Who the new Guocoland MD, Tan Lee Koon is.
He is the new captain of Guocoland & will "partially" decide the faith of Guocoland & of EW.

IMHO Amberley owners should asked for the design of the guardhouse from Guocoland now, before it is built.
Rather than complain after it is done, if the design it not up to their expectation.

Based on my own experience below, the fastest way is via NSE & DUKE way.
You can also go via the toll free road via Selayang, if not in rush.

+ Tenby Int School & a private hospital on the piece of land just next to the upcoming McD

What is the supposed hand over date?

Agreed, the chicken farm will have to go. It is too close to Cassis.
The local council should have look into this before approving residential area to be built next to it.

Is it that crowded?

I would like to share our experience on dealing with Guoccoland here.
I’m one of the buyers of Emerald Gardens Superlink & we have joined the other owners to form an Emerald Gardens owners group. Now we have a good number of owners in our group.

Many details of our future homes are not very clear & vague in a way. Some are just outright ridiculous . So in late December 2012, and have submitted a list of questions/ inquiry pertaining to our new homes to Guocoland to seek for clarification. What I can say is Guocoland is SI-BEH INEFFICIENT in customers servicing. The PR person took his own sweet time to reply to us, that is after several reminders sent to them. Perhaps of too many red tapes or whatever sticky tapes they have in their corporate structure.

Hah! finally a sign of a hope has come, we received the long awaited reply from them today. But after reading their reply, I & the other owners are so disappointed with Guocoland. It’s confirmed that we pay BIG $$$ for our homes & they will give us ¢¢¢ features & facilities. The features & facilities of our home is not up to the standard for the price we have paid. Even they sky shed tears & the thunder roared continuously after I’ve received & read their reply forwarded by our owner group.

Have anyone of you encountered such shitty experiences with Guocoland? Especially Amberley & Corals buyers?

My experiences with their frontline sales personnel has been good.
But I can't say the same about their ex-Marketing & Sales Director, dealt with before and what i get is a bunch of bs.
With the new Sales Director on board, i thought things will get better but I was wrong.
Now we have to deal with a joker from their PR dept who loves cut & paste.

Examples of how illogic Guocoland can be.
EG superlink has BU ranging from 2,990 to 4,585sf & they only provide 1-2 fan point.

For comparison,
Anggun 2 Semi-D with BU 2,685sf has 7 fan points
M Residence 2 storey Superlink with BU 2,380sf has 7 fan points.
Coral DSTH with BU 1,834sf has 6 fan points.

Sadly, most buyers overlooked this fan point thingy, including me. We didn't expect Guocoland would cut corners in such way, esp for houses close to 1 mil.
When we wrote to Guocoland, they have the bloody guts to tell us this is the current market trend. WTF!!!
We are living in tropical climate & fans are necessity & not luxury!!

They market this property as Emerald "GARDENS" & heck we don't even have a water pipe point in our porch, backyard & terrace.
How the hell are we going to keep our "garden" growing then? Rely solely from the rain? How? We don't even have a rain water harvesting system.
Bloody brainless developer.

These are some of the minor details that won't cost much to the developer but will cost the owners a hell lots of mess, time & money to install upon VP.
Imagine the hacking & drilling works we have to do in order to install these minor features.
They should LISTEN, LISTEN, LISTEN to their customers who put money into their pocket.

To be fair to them, they did a good job in beautifying EW with their landscaping work. But why just stop there? They should also look into the the details of their homes. Make sure they are on par with the other reputable developments. Silly for them to cut corners & earn the wrath of their valued customers.
Trying to get hold of some short term gain at the expense of their long term reputation? Very not-so-smart business strategy, unless they are preparing to "gulung tikar"

Yes i believe there are a few more units available.
A few intermediate units & a few corner units with huge land.
Just drop by at the sales gallery in Emerald West and go jalan-jalan survey the location.
You wouldn't want to buy a unit until you have seen the place and it's surrounding, would you?

So that potential buyers don't just bbb membabi-buta based on hearsay.
It's good to do some ground work before investing.
Anyway there nothing wrong with the location.
In fact i like it a lot, that is how I got one unit after surveying and may consider to move my nest here after VP.
