Tried to sneak into the site last Sunday but failed. Was stopped by a Indian..
But observed generally: 1. Coral houses structurally completed 2. Casis really quite close to chicken farm (like next to it?) 3. Link bridge from emerald east to emerald west remained closed to public & unlikely to open before the ENTIRE Emerald development is completed.. =.= 4. Coral is quite close to highway with traffic orchestra... But at least the high tension tower is far Any1 has got new updates? |

Been to Sales Office to sign the authorization forms for utility application last saturday.. Not sure if this is a good news or bad for Coral, Casis and Coris buyers, but the access to these development upon handover of VP will be via Emerald East bridge.
According to the sales staff, there is no immediate plan to develop the access linking Coral/Casis/Coris to other phases of Emerald West, though eventually there will be 1... Which means, Coral/Casis/Coris residents will have to go through the main road to get to places like Jusco and SRJKC Emerald... |

it's pretty common for certain phases to share 1 security guard/entrance if the number of units is considered manageable.
Ya, there will definitely be access from Coral/Cassis/Coris to SMJKC Emerald but the development of access is not in the pipeline for Guocoland. Until and only then these development will largely be considered as situated in Emerald East. Though personally I would prefer the Emerald East access as it is nearer and closer to Toll.. |

This is my time hearing that Amberly comes WITHOUT GnG. As far as I know, all Enerald projects are GnG, despite some phases are sharing the GnG services together.
Checked Guocoland website, never mentioned The availability of the GnG for Amberly. But the description says: ".... safe & private communication " & under features & facilities it state:" A Residents' Association ensures the entire community is looked after......" with a picture of a guard. So I would assume Amberly, being one of a high end development in Emerald, would hv GnG service. Coral, which was launched together with Amberly, is a terrace house development that is GnG too. |

Would suggest for those who have concern over the level & quality of GnG in Amberly & EG to visiti the bungalow precint in Emerald East, to determine if it is up to your expectation? Maybe clarify with SA if the level of GnG will be on par with their bungalow precinct neighbor in EE?
Generally it's a standard practice an RA shall be formed to take k of the residence's welfare, though usually the developer will take care of it for the 1st 2 years b4 handing over to the RA. About the no tiles over the car porch area... To me I always thought it would always be cement surface & owner would hv to renovate themselves. But I do agree that given Amberly & EG's price tag, GuocoLand should consider tiling it up for the high-end presence. & ya, as mentioned by some forumer, Guocoland is a sister co of Hong Leong Group, owned by Quek family, one of the top 10 richest family in M'sia. They are indeed not 1st tier property developer though given the diversity of their businesses. But they do hv muscle to deliver their job. Ya Coral's guard house design not nice!!
But to me it's the quality of GnG & safety that is most critical. Look at dpc, its success is not due to the fancy guardhouse, but the quality of it. |

Oh really? my last visit noticed Guocoland has marked the land next to Coral as 'International private school'. So it is not Tenby? wondering what school would that be then...

As some of us may be aware by now, Coral is classified as 'Guarded Neighbourhood' instead of 'Gated Community' as the Coral is sold on individual title basis instead of strata basis. According to the latest Garisan Paduan, observe the following: a. Guardhouse can be built at the road shoulder but not in the middle of the main entrance. b. Guardhouse size must not exceed 1.8mx2.4m c. Guardhouse can be built only after obtaining a temporary construction permit or approval from the local authorities. d. Perimeter fencing is not allowed. e. Only manual boom gate is allowed Some of you may be asking why some of the existing developments under individual title can have middle-of-the-road guardhouses, auto boom gate and bla bla bla. This is because this new GP was effective only since Sept'2010 and will be gradually adopted by states. and the new GP is generally applicable to the new Guarded Neighbourhood schemes. Accordingly, action such as the demo of fences, guardhouse, and auto boom gates will not be done immediately, except the existing facilities that are deemed as obstructing the entry of residents and govt officials. Feel free to correct if i'm wrong (which i hope i am). Accordingly, if Coris and other phases are sold on Individual Title basis, no perimeter fencing, auto boom gate and guardhouse that is located at the middle of the road will be available!!
