tell me what icon has? this is an indsutrial estate..if icon is good the increase in price from the first phase until now wont be as low... its selling for 800 today..with all the malls coming up, whats Icons proposition?

Nevertheless, I wanna see how Icon turns out but Im no Velocity fan and I think that V Suites has very little cap appreciation potential.

what is the justification for 2k? Simply go up 2k?

TRX can be expensive but no companies have committed themselves to relocate there.. it's like a dream of getting foreign financial companies but Malaysia's financial system is highly restricted for foreign banks... I believe VR2 will rise accordingly but not a large quantum. IMHO, if v suites has the potential to rise to 2k psf, sales won't be only 60% after few weeks of sales and phase 1 office won't be selling at less than 900 psf.
Velocity, ikea-ikano, TRX, HSR, TREC has potential but not as great as expected as KLCC will always be the hub for O&G companies in Malaysia. Moreover, most major Malaysian banks already have new/existing Headquarters and can't afford TRX pricing..

yeah KGNS bungalows.. my friend lives there and has a few ultra luxury cars.. a few taikors there drool.gif drool.gif can spend in the mall la but imho the immediate neighbors of icon will make up the most of the view..

not too bad if the mall succeeds.. but ur price point is close to 900psf la n i feel the 4-5 million per level shops might not do very well.. mall might survive la..

for ownstay, are u ok with paying 900 psf with that kinda surroundings?

since u are ok then u should analyze further la.. anyway, is mahsing planning to relocate their hq to Icon PJ? For investors, the project's sales that have been struggling is not a good sign.. plus it's located at the intersection of 2 of the most jammed up highways in msia (good for commie btw)..

I don't really buy into this MSC story..as much as it will be easy to get tenants or supposedly, i think the price point might be a bit too steep n one can't get healthy capital gain moving forward.. times are bad and people are buying less n only if the deal is super good..

Based on icon's struggling sales and my believe that good projects sell out fast, I wouldn't invest in Icon.. for ownstay, different story la biggrin.gif

The mall will materialize but i would enquire about anchor tenants before buying in.. the location of the mall is simply superb with all the access roads n ramps but i'm not sure about the success of the mall.. the surrounding areas are lower middle income with a few middle class areas n the mall can only succeed if it attracts really good tenants n competes with paradigm n pyramid being exactly in btw both malls..
