Can take standard chartered bank mortgageone to reduce the interest.

RM 1950 is not very little, somemore 30 years, must have good financial background to support the loan repayment.

How can Standard Chartered Bank Mortageone reduce the interest? Is it mean fully fexi loan? Few banks also provide fully fexi, like HSBC.

You can put some money there to reduce the interest..

What other banks offer flexi loan?

Do you think flexi loan is better or conventional is better?

If you wanna choose townhouse, then why dont you try for D alpinia by HapSeng. It is built and sell. price around 360-430k.

The terrace starts from 460k including freebies like aircon, toiletries, kitchen cabinet. Most important it is still gated and guarded.

There was one Town Villa went for auction for 380k, not sure whether if it's gone or not..

I don't know the procedure of buying house from auction.

850K price of Hilla Villa,I read from previous property forum, now may be increased. But this type needs walk up 80-100 steps from the car park to the house.

Tomorrow, I will go there to have a look, will report here after back.

But I want to know more comment of Jade Hills and Twim Palms. Pro & Con are welcomed

Hi All,

I have done my survey today around Cheras area... Bandar Mandarina (by IJM), The Peak Bukit Prima & The Oasis.

Me & wife were very disappointed with The Peak as some of the space was not fully utilized (especially the 2 1/2 storey design whereby the 1/2 storey was basement or it was ground floor, in which guest will need to climb up 1 staircase to the living hall). N i felt that the 3 storey has been overpriced now (> rm800k due to the new ruling by government about the 5% sales tax and most investor / seller had increased the value to cover the 5%)

As for Bandar Mandarina, we totally love the design & location (beside Taman Connaught, but can't go through Taman Connaught highway as the oni way in is through the mrr2 highway, but got some alternative road la through Taman Len Sen if need to cut back to Connaught highway). Unfortunately, the intermediate lots @ rm900k has been sold, now oni left 1 unit corner unit @ rm1.15 million and semi d @ rm1.2 million above... Also another disadvantage is its LEASEHOLD... sigh.

The Oasis Cheras has a nice concept of Gated & Guarded community. Price has gone up a lot the past few weeks because the demand was there... Now it has reached about RM600k++ for a 22 x 70 intermediate lot. The internal design of the house is SUPERB... very modern & stylish. However, the location is kinda deep (10 minutes from The Peak).

Next stop... USJ Heights... this weekend will check it out !

I went to check out Bukit Mandarina too. About the 1.15m corner unit I've seen the actual unit. The unit is just beside the TNB station room and the ground almost same level with MRR2 so someone might just walk inside the house from the backyard if IJM doesn't put a fence behind it. Went I check it out last month, I was told the unit is going for 1.08m, now so fast 1.15m? On leasehold land somemore.

Twin Palms is very well designed but you need to pay the sg.long toll everytime you go back and come out from your house.

from KL/ cheras to Twin palms not need to pay toll lar, but from twin palms to kl have to pay

I just called sime darby hotline @ 1800 88 1118... inquired bout usj heights availability... looks like 2.5 storey & 2 storey property are selling @ rm808k same price ! why ? coz 2 storey is ready and CF is available as well, whereas 2.5 storey will need to wait 2 more years for completion... was quite interested wit the 2.5 storey but it has been sold out, whereas 2 storey left 10 units...

i also inquire about some concerns on this area USJ heights which are the so-called DIGI microwave satelite nearby which has been confirmed by the sales agent through the telephone that it is ~ 100m from the construction site. Meaning owners of USJ heights will always be nearby the huge satelite dish. Also as for the cemetry, it is not nearby, so basically not very sure bout this...

i felt that for all the free gifts provided (eg. alarm system, internal intercom, 5 air-conditioners, heaters in every bathrooms) & 5 years foc maintenance / security fees... i felt that this will be an ideal place to start a family but i doubt it will be a good investment as i can't foresee it will increase much...

dude, usj area your upmost concern should be the crime rate, its not getting better lately, try login to usj.com.my u will know the reason.

This is subjective, because usj has a forum therefore coverage also more and there is also positive news and helpfull information if you see it a positive way. Tell me where has got zero crime with amenities such as USJ?

Yes, went there with agent. The concept is good. But I don't like the house design. Also, there are many trees, many leaves will drop down. So, need to clean up the balcony and small platform near window frequently. So, not my cup of tea.

Ya true also but whatever suffer by those folks there is not normal experience. Some uncle even get mugged on their way to morning walk thats really scary. Hope the security can get better.

RM880K, Yes, it is vacant since VP. This house need walk up steps from car park to house. Direct to house is more expensive, at least 1.2 million. The maintence fee is RM 6xx. Very expensive.

For long run....better target low maintenance fee. This fee can go up and never come down. Imagine one day finish paying loan but this fee will continue forever even after you retire!!

Just got back from USJ Heights... very nice environment and it's not in USJ area as mentioned by bro Tohsan on the crime rate as it's a newly developed USJ area in a nearby Shah Alam land. i guess your comment about the crime rate does not apply to USJ Heights.

anyway, its fully gated & guarded community, so i do expect a very low crime rate (preferably 0) at this area.

there are 9 units intermediate left for the 2.5 storey which are going for rm808k... 24 x 80 superlink homes (land 1916sqft / built up : 3150sqft). what's being offered at the moment are :

- FOC stamp duty on MOT
- FOC legal fees on S&P
- FOC 5 units air-conditioner
- FOC auto gate & alarm system
- FOC solar water heater

I am quite impress with the design and space... the area seems to be very nicely located (though its near some electric cablings). overall its designed as a premium USJ location. looks like a good deal for investment... n i'm pretty confident with sime darby development.

Anyway, anyone else have any other options for gated & guarded community in PJ or KL ???
