hi guys..just went to the Shaftsbury square sales gallery yesterday. As expected, the sales agent is really good and proudly talking about the prospect. Was really interested, until i read this thread. Good that it makes me think more..since i not familiar with cyberjaya. At least i wont hastily make a purchase. Now units left starting from level 15 (studio) starting at rm 288000 to highest floor ( 311000) with 3% rebate.
Also went to hv a look at Domain 3. CHeaper but less returns. However, target tenants are wider (students and workers). If SS, only expect expatriates. 1 block got 25 floor with 6-7 studio units. 2 blocks=300 units---> need to target 300 expatriates to rent the place ? quite big gamble right ? who says company wont just rent cheaper studio units like in Domain for their expats. Please feedback if you guys have any. Thx |

Hi, Was at CBJ over the weekend...lots of construction in place...looks like the place is booming....the plot of land next to LKW is huge...and plenty of land next to LKW as well...the whoe area is rather quiet...not very happenning...except some retail activities near Domain and MMU.
Hi Freak_z, since u were at SS's sales office, did u notice any one bedroom unit left? I am very interested in their one bedroom unit but the last time i went all kena sapu liao...Unbelievable...is it one of those 'stickers game' or not? I didnt really like the studio type, a bit cramp for me... Updates from those projects... |

I did mentioned that Cyberjaya is going to boom in 2 to 3 years time. There are at least 7commercial and residential property now under development in Cyber Jaya. Shaftsbury, Symphony Hills, Serin Residency, The Pulse, Garden Residence, The Place, Domain , Mirage. Cyberjaya is of national interest. Over the years Cyberjay has matured with all the best communication infrastructure. Strategically, shaftsbury should stand out as the commercial meeting point. Thats why it is the most expensive.Hi Freak_z, since u were at SS's sales office, did u notice any one bedroom unit left? QUOTE(buzzlite @ Feb 28 2011, 10:48 PM) Wow...loaded... :-) Added on March 2, 2011, 1:12 pmAnother vote of confidence for CBJ... A leading global semiconductor company known for its graphics and computing technologies, AMD Malaysia currently employs close to 1,100 employees in Penang, Labuan and Cyberjaya. CYBERJAYA: AMD has expanded its footprint in Malaysia with the inauguration of new Global Services Centre in Cyberjaya, the first and only global services centre for AMD, and the company's third location in Malaysia. It was set up to meet growing demand within the AMD global network for organisational and operational services, and occupies more than 80,000 square feet. The four-storey centre was launched by Deputy Prime Minister Tan Sri Muhyiddin Yassin today. AMD senior vice president Devinder Kumar said Malaysia itself earned a place among the top three shared services destinations in the world behind India and China. "Identified as a National Key Economic Area in the nation's transformation toward a high-income, innovation-led economy, the shared services industry is expected to employ 300,000 knowledge workers by 2012," he said at the launch of the centre here. Also present was AMD interim chief information officer and corporate vice president Tom Painter. Established in Malaysia in 1972, AMD is one of the eight pioneer electronics companies that established operations in Penang. A leading global semiconductor company known for its graphics and computing technologies, AMD Malaysia currently employs close to 1,100 employees in Penang, Labuan and Cyberjaya. Devinder said the launch of the centre positioned AMD as the only global company to have a fully integrated Finance and Accounting Global Services centre in one country. He said currently, AMD employed approximately 400 people in AMD Global Services Malaysia with plans to grow to over 600 by 2013. "In doing so, we will support investments which are knowledge-intensive, high value added and aligned with the government's goal of increasing Malaysia's Gross National Income per capita," he said. -- BERNAMA Read more: AMD expands in Malaysia with new global services centre http://www.nst.com.my/nst/articles/AMDexpa.../#ixzz1FPqpQwTQ This post has been edited by AndyTan6141: Mar 2 2011, 01:12 PM |

How true is it, really no comment la. I do not see the logical reason why of getting so many expats to work in Malaysia where else the main purpose of outsourcing is to save $$$ nia. Expat $$$ simply too high and not cost effective also. Anyway went to the Sale Office today and many units already marked, hopefully nxt wk still can sapu 1 unit if I change my mind later nia.. |

Anyway went to the Sale Office today and many units already marked, hopefully nxt wk still can sapu 1 unit if I change my mind later nia.. S P Setia Berhad recently announced the purchase of approximately 268.11 acres of prime freehold land in Cyberjaya's Flagship Zone for RM420.4 million. To be developed by Setia Eco Villa, a joint venture company between S P Setia Berhad and Setia Haruman Sdn Bhd, the project will be a mixed residential and commercial development and is expected to have a gross development value of around RM3 billion. The project is expected to commence in FY2012 and span a development period of about six years. Located strategically within the Cyberjaya Flagship Zone (CFZ), the land is highly accessible and well connected by a network of highways including the North-South Expressway, the Damansara-Puchong Expressway and the MAJU Expressway. S P Setia President and CEO Tan Sri Liew Kee Sin said the Group was excited about the potential of the land and looking forward to creating a new eco-themed development based on the award-winning DNA of its flagship development of Setia Eco Park in Shah Alam."There is very clear and present demand for properties in ecologically attuned enclaves in the Klang Valley and this new tract will allow the Group to tap into this demand by offering products with Setia Eco Park's proven award-winning 'DNA' in a new and upcoming Klang Valley location," said Liew. "The size of the land is perfect for a mid to high-end gated and guarded development comprising semi-detached homes, bungalows and commercial developments,"he added. The tract will be designed and developed to blend seamlessly with the natural topography of the Said Land with flowing creeks, lush greeneries, green parks, extensive landscaping and streetscapes. "The Group is confident that this new project will help elevate the standards of living in Cyberjaya to a new level in line with the Government's vision for Cyberjaya the be the nation's foremost centre for international and local ICT, multimedia and shared-services outsourcing investments and operations," Liew said. If all booms out at the same time, the rental opportunities will be very tight and thi smight cause us to reduce the rent to get a tenant. DOnt you all agree ?
