Went to the show unit today, pricing quite reasonable compare to its location, another new project by LBS.

Project: Ivory Residences
location: Bandar Saujana Putra
Size: 32 x 55
Type: Double Storey Cluster Semi-D
Free SPA legal and disbursements fees
starting price is RM339,900 (non bumi), RM316,107 (bumi)
Total unit 376, now only selling 88 units as phase 1.
4 bedrooms, 3 bathrooms
Just lauch on 10Mar2010
0% interest during construction
5% rebate
3k booking fees

So if make an booking today, price 339,900, 10% downpayment is 33,990, minus 5% rebate, only need to pay for 16,995 as downpayment!!!
Furthermore this downpayment can pay as installment for 3 months brows.gif
Booking fees is not refundable so make sure you are entitled for the loan before placing your booking.

The downside is the location, in and out from this location you must pay toll, no way to escape, although there are shoplots around, but not many are occupied, rental yield is uncertainty, own stay is a good place as you cannot find this pricing anywhere, targeted owner who working in cyberjaya, putrajaya or KLIA. There is no chinese food stalls, or even fast food at least now, so if you are chinese you have drive out for your meal which require to pay toll thru and forth.

Still consider whether it is a good place to owned, not sure if there is any future development on surrounding, or it will be an isolated location.

IVory Residence is another Hot Pancake...
In just 2 days, it seems to be selling fast...
Well, Sedi-D at this price and mostly occupied by Chinese Purchasers...
Perhaps, we are looking at another property that will be appreciating once the 2nd phase of Ivory Residence launched! Good buy!

Went there today..the salesperson told me that this will be a fully gated and guarded development. Can anybody confirming this?

Just bought the house...can anyone confirm whether it's fully sold out? Seems like a good buy, but concerned whether there are shops, eateries...the whole township in d development plans

Jthat went to view the house again today...while d 1st row is fully sold & quite a few of 3rd row is sold, many units at 2nd row (facing north west) is still available.

The good news is d bs park is launched, advertised in the newspapers yesterday.

Don't use that short cut from Puchong Mas unless u r driving a 4WD.
I trusted my GPS to link me from Putra Prima to Bandar Saujana Putra and it brought me to this road...
It's a kampung road but if want to escape toll, then u can use that road...

The major concern is the location. Toll must be paid. No excape of that, unless you take the "kampung" road. Largely population are Malay, so there are some Malay eating shops. But again, there are merely 4 rows of shops with rouhgly 30% to 40% occupied. Certainly very far from KL and some distance to Puchong. Unlike Putra Heights, (already with a Giant there), this place has been here for 4 to 5 years already. The development is quite slow for commercial (even not available). But is blooming with more residential houses. (small medium sizes)

Plus points is that this is really a quite place. If you like the off city living, here is a good place.

Used to owned a link house there. Not good at all for investment unless you willing to hold on the property for some years to come.

I think quite place is good for staying. In fact we can save money because less of shopping center there.

Why not good for investment ? I went to see there again most of Ivory residence sold quite good response . May this weekend I going there again to decide whether want to purchase the property . thumbup.gif thumbup.gif
