At current price for rental investment? Nope. But if you bought it from developer, yes. 639sf developer price was around more or less 300k.

I saw from prop wall, 640 sf currently all selling 430k-460k
How's the sub sales market and occupancy rate? This studio is quite sexy

Yes 4-5% is achievable. It is easy to rent out too as the location is one of the more 'wong' area.
