Thanks for the great answer, not really good in explanation, but at least I open my eyes big big and observe. Another thing is because the raw material cost keep fluctuating (on the high side) and I would say it's quite hard to keep up with it.

I think it would be a great township in future. The masterplan is big but Sime township projects take time to have huge appreciation. However, Denai Alam subsales appreciate more than I expect.

It something same as USJ or Subang Jaya. Though the location is very good but the mistake was they overbuilt the houses and cause them to push their USJ Heights at far not too ideal location. However, Denai Alam has better landscape and master development than USJ, though It is located in Shah Alam.

Not forgetting that its quite easily accessible via Bukit Jelutong, Sg Buloh & via the Subang Airport road.....and if you really know your way you can easily get into Meru & Kapar as well....

Was there a few days back checking out the progress of the on-going projects...

Yup. The accessible is not bad, and will be much better in next 3, 5 and 10 years.

The current phases all sold out easily. I rank denai alam is sime flagship product. The subsales are doing very well lately as I found really a lot of rich malays ( not from Shah Alam ) also bought DA.

It would be a safe investment but I do not expect rapid appreciation in short term like 1-2 years.

Looking at Serista, which I like the design most in my budget range. Verdania design is the best, but 730k above =.= I heard there will b a Penchala link II connection Denai Alam to Mutiara Damansara, anybody can confirm this?? hmm.gif

Any Big shopping Malls development around this area?

IMHO, the best design from SD in the 2-Sty Terrace category is Opulenia.

But then again, different people have different views yea...

Any confirmed recreation entertainment or shopping complex around Denai Alam being confirmed? How about the rumoured Penchala Link 2 or DASH highway?
Seems like not much ppl staying in this area, this topic so cold....

Shopping Complex not too sure mate....heard some people say they might open a HYPERMARKET soon to cater the Denai Alam, Bkt Subang, Cahaya SPK area. Not too sure about that tho'....

As for the Penchala Link 2....there was a proposed map circulating somewhere over the net....I'll post it up here if I can manage to find it.... nod.gif

well even without the link II, from DA to Giza is only about 10-15 mins during weekend.. A hypermarket like jusco/Tesco will do DA good. In fact i don't want the whole DA to be flooded with commercial ... i like what it is now..perhaps a few shoplots with oldtown or papa, kfc or Mcd.. will just be good enuf.

That's absolutely what I thought about. Hopefully they will have some oldtown paparich kfc or mcd at the few rows of shoplots there and a hypermarket in the area. I noticed there is a big empty piece of land for sale/rent on the left once entering DA before reaching the main roundabout. Mayb developing hypermarket for future use biggrin.gif
