RM bro. Btw taman is in JB. Can name a few taman with fee < RM100. Nusa Idaman (IJM) / Setia Tropika (Setia) / BDO (Johorland) / Bukit Indah (Setia) / Mutiara Rini (Boustead).Fee starts from RM 50 - RM 100 and mostly if not all are handle by RA. From what i can gather, the rate depends on how many house in one taman, No.of exits and type facilities provided cctv / smart tag etc..etc.

oh thx for sharing , 10guards with smart tag , CCTV system from rm50-100 is rare on klangvalley or selangor landed now .

Fee for security guard almost the same nationwide. 1 hr range RM7-RM8 / local guard.Gurkhas will cost more around RM10/hr.
Let say 500 units with 10 guards (5 guards /12hr shift)

10 guards @ $1000/day = RM 30K
2 clerks @ $1500 / mth = RM 3K
1 supervisor = RM 3K
Utilities / Misc = RM 1K
Maintenance @ 10% guards cost = RM3K

RM40K / 500 units = RM80 / house.

Yes, a simple G&G without much leisure facilities, there are plenty out there are below RM 100 per month.

Most likely it is fence & guarded i.e. f&g or just guarded. Gated &Guarded is pretty unlike to have rm100pm. Mind to share if there is any other there.

G&G need to apply when submit DO. And it is govern by an act.
F&G is self organise by the RA, which is agree by all/most resident.

Am staying in fenced and guarded, at the time of purchased, owners required to sign Security Services Agreement with the developer. Now the RA takes over the security employing 8 (5 Nepalese and 3 locals) divided equally into 2 shifts. There's 336 houses all in the precinct whereby each required to pay $110 per month. Collection is 83%, uncollected are those vacant units mostly.

RA has this practice, anyone with more than 3 moths outstanding will have their access card blocked. They'd need to get down to open the boom gate themselves. It works!!! Makes collection easier and prompt.

RA now has more than 500k in its coffers after 3 years taking over the security matter from developer.

Is this good?

The security company should employ more guard to do more and efficient patrols since the RA is cash rich.

those vacant units will suddenly be charged alot of back dated fees when occupied?
