I use dulux easy clean (or any along this line as long not cat kapur, can ask shop to recommend too) after maxilite.

Maxilite texture is thicker, sealer/easy clean is very thin. Both paint feels different also when u run your hands on the wall, maxilite have a very smooth paper feel, sealer/easy clean have a rougher surface.

If house is for rent then I think maxilite would suffice.

its not for rental, we gonna stck with it for a couples of ten years wink.gif will consider it , thanks for info yo! dulu my parents cat own rumah i never survey the paint, now i know nothing, haha innocent.gif

Try using a water power jet spray to remove the paint. If not possible, then ...

Paint few coats of maxilite. Buy the big tub, 18 litres. Wait for each coat to dry b4 the next coat. Once you are satisfied, then paint the milky white series.

I wont recommend using sealer as it will be expensive. And is oil based, so the drying process will be slow after each coat ... overnite.

btw, misloading here, i thought you said you "recommend" omg, my eyes ,
later settle the legal step after get the house key baru i ask some related paint question here, i thinks everyone helps a lot here! thumbsup.gif

I've a medium light coloured room. At first I use sealer, 2 coats cannot cover, in the end use maxilite in another room, 1 coat already fully covered, like magic. After that I use another better paint layer on top.

If more than 20 years old the paint may fail upon rolling on new paint.
Then u need to resort to sanding off the old paint.

Question:
one of my parent house interior wall was “cincai” painted with matex due to the par paint was peeling and flaking. About 2meter l x1meter h was painted.

the rest was par, 20years didnt repaint, had some crack here and there but no flaking nor chalky.
And the just applied matex for 6 mths+, start to feel chalky when touch.

which sealer do i need to use if i dont want to sand it off, cause they have so many thing in the house.

Generally, people dont do it if another paint colour can cover it.

Sanding is not only dusty, more work and costly but if dont do another skim coat, then possible to see fine lines after painting if sanding is poorly done.

Most likely there is water seeping through the wall. The wet dry effects that causes the paint to flake.

Treat the outside wall with sealer and weatherbond paint, then only redo the inside wall.

Outside were treated with weatherbond 1 year piror.
Seems like no sealer from contractor.

Sometime, weatherbond paint is not enough to protect the wall. Sealer and skim coating are additional measures.

Possible could be from the edges of the window ? If yes, then put sealant around the edges to see if it helps.

Sometimes, worn out rubber lining on windows can cause water to enter the house.

I think the water came thru the window, they saw some tiktok bs and add petrol in woodpaint. Saw some dent from damp on the window.

If your current window frame is wood, I suggest you change to aluminium.

Unless you intend sell soon, then use sealant.
