Unless you are in real desperate need to cash out your initial down payment or to lock in the current perceived value, my personal opinion is to best hold until after vacant possession by the developer.

My rationale for above suggestion is as follows:
1) I only paid 10% of the initial purchase price (my loan is 90%) and nothing more until 18 months after vacant possession (VP);
2) The selling price for new launches in the Klang Valley hovers above RM400 psf, and the price will at least hold if not increase further despite all the hypes of a property bubble which if it should burst would most probably affect only those valued above RM1.0 million;
3) Since the project is still in progress there is still an element of risk and the price will be at a discount. However, despite the discount the seller can only get full payment after VP if and only if there is no objection to the ownership transfer. If that is the case, why sell now at a discount?
4) It will take another 12 months before a seller now will get the balance and in the meantime, the prices upon VP could go either way but then a seller would have given a discount and would never be able to realise its full value unless s/he is willing to forego/refund the deposit with penalty and terminate the Sales & Purchase Agreement; and
5) If I want to flip, I will still await a fairer valuation upon VP as there are numerous considerations to evaluate (such as quality of materials & workmanship, prices of other similar condos in Klang Valley, types of residents/owners, neighbourhood, access to highways or main roads, proximity to schools, location, etc, etc). I don't want any eternal regrets if the price is way above the transacted price but it is highly unlikely that the price will drop below RM400 psf after VP.

The above is only my personal opinion and I will revisit the rationale in May 2013.

Sorry, I am one of the newbies myself. I was just expressing my opinion to discourage any premature or fire sale for short term gain as this will jeopardise our future long term value / gain since our holding cost until VP is minimal - if you know what I mean. Cheers.

Not a sound as expected, not that I am disappointed ... as I am just testing the water to see if there is really a demand for an incomplete unit. My intention is to stay in 1120 PA but if the price is right, who knows if I will change my mind as next year is still sometime to go.
