I am also looking for a house in KL, locate between KL town and KLIA, both within 30 min. driving time is better. My budget is below 1.0 million.

I have been to USJ Heights and Perdana Residence 2, not many units left. USJ Heights is so near the high-tension cable. PP2 just only left the units that near hospital.

How's about Jade Hills in Kajang? Do you think this one is worth. The price of intermediate link-hse is about RM 710K. The location is OK when I want to go KLIA, KL town and Johor.

Any opinion?

I love Garden Residence very much! But someone said this property is so near the petrol depot. And cyberjaya is not well-developed. So, I give up this. Their design is so nice.

Yes, I have been Twin Palm too. They have 2.5 storeys and 2 storeys. I like their house design of 2.5 storeys. The living room is in 1st floor. But all this type of house face west. Face east is only for 2 storeys. Their swimming pool is very small, not standard, for kids is ok. The water depth is only 1.4 m (whole pool), but the pool is very nice, infinity pool.

When compare with Jade Hills, it has 50m swimming pool and nice landscape. Also has jogging track, I like jogging, hehe...... Most of the house of Twim Palms is face house to house, but Jade Hills will face to a small garden.

My hubby also said Kajang get better access road to KLIA, KL town and Johor.

Too struggle.

So, do you think Jade Hills is a good buy?

I will also consider the 2nd hand market like "GITA BAYU", the price of town house is about RM450K, bungalow from RM 850K onwards.

If all are not good, I will give up to buy a house at this moment and wait for some new launch later. But I will worry about the price of property will increase quickly, that make me can't afford later.

I will visit Gita Bayu on coming saturday. If it near the high tension cable, I won't choose it.

So, did you see the show room of Hill villa? Some Hill Villa need walk up 80-100 steps from car park, it costs about RM 850K. If not, it will be RM 1.2 m onwards.

Any one has comment on Jade Hills, Kajang?

How can Standard Chartered Bank Mortageone reduce the interest? Is it mean fully fexi loan? Few banks also provide fully fexi, like HSBC.

I don't know the procedure of buying house from auction.

850K price of Hilla Villa,I read from previous property forum, now may be increased. But this type needs walk up 80-100 steps from the car park to the house.

Tomorrow, I will go there to have a look, will report here after back.

But I want to know more comment of Jade Hills and Twim Palms. Pro & Con are welcomed

Yes, went there with agent. The concept is good. But I don't like the house design. Also, there are many trees, many leaves will drop down. So, need to clean up the balcony and small platform near window frequently. So, not my cup of tea.

RM880K, Yes, it is vacant since VP. This house need walk up steps from car park to house. Direct to house is more expensive, at least 1.2 million. The maintence fee is RM 6xx. Very expensive.
