Hi sambelayamijo,

It’s good to see someone who show keen interest in this part of Rawang & I understand your concern as a prospective buyers/ investor.

I admit even I have overlooked the tiles issue in the car porch myself. Thinking that tiles are one of the basic items that should come along with the house. Who can blame me when I am paying close to RM 1 million for my unit? Am I pissed? Oh YES I am! Both at myself & the developer for not making it clear.

Yes, Guocoland is part of Hong Leong Group. In my opinion, they are reliable & the risk of this project get abandoned is very low. However I’m unable to comment on their commitment to deliver quality end product, as this is my first time purchase from Guocoland.

Emerald Gardens is currently one of the most talked about high end project in Rawang. They had a grand official launch for this project on 9 June 2012 & according to their press release during the launch, Emerald Gardens will set a new benchmark for UPMARKET landed properties. There are even talks about Guocoland’s plan to emulate Desa Park City concept in Emerald West. Well, for starter they have done some pretty good job on the landscaping recently.

No doubt, many will set eyes on this project & use it to gauge Guocoland capability as a reputable & quality high end developer. Moreover Guocoland still have a vast undeveloped land in Emerald West, so this will put them in a “make it or break it” situation. IMHO if they failed to impress the market with their Emerald Gardens, then they can basically say goodbye to their future high end launches in Emerald West. Time will tell.

Wow! I'm surprised by the number of new posts lately. rclxms.gif
Anyway, I have photo of Amberley & the concrete imprint is quite visible. Looks not bad & somehow slightly different from Coral's imprint. Could it be Coral's is still under WIP?

And yes, Amberley has a guardhouse as per the brochure, where you can download from Guocoland website, it shows a guardhouse with 4 boom gates. The guardhouse is a bit small though. However I can't find anything on perimeter fencing.

Don't worry, you don't need to be physically presence to join a petition, if there is any. You can give an authorisation/consent letter to your family members, relatives or even friends to represent you. Btw the first thing you should do now is write in formally to Guocoland & voice out your complain.

Come to think of that, the guard house is required to take care of slightly less than 200 residences, both coral & coris.. Quite a wide coverage huh?  hmm.gif

Since Tenby will be just next to Coral/Coris/Cassis, it would really be good if guocoland is willing to enhance Emerald's appeal. After all, it can be a long term marketing strategy for them also.

Brochure already slightly small & chikai. I wonder how the actual guardhouse will look like?

Now Emerald Garden somemore no picture of guardhouse in brochure.

We did signed the DMC, it did mentioned about the perimeter fencing & to provide a comprehensive infrastructure for the security system for EG.

As per DMC, contribution of RM70 for the security. The SA told me for upkeep of our landscaping, the amount is not decided yet. It is possible that they are going to hand over the delicate landscaping task to MPS. Then we will be in deep trouble.

Seems like there are a lot of miscommunication between Guocoland & their buyers sad.gif
The SA are unable to provide a crystal clear picture or answer to the buyers. A lot of grey area & uncertainty here which is not doing good to Guocoland's image.

Maybe they should consult their southern counterpart in Singapore, Guocoland Ltd. on this matter and learn a trick or two from them.

This is Amberley's concrete imprint.
IMHO the imprint motif is better than Coral's but it brings out a "dirty look"
The workmanship is below average & have rough finishing.
Owners will have hard time cleaning them in years to come rclxub.gif

Nope bro. The land is actually declining toward the public park (ie. the green area you see in the photo).
There will be a ~10' drop in every 2 rows of houses, from the back all the way to the entrance.

However there will be a gurantee of flood, flood of buyers complaints, if Guocoland gives us a chikai guard house! Like the one you see in Coral..

It wouldn't cost too much to build the nicer looking guardhouse.
I really don't understand Guocoland.
They are willing to have their name smeared just because they want to save a couple thousand of $ on Coral's guardhouse.
I guess for them the few thousand ringgit is more important than their reputation

Now come to think about it, how i wish they don't have a grand launch for Emerald Gardens. Those money spent on Shanghai Jazz, Drum Symphony, helicopter ride, fireworks, free flowing buffet, mini bike ride & etc could have been allocated for a grand guarhouse & better security infrastructure for EG.
What is the use of having a grand launching but delivers a substandard facilities?

GuocoLand Malaysia appoints new MD

KUALA LUMPUR (Oct 22): Tan Sri Quek Leng Chan's property developer GuocoLand (M) Bhd has appointed Tan Lee Koon as its new managing director, taking over from Yeow Wai Siaw who resigned “to pursue other career opportunity”.

Tan, 38, who was appointed the company’s head of marketing & sales in 2012, was previously general manager of Hume Roofing Products Sdn Bhd in 2011, according to an Oct 22 filing. Between 2008 and 2011, Tan was business development manager of HONG LEONG INDUSTRIES BHD.
According to the same filing, Tan has no family relation with any director or major shareholder of the company, and is not currently a director at any listed company.

Quek is chairman of Guocoland Malaysia, which was formerly known as Hong Leong Properties Bhd.

Yeow, 47, joined the group in June 2010, according to the company’s website.

Guocoland Malaysia is about 65%-owned by Singapore-listed Guocoland Ltd, the property development arm of the Hong Leong Group.
