QUOTE(chm46 @ Sep 21 2010, 10:21 AM)
The major concern is the location. Toll must be paid. No excape of that, unless you take the "kampung" road. Largely population are Malay, so there are some Malay eating shops. But again, there are merely 4 rows of shops with rouhgly 30% to 40% occupied. Certainly very far from KL and some distance to Puchong. Unlike Putra Heights, (already with a Giant there), this place has been here for 4 to 5 years already. The development is quite slow for commercial (even not available). But is blooming with more residential houses. (small medium sizes)

Plus points is that this is really a quite place. If you like the off city living, here is a good place.

Used to owned a link house there. Not good at all for investment unless you willing to hold on the property for some years to come.
*
Hey Friend ,

I think quite place is good for staying. In fact we can save money because less of shopping center there.

Why not good for investment ? I went to see there again most of Ivory residence sold quite good response . May this weekend I going there again to decide whether want to purchase the property . thumbup.gif thumbup.gif

Good new property? Mind to share the details ar?
I thougt saunjana putra is very near to putra height?

btw, any new project in putra height? what is the market now?
*
The distance from putra height is around 2 minute drive so consider very near . I think u can go through the putra height then exit putra height toll then even nearer . Now the SKVE is ready to use very convienient but have to pay money only doh.gif doh.gif

I had done the property market survey most of the property in putra height selling for 400 K - 500 K very high price . How to buy ? The loan also cannot afford to pay also . hahaahah Even the Bandar puteri property now selling for 600k - 700 K very terrible ... rclxub.gif rclxub.gif

Now putra heigth also develop some new housing project call serena I forgot the name of property .

hi...

im planning to buy a semi-d at bandar saujana putra...
already went to see the area...
1st impression : "it's like a low cost area"

the salesgirl had said to me that i dont have to worry on the "low cost" thing coz the area is still under development, in future there will be a development for 600k+ houses (semi-d and bungalow)....
so, i guess the value of other houses will also be increased...

im still thinking whether want to buy a semi-d in that area...
i need an opinion from u guys, is it good for investment purpose?

P/S : MYDIN also will be build up in future....
*
hey

I believe the value property will shoot up ...it is depend on u how long u can hold the property . It is good value to buy for own stay ... Do u manage to find any place got such a big land for us .... thumbup.gif thumbup.gif

I went to site on Wednesday and its seems the 330-360 range are sold out...
The show unit looks superb, but am quite disturbed by the need to pass by those single-storey houses to get to the site... hmmm
And yes, there is a police station there ( it occupies one of the bengkel-like shop lots), its visible on the way in. But when I drove pass yesterday... its shuttered??
So.. anyone here bought the units in the second phase yet?
*
Have u seen the newly launch unit Indego semi - detach selling for RM 519900 very impressive

Note that the structures are not 100% accurate, but you get the idea on what is where (or supposed to be built where)
I dug this out some while ago while researching this place.

i called the agent today and she said its confirmed that its with perimeter fencing for ivory and indigo. Both ivory and indigo will be fenced and will share one entrance at the guardhouse. As for the guards we will need to form committee ourselves to hire one. So it depends on us as houseowners how fast and committed in doing this.
*
Halo Yhanlee
Wow wow U are great so fast u already solve the problem. Both ivory and indigo sharing the same entrance the security guardhouse.

good works .... rclxm9.gif rclxm9.gif

It seems like can provide more facility like cctv on the guardhouse and card access .... drool.gif hahaa

ydingo... I totally agree with all that you said.

Security wise - yes, let's discuss in details in 2012.

Jason, I believe cctv and card access system lately is not too expensive. We share lump sump. Do-able!!

Shared contractor - GREAT idea!!! but now my priority is (1) Window and Door Grills, (2) Alarm, (3) Autogate Are you guys interested as well? I was thinking security is also important inspite of the gated.

Gated - I was there today. I asked my sales agent. He said the reason why there's no black and white is because they have submitted the plan to the local council, but has not got approval to proceed. I questioned why they need to do so, since its LBS's new development, he couldn't give me an answer. He also told me only the front side will be brick and fence while the back side (facing the oil palm estate) will just be normal wire fence.  I find his statement very inconsistent. On top of that, yhanlee's agent is talking different thing. I believe these agents are just there to sell and they are rotated. I found my agent at Lavender's Unit to begin with. And today, he was at Magenta. Do you guys think we should escalate this? in the form of a formal email or letter?

Anyway, today I brought fiancee, her dad, her mum, her sister, sister's husband and 2 kids there... they all liked it!! even the kids!! kids having fun running around the big space and all.... ffuhh... despite the distance and all, to them, the pros of having a landed, wide front, some land on the side and back is a great idea!! (together with reasonable price). My future father in-law is already talking to the uncles about it in a family dinner we had after that. Good lah, at least he's selling the area for us. In fact, he seemed interested in getting a unit nearby too!!!

nkhong - good for stay, another plus point is because we have a strong team here!!
*
Hey khleong81

That will be great to install the Alarm and point of auto gate plus auto gate door in order secure the place.
Of course, I am interested with the security. Could you pls let's me know when u get good deal for that .,. thumbup.gif icon_idea.gif

Gated perimeter issue - seems like the developer dare not confirm the statement how to build the gated community ... haha Let us gather together to appoarch them for the matter .

I heard we have one exercise park or jogging park sharing with indego... quite good mah hahhah

Hey all future neighbours.... Happy New Year!!!

I've got good news for everyone. Today I went back there to the Ivory showrooms again. This time round, I saw they've planted trees infront of the show house. My gf has taken some pictures... later I will try to see if I can upload. This means they are doing up the area again smile.gif so, cool!!!

Secondly, I pressed my sales agent there again. So, according to him, the gated community thingy is finally APPROVED!!! Hurray!! He said in one of the meetings, they have confirmed the gated thingy. According to him, Indigo will also get the gated thingy but the gated one in Ivory will be more "exclusive" because of the cluster of 9 rows we're in smile.gif The round about is also in shape already and has 2 palm tress planted there.

Meanwhile, I am planning to sign my loan agreement next week and then press the agent again to get the S&P. I am rushing him but he told me the lawyers haven't completed it. I warned him that I need time to get the EPF to pay the 5%. Anyway, future buyers, I managed to get BLR-2.35 from HSBC. So this place is indeed worth your penny.

Alright, my gf is done with the crabs. Got to run guys. Will try to upload some pictures.

Wish all of new Neigbour Happy New Year whistling.gif

Hey khleong81

the final confirmation is built the security exit sharing with indego right . I think most of sales agent there not corporate each other. Different people say different things.
Are they confirm Mydin will built there ? any confirmation now ?

Hi ydingo, congrats!!! THis weekend I'm going to bring my gf to sign the remaining portions of the Bank Loan agreement. Do you actually read through the agreement before you sign? I didn't. I just requested the lawyer to go through for me what each one of them are for. Anyway, we met up at Old Town at 10pm at night. Lawyer now also work OT leh... he's the boss some more, but young chap. But he has got this lansi look cos he's rushing for another appointment apparently.

Meanwhile, the S&P docs are finally ready. I'm going to go collect on Saturday. Anyway, this one, I think I kena con already. I signed on a piece of paper which was given by the sales agent when I made the booking. I know the intention is to make it more speedy and not require me to go to lawyer's office twice. But then I feel this is not professional. We should be given a chance to go through before signing anything. Same goes for the bank one.

Anyway, now I'm dreading the MOT... ydingo do you know how much ours will be? I think its around 5k to 6k leh...  sad.gif
*
Hey khleong81 ,

In the future we must get together to prevent this kind of things happens. How a professional lawyer didn't explain anything before sign S&P agreement . just check the name and ic number only ....sign

QUOTE(ydingo @ Mar 8 2011, 03:01 PM)
Hi everyone,

I note that we are all anxious about the "security" issues here. My suggestion would be let us tackle this systematically.

Rynna :: I think I last saw her sitting at the lavender show house, but they keep rotating around. If its confirmed her name is noriham, when one of us on site, we can try to get the other SA to give us her number.

As she is one good point of contact for us to reach deeper into LBS (she being a buyer as well), I would suggest we organize a meeting with her first, it would be good to also hear her concerns and see where she stands. Once we get the point across to her, we can then decide on the methods we can use, a letter or a formal meeting with the ones in charge of this ivory project. This would also include arrangement for an appropriate time to meet with LBS or submit to them a letter.

The letter should list our concerns, e.g. Rempit menace, new housing security issue, guards schedule, guards procurement.. etc etc
So - who is going on site this weekend to seek for Noriham? I won't be available on 12th unfortunately, Sunday perhaps?

Next as we are going in as a community of purchasers now to discuss with LBS, who would like to volunteer as the single point of contact between LBS and us? Two individuals would be good, one to assist the other in case not around. So in the future when LBS needs to reply to us or contact us, will do so from this individual and will post here to update everyone else.
Now for a bit of news ::
For phase 2 buyers who have not received their stamped loan documents yet
I have called my bank's lawyers on this, apparently this affects ivory phase 2 buyers, the lawyers are waiting for a "redemption statement" from Ambank. This document is apparently something between Ambank and LBS. So until they receive this copy from LBS, the stamped loan docs will be pending. Apparently LBS estimates that this document will be released within this month. So stay tune folks.
p/s  :: jason, I advise you to not disclose your cellphone number in public domain, else people might spam call you  sweat.gif pm us would be a better option
Also - jebus... thats one long report Leong  laugh.gif your karangan skillz must had been super!
