new project consist of 3 phases:

1) serviced apt w/ 3 floors of shop
2) shopping mall
3) college

Location wise is quite good, next to Dana 1 along Jalan Subang to old airport. Bad thing is Leasehold.
Future LRT station is just infront of shopping mall.

Currently developer is giving away 10% disc. So, for those who can qualify for 90% loan will get 100% loan!!

Serviced Apartment:
- 6 blocks
- 15 storeys, 3 for shop, the rest aprt
- 15 units per floor, with 3 lifts
- 2 room 864 sf 10 units from rm325k,
3 room 1042sf 2 units from rm400k
3 room+1 duel key 1325sf 2 units rm505k
3 room+1 duel key 1257sf 2 units rm485k
(duel key means 2 units within 1! You open a door, there are 2 more doors to 2 diff units!! so it is basically a 2bedroom + studio)

However, like ED, it hasn't gotten its approval yet.

This developer developed those shop lots infront of the Giant at USJ. So, got some track record.

3k booking fee written to Developer's lawyer.

sw? too late, long gone liao..unless go for the very large ones..that also limited units left

true..zero down for pp n no headache..at the moment only. but headache will soon start when 720 units (out of 1152 units) of the same type (862 sf) vp'ed n put on the market at the same time. by contrast, sw has only 128 units of 850 sf out of 759 units. assuming both developments still devoid of the darn lrt by then, which is more risky, assuming both r for investment only?

Coz this is a 'punt' for flippers & speculators.....

There is no approval yet for the project, leasehold in a place filled with freehold highrise, built on landfill, Jaks is not a reputable developer (they r Toyo's crony with questionable financial)

But those that want to speculate the entry price is low (RM3k) and the pricing is low (RM320 psf vs. RM450 psf)

The grim reality...... n have to agree with aquest, SW is the lesser of 2 evils....... but we are comparing a dev that was launch last month VS 2 years ago punya SW price........

Also must share the early bird discount, PP everyone gets 10% rebate, SW only 50 units gets discount, less than 10% definately (if my memory is correct).

We know for sure a lot more speculators for this project, and paper gain already shows that they punt beautifully, provided project VP accordingly.

aquest kor shared very good stats about 2 projects, PP has a lot more to worry, but like Pai kor said, not comparable for project launched 2 years apart.

One should ask ownself, without the lrt, and the proposed college, and the shopping mall might not be "ahem" as popular as 1U, will this project still fit your appetite?

And if does, is the price you are willing to pay fair? (not just the d/p of 3.1k, but the whole loan tat one is taking on), all pass, then one more question to ask, anything else out there offering better/safer deal?

Just my own opinion.

sw got free kitchen n wardrobe worth rm15k for the 1st 100 puchasers leh..summore got referral fee wor those days.
subsequent blocks r2 n r3 also got 3% discount for 1st 50 customers. except for the smallest type, most sw folks got 2 carparks..n even up to 3 carparks for 1350 sf type. assuming each carpark is worth rm25k, the 2 additional is already rm50k. or rm37 psf.

by contrast, pp provide only 1 miserable carpark irrespective of type n sizes. they shortchange u here tho' u get 2 air conds n some fittings in return.

anyway, still can't accept the concept of residential units sitting on top of shoplots..too close for comfort..reminiscent of bandaraya flats.

i personally not going to invest in this prop.
for own stay maybe suitable.
the pricing and location factor is not great.
there are many "abandon" units in that area.
it will need 5 years to fully occupy.
the return on investment wont be great too.
and its a leasehold with commercial title, it will be difficult to flip.
and as for the college, shopping and LRT, its is just developer promise.
how well and if it really materialize is still questionable.
these "facilities" can be an eyesore.



the developer is trying to sell with 3.1k down payment. maybe the developer have already mark in 10% extra margin to give low down payment and discount.

with this i can only conclude that there will be little upside potential.

I think the college (SD already 'promised' in their Oasis launch) and shopping centre (100% Citta mall under construction) is quite solid although it is not Jaks effort but SD's

I personally never like the concept of mixed development, i.e. with shops/shopping mall just right below residential..no privacy.

for investment? LRT in front of shopping mall? in malaysia, we heard lots of community planning, but the percentage of fulfilled plan is rare, even those fulfiled plan also pretty hopeless...

I have heard many years ago there will be LRT connecting kepong...

even if the citta mall is under construction, what guarantee that the mall gives>? who will rent the mall out to? who will be the tenant>? it can be another under use white elephant.

and if that happens, then all property will be selling below developer price.

and as for the college? any confirmation? which college? how many students? what course? when start operational?

it is not useless, it is useful when it actually delivers later.

given 2 props, one w/ 50k paper gain, one w/o, which do you thnk is better?

am not the developer, but i am their appointed agent. rclxms.gif

at least this project, they have some proofs that LRT is going to be there. They even show the paper saying of the payment for the land acquired.

if you go to taiwan, hk or china, all their apts are with mixed development. We will slowly catch up to that life style.

This is where the risk vs. reward come into play and where the investor must do their due diligence. If these factors were 'guaranteed' then I think most small timers do not have the chance to buy, sold out b/4 soft launch.

Personally, I do not think that Citta will be a 'white elephant', will not be a Sunway P or 1U but a nice uptown neighbourhood mall similar to Tropicana City/Ikano/ Empire. I would bet Jusco will be interested to get a foothold there since there is a sizeable Japo community.

As for the college, I recall there is already some confirmation (seems like it was APIT or HELP or some nursing college, cannot remember but definitly a college).

For residency wise, PP is in a more premium area compare to Selayang or Kepong or Serdang.
And there will be KJ LRT line station just 5 minutes away.
i won't argue if anyone would say this LRT issue might be a promise that will never happen but let's see whether it will start work on November or not.

And for the Citta, I can say this might another "The Curve", since you guys also guessing only that it will be like Salayang mall or South City.

Actually the catchment is not small - ara d'sara, subang 2, subang jaya, ttdi shah alam even bkt jelutung, d'sara perdana & kelana jaya. It is just that the commercial area is fairly new and cannot compete with the established areas YET.

Well those that are vested in the area hope that it will catch up while naysayers hope that it will die......

I suspect Citta Mall will deliver much like Ikano as the demographic in the area (minus PP) is largely upper middle class. SD also plan to move most of its offices to the area.

This scenerio remind me of SS2 5-6 yrs ago where ppl argued that a RM180k condo cannot make it there, there is too many highrise already, no-one will go to a SS2 mall... Last I heard they are selling RM1.5 mil 5 Stones

Let revisit this post in 2 yrs time and gloat

correct me if i'm wrong, i DON'T think the new LRT is going to be NEXT TO Dana 1 or anywhere along Subang airport road.

Most probably it is going to be located at the current LRT Depot.

If that is the case, then it will be a lot of DIFFERENCE in terms of transportation convenience!

Any doubts just go to Prasarana or MOT to check out the LRT location!

Lol.....i suggest you the one to go check it out again. Near LRT depot at Crimson will be one (STN01) and STN02 will be the one near to PP.

Fyi, if it's at Crimson AND one more near to PP, then there's more than one station (within 1km of each other??) . Are you sure? It's not feasible to have 2 LRT stations within such short distance.

I'm of the opinion there's just going to be ONE in Lembah Subang near Crimson and that's it and I won't go so far to say that I'm wrong.

Anyway, best to put a picture of the plan here since they have roughly indicated the "planned stations" locations, or better still, go to the public gallery to check it out.

For those who have purchased, get your cheque book ready. You can start signing of the SPA starting tomorrow.


Plz contact the office to setup your appointment. The office is working holiday as well. So, for those who are busy, plz call to make appointment on sunday or tuesday. If you are from out of state, you may call to forward that SPA to you, but you need to sign infront of a lawyer.

According to them, you have 2 weeks to sign your SPA. So, those that haven't applied for loan, FAST FAST to go!

For those that do not have loan already approved w/ the LO. You need to pay 10% upon signing of SPA. The 10% disc will be disbursed after the 2nd draw down, which might be around June 2011. Those already w/ LO, plz bring it along, but you still need to pay 7K upon signing. Same thing, the total 10K down will be returned after the 2nd draw down around June 2011.

Developer's tel: 03-8023-2767 Plz look for Penny.

Omigod when I passed the construction site yesterday I manage to look through one of the hoardings opening. Guess what I saw....this is an ex-dumping site!!! The amount of rubbish is scary. One of my friends who have stayed in development on ex-dumping site said that after a few years when the rubbish starts to rot, the smell is unbearable. It will also cause the soil to sink and you will start to see cracks.
By that time the developer would have handed over their property and those who purchase will suffer. So sad...

Initial i heard was there'll be 3 basement levels for car park, and the last i heard been revised to 4 basement levels.
With this kind of depth should have settle the soil issue, no?

If u buy MRTA from the bank, then the bank will get the insurance company to issue the policy to you.. noneed beneficiary coz if you buy from the bank.. the bank is automatically the beneficiary..

Nothing is impossible.

Sunway and Country Heights had done it.

The developer has a lot of profit margin assuming the land being purchased at dirt cheap price. The developer can dig as deep as possible to remove all unwanted earth. It is only cost incurred for this earth removal and disposal work.

The developer has a lot of profit margin assuming the land being purchased at dirt cheap price.  The developer can dig as deep as possible to remove all unwanted earth. It is only cost incurred for this earth removal and disposal work.

Earth dumped went to somewhere else lol. Is good that the hill smaller, means they are doing the work on clearing tr land. Some ppls said, rubbish dump site is a gold land. But some ppl said that it is disgusting and no-no. Still, alot of the buyer are buying it even they know it is a rubbish dumpsite. Some o them are even from ara itself.

Type k 1078sqft? I think there are few unit left cause this type k is the corner unit facing open view/jalan PJU 1/4a..only 24 units for the whole block e. Selling ard rm 530k+- with partial furnished if not mistaken..

ex rubbish dump site. saw them remove loads n loads n loads of rubbish. not sure if the ground is stable. houses build some time back nearby had their land sinking, and a few owners who had some reno done, the contractor told them they had to cart away loads of rubbish underneath their houses...
Nearby low-cost flats had also similar issue, i.e. build on rubbish...all these was highlighted a couple of yrs ago in a chinese newspaper. Anyway since the developer did cart away loads of rubbish, it is possible the land is more stable, and the stigma n stench etc. will all be gone as well. Anyway my 2 sen input only. cheers.

Just walk in to the sales office and approach their staff and ask xD.
The reason of diff pricing is quite reasonable but of course it might be a little bit higher. But as to compare to similar project at the surrounding, u will get the picture.

Mixed views on redevelopment of landfills

Old landfills have found new uses as development sites but not everyone agrees to that.

THE old Kelana Jaya garbage dump in Selangor will soon cease to exist. The last tract of the landfill, the dumping ground for trash thrown out by folks in Petaling Jaya, Subang Jaya and Shah Alam from 1990 and 1996, is being dug up to make way for a commercial-residential project.

Since 2002, the once-sprawling refuse tip located off the road leading to the Subang airport in Selangor (an area which is now part of Ara Damansara) has been slowly paved over with link houses, apartments, low-cost flats and shops.

Soon, Pacific Place, a project comprising a mall, shops and 15-storey apartments, will come up on what is left of the dumpsite.

The project construction start even before the Lrt start clearin the land.
The site progress almost 10% completed with earthwork. Digging depth for 4 level basemet cp has been done since early this year.

2. Developer has changed the layout of the Lifestyle Mall, which the latest comes with 2 more blocks, namely Block G and Block H
3. When is the Block G being SOLD? Anybody can clarify?
4. It seems Block H is the final residential launch, will it hike up the price again? This should be a good news for the current buyer after long wait smile.gif

1. They had yet to announce the exact tenant. But some clue has been told.
2. No, the Block G and H was there last time, only the block H switch position to be build directly opposite the future LRT station. And additional convention center to be build on top of the shopping mall.
3. Block G is for whole building tender. Not for sale as in single unit. And i think is sold quite sometimes, just that no one bother to ask xD. Rumors said is a medical college.
4. Yes it will definitely increase. And, all the previous block A-F, the price has increased.

Is open for registration but no booking fee will be accept. Just register so that when official launch, they will inform. As far as I know, is not launch yet, and there will be no soft launch or preview etc. I hope they mark their words smile.gif

Raffy, I fully agree with you. The developer should have disclosed the fact that the site was a former landfill, the potential risks of any inevitable discharge of deadly leachate and toxic gases which could continue some 30 years after the landfill/dumpsite has been closed and what they have done to mitigate the danger to the residents.

Nowadays most developers dun include detailed dimensions of each room in brochure to safeguard themselves fr any discrepancy claim later on. Even the layout in the SPA oso did not include these details most of the time.

Dun think they will change layout significantly, just that if the specification not stated so clearly, they will not be tied down. For example if a certain dimension is smaller by a few inches than stated in the agreement drawing, u may hv a ground to claim or sue them. If its not stated clearly, there is ground for argument.

Another example is they state the specs like how many lighting, fan, AC, and power points, but the layout drwg will not indicate where are the points. Developer r clever to protect themselves.

Which first payment you're talking about?
Have to see which wave buyer are you, and your loan margin.

AFAIK, the dev only issued payment for piling stage payment to all the purchasers, cause, in fact, that the dev are still constructing basement carpark 4 level.
