can u check n tell me how much is IOI City mall's rent on a psf basis? Compareit with shaftsbury n do a simple analysis of wthr the steeper rental can be offset by btr revenue

shaftsbury square can top the list as number 1 spot in terms of commercial activity and hence tenants?
so far i see some scattered shops here and there in cyber but this shaftsbury square is the most integrated?

Shaftsbury definitely winner for flagship commercial development in cj...but as we know we malaysians die die still prefer the traditional design mall with air cond in it...

Can we called shaftsbury a mall? Definitely not...but we can called it a 'commercial plaza'... The only competition for this developmen later is going to be tamarind square...this tamarind oso we camt really called it a mall...

I tried once. The chef is gwailo. They serve mostly pasta, pizza, sandwiches, etc. I find the food quite nice and tasty. Portion is ok but if you're really hungry then maybe, it would not be enough.

But the service is very slow when I went. Maybe because only one chef and he seems very busy/stressed. I didn't go there again because I didn't want to wait too long and there's usually a crowd there (but not as crowded as KungFu restaurant).

Its beautiful...if developer can deliver almost 100% of the rendering design then okay.jpeg... But poblem with mk land brotherhood punya development...design time mmg cantik bombastik...bila dah siap can only achieve 50-60% of the earlier design...hopes the son delivers n break the fatjers voodoo...

agree concept of tamarind is different
not being skeptical but a good concept + securing strong tenants will make the place flourish
shaftsbury square is just like normal one stretch of commercial shops up and down and what made it not bad today probably because of the developer in managing the place and tenants? or they being the earliest commercial? not so sure

it is like how a mall can be successful when they secure all key tenants and open at the same time. this is just one factor la..

noted on your points. but can see that tujuan gemilang ni more geared for high end concept
and i just have personal appreciation for designs, too often developments in malaysia is so bland and boring and smacks of laziness (who can blame developer, do simple design right pricing can sell edi)
but looking at tamarind & pjtc & point 92, interesting la..might not get a perfect result but such effort is commendable

not saying tamarind will guarantee attract, but it has its own selling point
and shaftsbury is awesome too
and if wanna bash tamarind and pro shaftsbury, get hyve la!
