I like your optimism rclxms.gif . Keep it up. Love to have more neighbours like you. But a reminder, DA is famous for flipper/speculators who only buy and keep before properties fetching certain price. I believe they don't care about security in the neighbourhood. My phase got 162 units. 8 months after VP, only 1/3 is being occupied.

And I do also believe that buyers of the more expensive phases of DA are richer people who don't mind paying more biggrin.gif

The occupancy rate I would say normal..Took almost a year for my current property to be fully occupied. I move 4 months after VP..also got theft cases and such (24hrs security Condo mind u.. biggrin.gif cool2.gif ). But now improve already after JMB took over. So I guess one year after VP, then only we can start see the 'real owner' which is more committed. By the way Im not a flipper... tongue.gif

Yup...that's normal, so we have to endure living in fear first (damn, can't I just stop being so pessimist tongue.gif ). From what I know it took 6-7 years before one Lorong in DA managed to hire their own security, and after countless break-ins. Looks like my phase and another group of phases (2-3 of them) will be the first to get own security for phases. We will see out of about 50+ owners now, how many of them is actually supporting this.

I will be signing my spa for aster grove tomorrow. Hopefully, I made the right choice choosing denai alam. Anyway, I am delighted to see DA residents cooperating to make it a safer environment. In two years time, I hope to join you guys as neighbours. I believe if we have more owners in our phase, we can easily form a strong and effective RA. Therefore, we can work towards hiring our own guards, get together for makan makan, get to know each other.
Btw. I was at Alam impian, apparently I saw them started to fence up their phases. Apparently, started by their RA. If they can do it, why can't DA do it.

Once got RA (registered with ROS), can write to MBSA to ask for permission to do fencing.

MBSA will send letters to all affected resident to poll. If got > 80% yes, then can go ahead.

Funding and security? On your own....but DA people all got deep pockets, so no prob.

We try to do this in Bukit Subang (your lesser neighbours biggrin.gif ) few years ago but didn't proceed because our pockets not deep enough.....

Fencing will give you better security, but you still cannot stop people from coming in, since it is still public place.
Can control only.

Nearest example is TTDI Jaya few km away. They did their own fencing last year, after many years of suffering.

From experience, first two years will always have problems. Better keep lots of lights on at night, and invest in an alarm with a telephone callback service.
