nope. not selling. gonna keep it for at least 5 years and let the GRR kicks in. since i won't need to pay a single cent until BLR goes beyond 9%!!
profit ain't very good too (gross @ 40% on original PP). but at least my partners are happy with it and they don't wish to sell. so might as well keep for now lor.
how's your mutiara? what's the rent for that now?

seriously, SGR is the first condo i knew of that comes with squash courts. too outdate and not as advance as you guys lah.
i prefer sauna. think covillea has it. yeah!

Partners? This was a JV deal?

Anyway keeping now isnt a bad idea.........and after 5 years I think its the right time to review the holding..........

Mutiara sold liao....altho havent recieve any payment yet.....approx 850psf.......wondering if I should pull back the sale? rolleyes.gif

Sauna is pretty common oso.........steam bath is very unique............. wink.gif

Anyway congrats.........this SGR looks like a million bucks.............

anybody know of recent transaction price for this property?
what's the rental rate like and the asking prices for units here?
the mutiara at the back is shaping up nicely and there's talk of a revival in plaza rakyat yet again for the umpteen time.
last but not least, there's the gamuda project as their neighbour to stir up interest again and of course finally, the MRT factor too.
pls share if you are aware of the recent transaction prices and valuation too.

this baby already tenanted mah. another 57 more months to go.
first 3 months rental baru dapat.
reason i am asking because i heard whispers that developer allows early termination of contract on the GRR without penalty.
need moolah for other ventures lah.

actually, with or without moolah, my biggest problem now is no moolah at all.
need to standby some moolah else, can see cannot touch.
think there's a few noteworthy projects that's schedule for launch in Q2.
to make matters worst, just committed extra 5 grand worth of insurance last week per annum. sigh!
lagi jialat.
need phoenix kor to give me extra unsecured credit liao.
and probably not able to make any repayments too. kekeke.

good strategy to renew/refresh asset portfolio continuously by selling/buying....

In 2012, my strategy is to accumulate cash in first half to parang undervalue props in 2nd half....

the next push would most likely come from the next robertson launch, follow by revival of plaza rakyat, follow by completion of mrt, and then robertson mall and plaza rakyat accordingly. i wonder if warisan merdeka would be able to provide catalyst to sgr or not too?
looks like there would be at least 5 more catalyst to make this property go slightly further.
now might be a good opportunity to get a bargain unit.

i think MRT will give minimal impact.
more positive catalyst should be from Plaza Rakyat.
not so concern on the price increase but i would focus on its rental ability which should be highly liquid.

Oh, is the plaza rakyat gonna bought by someone else actually? any rumours? btw if i buy a subsale which is 1.26k per sqft now, is it worthy to own it just for rental? thanks

btw, big or small unit? should be able to tekan the price a bit more qua.
jaga a bit on the maintenance. quite a big sum.

type A - 550sf.
is it the same floor as per the gardens? there are garden floors at every 5 floors if i'm not mistaken.
garden floors are much more attractive.

1260psf = 693k absolute.

i think still okay geh.
rental rate is approx RM3 to 3.5k/mth

mati mati about 5% gross yield.

no comment lah. do own due d please. tongue.gif
