i notice that a lot of buyers are mostly young couples or 1st time buyers for own stay so capital appreciation is really not an issue.
for old time investors, the surrounding is a big issue cos it will affect its appreciation. but if you are in for long term i.e. it's yield then its should be alright. however with the price increase, i think it's yield is not that attractive anymore. hence phase 2 will have more ppl buying for own stay.
