new project consist of 3 phases:

1) serviced apt w/ 3 floors of shop
2) shopping mall
3) college

Location wise is quite good, next to Dana 1 along Jalan Subang to old airport. Bad thing is Leasehold.
Future LRT station is just infront of shopping mall.

Currently developer is giving away 10% disc. So, for those who can qualify for 90% loan will get 100% loan!!

Serviced Apartment:
- 6 blocks
- 15 storeys, 3 for shop, the rest aprt
- 15 units per floor, with 3 lifts
- 2 room 864 sf 10 units from rm325k,
3 room 1042sf 2 units from rm400k
3 room+1 duel key 1325sf 2 units rm505k
3 room+1 duel key 1257sf 2 units rm485k
(duel key means 2 units within 1! You open a door, there are 2 more doors to 2 diff units!! so it is basically a 2bedroom + studio)

However, like ED, it hasn't gotten its approval yet.

This developer developed those shop lots infront of the Giant at USJ. So, got some track record.

it is not useless, it is useful when it actually delivers later.

given 2 props, one w/ 50k paper gain, one w/o, which do you thnk is better?

am not the developer, but i am their appointed agent. rclxms.gif

at least this project, they have some proofs that LRT is going to be there. They even show the paper saying of the payment for the land acquired.

if you go to taiwan, hk or china, all their apts are with mixed development. We will slowly catch up to that life style.

3-4 yrs down the road, more props will be VP'ed, so should have more catchment, at least 5-10k ppl?

oasis is partly ready now, so, should attract some working ppl to start going there. with that, some might move over as well.

Yes, dana1 isn't doing that well as of now. Might become better later. Even bandar puteri puchong also took some time to reach current state.

Good news.

For those who have purchased, get your cheque book ready. You can start signing of the SPA starting tomorrow.


Plz contact the office to setup your appointment. The office is working holiday as well. So, for those who are busy, plz call to make appointment on sunday or tuesday. If you are from out of state, you may call to forward that SPA to you, but you need to sign infront of a lawyer.

According to them, you have 2 weeks to sign your SPA. So, those that haven't applied for loan, FAST FAST to go!

For those that do not have loan already approved w/ the LO. You need to pay 10% upon signing of SPA. The 10% disc will be disbursed after the 2nd draw down, which might be around June 2011. Those already w/ LO, plz bring it along, but you still need to pay 7K upon signing. Same thing, the total 10K down will be returned after the 2nd draw down around June 2011.

Developer's tel: 03-8023-2767 Plz look for Penny.
