M City progress slow but Icon City progress i feel OK but not fast.. lately feel slowing down a bit.. this iconic flyovers can see the progress..

Mall location is good with good access but it all boils down to mall management+tenants mix from now on..If mahsiao manage this mall, i think will not turn out well.. retailers no confidence with them

This is a major misconception by many ppl that MRT=AUTOMATIC SUCCESS! See masjid jamek with 2 line interchange n surrounding area still poor/badly kept/many shops look rundown despite being original CBD of KL!

thats the exit location for ppl n ppl really look down on that area cos it looks sooo messy.. ss2 mall location is so bad n after revamp i assure u 100% will fail again n again! 1MK revamped few yrs back right, how's it doing now? duno why hnM wana open there

i recall they present to me last unit few yrs back n it looks ok but when i see d surrounding area with d below average spending power despite good access, i feel d commercial thr wont make it..

ramp is moving at snail pace n many peepur suffer extra jam due to the narrow stetch.. Challeng on their side to build d flyover as its too high flow highway..

Looking at both performance especially the KJ mall, thats a bad thing haha..but vrry good future access although i doubt the mall management n performance..

On a side note, what kinda rental to expect here for the resi units?

its IMPOSSIBLE to get a station fr lrt3 here.. lrt 3 alignment is too far off frm icon city.. Perhaps they shld pay n build their own brt like sunway n charge rm5 per trip..

its done n running but dangerous to cross n now many bangla etc cross tht road to go ktm setia jaya... brt also wayy too expensive at rm4+ to pyramid..

this area need unique fnb or will die liao..so far the names u post only copi bean maybe survive if gt drive thru... need many diff cuisine like chinese few resto japanese..

secrets biznes no good esp after halal problem.. i think the secrets here will underperform.. if they gona bring in those manhattan etc then its jus d same as other malls but of cos perform btr than secrets haha:hehe:
