to manage their main con... To stop BLOCKING the main road with the stupid construction vehicles. Thank u!!! I alrd complained town council next if no improvement I will shoot to higher department.

Stupid ynh. Simply anyhow do developer. I mean no offence to buyers here but the construction is cresting a bottleneck just afterthr 1mk junction! Have so!e responsibility to the community here mamz.

Not a Grade A project for me for sure, but every investor has their own rating system there’s no right or wrong.

For own stay Mont Kiara anytime, but for investment there are better places out there. Without public transport nearby, pigeon holes in MK will not work. Verve suites worked because it was the only small sizes in MK back then, it’s in the niche market (ie: no competition), now with Arcoris, Signature, and 163, flooding MK with small sizes unit, this will no longer be a niche market. Don’t forget there are also Arte in Dutamas with 2000 small units.

Just look at plaza damas 3 performance despite linked with hartamas shopping mall.

For vestors,, can share why bachelor wants to stay in MK ?
