Layout is so so and not optimised. But most importantly for high end condo... Only 2+1 lifts for 336 units. If one under maintenance or break down...good luck residents.

As long as not shear or load bearing wall, you can do Reno but wall hacking you need to get permission from management office as this is deemed to be major Reno.

Then again... To convert to two studios...it is more than just hack wall.....

Say the news is true.. u aware the completion is 2025? Means u need to hold 4-5 years while awaiting for mrt3 completion.

There are few examples where new launch cheaper than surrounding eg sky meridien Vs fennels/capers, SouthLink Vs Novum/klgw, parc3 Vs velocity/Una/lavile etc... Not sure what else other criteria for grading but a good investment property.. not just about prices....

Back to Ooak, how much the price again for early birds? Rm900psf?

Just to pick your mind.. to convert to dual units aka 2Xstudios have you consider
1. different meter for utilities such as electricity and water
2. water supply and drain outlet for pantry for both studios
3. Mailbox for both studios
4. Water supply and drain for washing machine/dryer

Nevertheless I will agree the best approach for 816sqft is to split the unit otherwise the size is way too big for one bedroom such like case in Summer Suites struggle to attract tenant.

I feel long term tenant wouldn't comfortable share mailbox, utilities meter etc however Airbnb shouldn't have any issues

But most importantly is how to create another pantry and washing machine unless Owner has no intention to do. Then again without pantry and washing machine how to rent out as studio?

Could you share the actual building then?

I think Arcoris artist impression looks good and actual product is close to 90% of the impression. Comparing the artist impression.. Arcoris wins hand down.

Even if materialized, it will be a 7-8years project. between VP and 2025 the price level will be set without the MRT factor.

Please share how to do it with 816sqft...

Unless developer already provide you with water supply and drain for pantry etc... Otherwise it may just good thought.
