it really depends on the concept of selling. whether if it is sold under individual basis or strata basis perhaps?

I just gotten the acknowledgement email from Guocoland. But judging from the latest GP, things are heading south.. In any case, hope to get the facts correct, no more ambiguity and hence we could have more constructive feedback/ info from forumers in this forum. For those who would prefer perimeter fencing/middle-of-the-road guardhouse/auto boom gate, you may want to consider developments that are under Strata Development. Karisma Hills @ Bkt Serdang is 1 example. Or you can get the existing development that are not subject to the latest GP. Otherwise to the extreme end, please ask the Govt to amend the rules.

If we can't do anything with it, the focus should then really be safety. Propwall has low security rating for Emerald project.

That would be grossly underpriced considering the price, MOT stamp, legal fee, & interest cost during the construction. Haha

Actually 1 good way to check is via bursa announcements or checking thru their annual report. It's is material litigation I presume if it's true?

But I have never heard of that.

No, at least at my end.. Don't think Guocoland is going to rebuild the guardhouse.

Anyway, visited coral site today again tongue.gif

Was stopped by 2 security guards on site. So could only reach the coral's guardhouse. Was told that there will not be 'touch & go' boom gate, but a manual auto boom gate controlled by the guard inside the guardhouse. The guardhouse is in the middle of the road, serving a very wide road of both side. The boom gate has not been installed yet.

DPC with nice guard house, auto boom gate and their boom gate control by something like smart tag, don't even need to use access card.
So this is Wat GCL give the purchaser and claim themselves to be another DPC???

It's auto boom gate indeed, not controlled via 'touch & go' but by the guard by 'pressing' the button installed in the guardhouse. To a certain extent, it's still good I guess?

Btw don't think guocoland has ever proclaimed the emerald project to be of DCP standard. It's the investors who 'wish' Emerald to be akin to DCP, hoping that their investment can leap like DCP. Of course I'm one of them, but I'm still satisfied with my decision thus far.

My opinion may be bias as I have invested in Emerald, though. tongue.gif

Dunno if they could change the development from individual title development to stratified development where perimeter fencing + restrictive access is allowed..

My S&P was stamped on 9/3/2011 so the VP will be handed over by early March too! otherwise pay me LAD! tongue.gif

HDA was then incorporated with comprehensive framework to protect buyer of first market. please note that HDA does not apply to secondary market for completed properties and non-residential property.

the price would seem more reasonable if you were to factor in construction risk, progressive interest, legal fee and stamping, RPGT, etc. I remember 1 taiko once made an offer of RM100K over & above the cost incurred. not sure if s/he managed to seal the deal or not.

would be more realistic if you could indicate your willing price, then interested parties could pm you, no?

I managed to pay a visit to Coral just yesterday before being escorted out by the guard. Observation tells that the development is ready for VP anytime soon. However, was informed by the guard that 27/02/13 is the date the Developer is targeting on. So yes, 1 week before S&P due date... sweat.gif
