Yes & No.

Yes, if there is huge property bubble bursting, surely affecting reit. As valuation of property will come down, rental rate pressure etc.

No, locally, yes, there is some bubble, but not as big as worrying as what had happened in overseas, especially like US RE bubble, or China RE bubble.

The major worry of locally reit is about economy growth/recession, as those office space, industrial reit (which mostly in this catergory), is highly depended on economy situation.

Also, recent property fever is more on residential market, which almost all local reit has no exposure in this sector.

Insider Asia put Quill into their portfolio this week hmm.gif citing their undervalued NTA. That's kinda weird, since I thought it's the DPU that counts.

Hi all, I'm new to REIT. Can advise which the top 3 REIT making good returns / positive outcome? I just to directly to Bursa Saham Malaysia and buy REIT on the spot? Thanks for helping out...

According http://mreit.reitdata.com, yield is around 7.31%. However, today's MBB report on QCAPITA, I saw that the projected STARREIT FY11 yield at 11.6% drool.gif Dunno how they project like that hmm.gif

And when the reit inject new hotels in, another different story increase income+eps dilution. So, what's that forecast represents actually? hmm.gif

Which and which properties being injected is not yet known, they already can come out with some yield number?

Even use back the old properties portfolio, I don't know how to find a 11% yield. whistling.gif

The above are exactly the things investors are afraid of when making investments decisions. The disclosures are not honest and are misleading - Unsystemic Risks.

Better stay away.

I believed YTL intends to focus more on the SG Market, hence, the selling of their crown jewel props to their SG REIT !

That is correct, the highest close yet. With such good quarterly results and revaluation, no wonder the price surged that much. The results indicate that they still owe us 0.95 cents in dividend (out of a 4 cents dividend). Doesn't sound bad at all, considering the enlarged UIC.

Just for the record, 4 out of my 5 counters did extremely well today, giving me a paper gain of RM4,700 for today. I have not seen such a huge daily gain in my portfolio since 11 years ago. I am extremely satisfied biggrin.gif
