USJ and USJ Heights are both different development at very different location although by SB.

USJ Heights is GnG.. Location squeeze in between Elite, Kesas and Subang Hitech Ind Park...

Irresponsible developer DNP / Wingtaiasia / Angel Wing mis-led house buyers into thinking their residence is a hassle-free "Guarded Community" residential status by offering first 2 years free security service, then left residents in the lurch to organise among themselves the formation of "residence association" to inherit an unapproved "Guarded Community" while charging premium prices for the houses under the mis-leading pre-text that it's a secured guarded residential area.

Be careful of these developers DNP / Wingtasia / Angel Wing. Help spread this around so as not to let them victimize other prospective genuine house buyers on their future projects which they charge for quite a premium price.

Is it written in the S&P or any other legally binded document saying that developer has promised the G&G concept?
What about the title? Is it individual or strata title?

Erm, the KLIA express railway not just a stone throw it la, is behind but u wont hear it since many tree surround your house, and the high tension cable < i think u refer to he railway cable issit.. that one so small nia. i wont call it 'high tension cable' lor.
If whose can go in to feel it the gated feeling definitely u will fall in love there, since i personally been inside 7yrs ago, and now i just got my self a place there.
you wont regard, since google it also got many info there, what award award owned by gita bayu before..one of the best gated and maintenance so good, and your surrounding with very rich ppl. the environment is very good. 0 case robbery happen until now..
but again, must go have a view before you know what is gated resident all about. is not about the gate less or guard or swimming pool, etc..
just my 0.02 cent.

For G&G area, if you want to do an open house, how can it be done?
Is all visitors must leave their ic at guard house and tell the guard the exact house number that they want to visit? Is it like that?

U'd need to inform the management in advance, provide info like the expected turnout, how many cars would be coming in etc.
Some might need u to provide the list of cars as well. In Tropicana's case, the management would want the guests to park the cars at the clubhouse carpark, then ferry them to the venue using buggies.

And recently, the Govt passed a new ruling on G&G Community. Apparently, those G&G setup at USJ, SJ, BU by the resident associations are actually non-legal. Cos the roads are gazetted as public road. The fencing up & restrict of access is against the rule. Oh well, the show continues .........

G&G means the plan is designed so that there's only 1or 2 access road to the area with a guard house. It doesn't mean the developer is going to pay for the security guard forever. I thought it's common sense?

Funny la some people expect free security for the rest of their life. It's like apartment, you have to pay for people to mange the security.

Why not going to have a look at Puchong Taman Meranti Jaya 2. On freehold land. Gated and guarded. 2.5 storey. 22" x 75". I've been staying here almost 2 years. And im the first phase. Now the new house selling RM688k if not mistaken.

I think the issue mentioned is not about the security fees but more towards the management of the G&G. If there were DMC signed, then there will be no such problem. But the downside is, it is expense. If there are no DMC signed, then the problem will arise as out of no reason, some residents just dont feel like agreeing(Don't understand why)..with this issue, there will be problem in continuing the G&G..
