KL list is in the website.....

Anyway KL will soon have a few BIG projects starting in 2010!!!

One of them is KL Eco City, opposite The Gardens Mid Valley formerly Abdullah Hukum kampung.
The RM5 billion project is a joint venture between SP Setia and DBKL.

Not really that I know of, but I'm sure there are a few there.

Cheras will become a hotspot when the KD-Cheras MRT line is finalized.

Another BIG project in KL is apparently one of the world's first revolving tower.

Anyway can the property prices sustain? It's getting too expensive these days.

yeahh marc residence is not bad...

The latest offering is St Mary's but that is RM2mil+ Bear in mind, most properties in KL are quite expensive nowadays. When you are very interested better to ask a reliable realty agent ...

Not long ago, I heard people don't enjoy living at Marc, and couldn't rent out, because of all the noise from the construction all around the place.

How much can Marc appreciate since it's already at the 1M zone?

I guess there's always noise in the city. Traffic jam around KLCC is one example. Marc is near to the construction of Glomac Tower, Lot C KLCC and Grand Hyatt. Thank god OneKL is completed... and very very expensive.

Apparently another 5 blocks of Armanee Terrace is underplanning at Damansara Perdana.

I heard that Zouk KL is planning to open "branches". It will be good for Zouk to open one in Mutiara Damansara-Damansara Perdana area - Zouk PJ lol!!!

1. RM0.6 billion - 12 blocks of condos next to LFKL school in Segambut by BRDB - I believe this is called "The Hartamas Sanctuary"

As house prices rise in the big cities, certain developers are introducing ever smaller units.

In Singapore, the smallest units in Suites@Guillemard is 258 sq ft.

In Malaysia, the smallest units are slightly above 300 sq ft.

I actually look forward to the day developers here start selling 200sq ft-300 sq ft units tongue.gif

Kuala Lumpur City Hall (DBKL) mayor Datuk Ahmad Fuad Ismail said it has received an application from a developer for a 52-storey mixed development project consisting of service apartments, offices and a hotel.


The project is the currently abandoned former proposed Grand Hyatt located across Renaissance Hotel and the junction of Jalan Sultan Ismail and Jalan Ampang.

There's lotsa projects. I like KL Eco City by SP Setia. Will be launch in Oct this year. Or perhaps you can wait for Pantai Heights by Metro Kajang (same developer as Saville Old Klang Road and Pelangi Damansara).

The good ones so far have been 1120 Park Avenue and Empire Damansara both in PJ. I guess more and more demand will be around PJ. In wonder my neighbourhood is so f"" jammed these days.

wah, pj is really really "jam" now. i used to stayed in sec 17, 7 or 8 years ago, its already jam like crazy... now with all that coming out, i really cannot imagine the traffic... but definitely the condos next to lisa inn and armada sounds interesting, are they freehold?! anyone knows the pricing range?

- The site has been most recently closed off. drool.gif

- The iconic project will also include a shopping mall most probably connected to Suria KLCC and the future podium of Four Seasons Place. icon_idea.gif

- The project is a joint venture with Qatar Investments.

Quite agree...
Basically these area still supplying affordable landed properties :-
- Bukit Jalil/Bandar Kinrara Corridor - right in the middle of KL-PJ-Puchong - the three major satellite cities, watch up Malton-Ho Hup Jalil Green City
- Cyberjaya - good infrastructures and KLIA LCCT at the back
- Old Klang Road - location too good and neighbouring to mid-valley city (but I keep my finger cross as how much this Chinese old cow boy road can be makeover-ed)
- Sungei Besi - Tasik Selatan Transportation Hub will be a booster to it's development (But sg Besi is mess, looks like only YTL and Country Heights doing well)
- Cheras-Kajang Corridor - Much well plan than Puchong in terms of access (problem is if Chinese dun want to move to Kajang, cannot "wong" also like another Putrajaya)

i will add 3 more areas which have potential value appreciation...

1. PJ industrial area which is under redevelopment project.....especially sungai way area...new park 51 condo price range frm 220-350psf, with materialized for icon city and pj elevated city, property price still will appreciate in future..

2.cheras maluri.......upcoming sunway velocity, LRT and commercial jusco all in places oledy....current price for service condo such as d'alamanda price at around 300-350psf.....still have lots of room of improvement...

3. jalan dutamas area....neighbourhood with desa park city, mont kiara and sri hartamas, codno price from 250-350psf........nearby development such as matrade mega project, new king palace, solaris dutamas able to boost up the property price in future as well....


the area tha patchy mention such as bukit jalil, cyberjaya, old klang road, the new launching price is already 400psf above.....i think the area that i mention above have more rooms of improvement in future...

You need to tell your sis how to make better use of her $. dumping 150k into a flat might get you 500-750 rent a month excluding maintenance fees, and the captital appreciation might be very little.

If she would like to try, go find Suria Kinrara service apartments. Juz completed, and asking ard 130k. As for the appreciation, I'm not sure about the area, and time will tell if it will appreciate. Go take a look, finishing is not bad for a 130k. I got a unit there renting out for 650 unfurnished.

Ampang Boulevard condo rclxms.gif rclxms.gif the place I'm currently renting, the tenants here are mostly Korean & Middle East ppl, balance are those decent pay Malay and some chinese.

If i not mistaken last year i ask around 430k + - if i'm not wrong, rental charges per month go at 2.6k for awhole unit, why so high ? cox those Middle East ppl and Korean are renting tongue.gif

but i'm not sure if the demand here is hot la, cox i can say now also maybe around 60% occupied, maybe due to the renting cost are high but still I've new neighbour last 3month hahaaha, i think is from Iran hahaha rclxms.gif

It depends on your budget and yield satisfaction level.

Overall Malaysian properties have potential for futher upside, but nobody knows exactly how precise when it will happen and sustain for some time.

Try Sunway Lagoon Perdana. For a big buildup 992 sq ft, this place is selling around RM160-170 K. Very good ROI. Many units rented out at RM1300-RM1800. For a place which is just neighbourhood to South Quay and Lacoste, it is really value for money. Its a piece of unpolish GEM smile.gif

Hot damn didn't notice you should have PM-ed me. Intially launched at 90k but it was like 6 years ago, a lot of buyers waited for a long time, i think some even gave up servicing the loan thus a few unit up for grabs when it was completed. The amount of interest we serviced i guess was quite a lot already during the 6 years. There was no DIBS, no freebies etc. during that time. parking lot allocate 1

When I went to see my unit, serious was damn suprised u could get a unit with that price given talam's reputation. the lucky thing is IJM took it over and not built by talam otherwise i would have bailed out long time ago as well. i am vested, but after seeing the unit upon completion even make me wanna get a second one.

market price now has raised to 140k+, when i got my keys people were just asking 125k about 2-3mths ago. I told a lot of people that once it's fully occupied, then rent will go up slowly and the appreciation will go. That is my optimistic view lah, cos i see got potential there. The workmanship is not bad for my unit, only 4-5 minor defects which i had to rectifiy it myself, u know talam lah, waste of time to go talk to them. Now, u want unit also takada liao from what i know, those odd units probably have.

I'm looking for another one, i think it's a sound investment but no more units for sale for now. if any agents got any, please PM or give me a call thx. A lot of ppl here is interested but never replied or anything, smart ones just go buy it up and keep quiet wink.gif I mean for a 712sf apartment for 140k, where to get? savanna? arena green? i got my own transport.



It is high density, but i dunno what makes it so popular, i ask a few agents no more units, got also low floors and all which i don't like, gonna temp own stay as i might be working in TPM in the future, but my unit has been rented out already sad.gif Probably the unit is cheap and the rent is good, rental yield not bad u know, i posted it before so search my previous posts for the rental yield. gotta do ur own homework tongue.gif

Heard it was more like mix. Not to get ur hopes up, but for 140k, don't expect expats or only certain group of ppl. u will get 1malaysia and 1apa apa macam there. i don't go there often so i dunno what's it like now. probably someone staying can give some comments. i was initially looking at arena green but that 10 yr old building selling 200k above for 700sf, i might have to relook again on suria kinrara. just extra 8km to TPM according to google maps.

if ur looking for low density or high class, definetly not the place for u. heard got a few break ins and stealing stuff so they trying to evict the ones causing trouble. need to be more careful on padlocks and all. u need more updates got some kind soul here update the status. i got my info from there as well. this nice guy is trying to make and RA and a better living place for the residents. http://suriakinara.blogspot.com/

As far as i know, mostly hot area mention already been goreng for very spicy prices.

Sentul & Setapak (both also 'S' coincident)

Sentul now is under development by mostly YTL group with incoming project THE CAPERS/Maple/Sentul west..It also nearby to KLCC given several route to access it.YTL seem will bring this place with another new concept of living within the KL area.Price at this moment still consider affordable. rclxms.gif

Besides, i can see Setapak is currently upgrading from mid - higher end condo.Currently popular property coming soon is SETAPAK GREEN by UOA, 288&222 RESIDENCY by KP LAND, Zen suit @Zetapark SOHO, Platinum Lakecity by Platinum Victory. All this developer seem had a good history in property background.It surrounding areas seem attach with several new concept of Shopping mall and office blocks such as Parkson, Platinum mondrian, Crystalville plaza,as well as columbia hospital.I think talking about road of access, LRT, Mall, Medical, Banking, F&B, Education...etc is at the nearby surrounding.It is something happening and yet the price still affordable at this moment.Can't imagine wat price it can Shot up in the future???

There was still a big room for improvement for this both places and hopefully it will give us another opportunity for a good investment.thumbup.gif

The developer is Performance Consortium and the contractor is Binastra Construction.
How you guys think about this unit? is it worth buying?

why do we hear nothing about new factories, new farms, new r&d centers?
how many % of people in a country will become high income by building and selling just concrete?

i went to riverview hotel singapore in 1st quarter this year.
biggest difference between us and Sg is the difference in temperature.
Sg did a good job in greening the city and making pedestrian walking longer and further.
to implement this sucessfully, it would take great effort.

PS: i walk more than 3km daily in Sg when i was there. and i was dressed in office attire somemore

Canada, Australia next on TA Global plans
News

KUALA LUMPUR: Property developer TA Global Bhd plans to launch maiden property developments in Canada and Australia this year to expand.

The company, 74 per cent owned by financial services group TA Enterprise Bhd, is launching Phase 1 of its C$212 million (RM659 million) Fantasy Garden project in Richmond, Vancouver, and A$600 million (RM1.94 billion) Little Bay development in Sydney this month and in September, respectively.

TA Enterprise managing director Datin Alicia Tiah is upbeat on the property market in Canada and Australia.

Locally, TA Global is aiming to launch Dutamas in Mont' Kiara, a residential project worth RM385.6 million in the third or fourth quarter of this year.

It will also launch new phases within its ongoing RM4 billion Damansara Idaman development in Bandar Sri Damansara.

Tiah said the company's focus up to 2013 will be to launch more phases within Fantasy Garden, Little Bay and Damansara Idaman.

In 2014, TA Global may launch the RM1.4 billion 50-storey twin tower residences near the Petronas Twin Towers, and thereafter Nova Square, a RM1.35 billion project at the junction of Jalan Bukit Bintang and Jalan Imbi."We are in no hurry to launch the twin tower residences and Nova Square, especially with the Kuala Lumpur International Financial District coming up.

"We know we are sitting on good land and hope to reap the best when we launch for our shareholders' interest," she said after the company's shareholders' meeting yesterday.

The company is also looking at new investment properties here and overseas. It plans to buy more hotels to add to its current five.

Meanwhile, TA Enterprise is looking to buy a local unit trust company in order for its assets under management hit RM1 billion in the current financial year from RM750 million now.

Maintain buy at RM2.16 with target price of RM3.02: Our roadshow with Malaysian Resources Corp Bhd (MRCB) reinforced our positive conviction of its imminent growth, largely emanating from the strong performance of KL Sentral, potential development in Sungai Buloh, LRT extension Package 2, 'River of Life' project and more prime land acquisitions in the pipeline.

Its recurring revenue model is unfolding nicely, with potential rental/revenue upside from the upcoming Nu Sentral mall and toll road concession in Johor. We still expect recurring revenue to account for 78% to 80% of its 2013 pre-tax profit.

It was recently reported that MRCB could win the RM800 million contract for civil works for Phase 2 of the Ampang light rail transit (LRT) extension line linking Putra Heights to Shah Alam, Selangor. We understand it was the lowest bidder for Package 2, worth RM1.7 billion, and management is positive on the awarding of the contract.

Nu Sentral Retail Mall is 60% rented (including anchor tenants) at RM8 to RM10psf. Management is confident of renting out the remaining 40% of the retail outlets (smaller units) at around or above RM15psf. This is achievable given that Nu Sentral has three ground floors (better pricing mechanism), and a monorail extending to the mall.

Other reputable shopping malls in Kuala Lumpur like The Gardens in Mid Valley City and Suria KLCC are enjoying such rates as well. Furthermore, these malls chalk up strong human traffic volume (over RM30 million a year), benefiting strongly from LRT stations located in or near the malls.

To enhance its property value, MRCB is planning to construct a bridge connecting Sentral Residence and St Regis Hotel & Residences to the National Museum and Perdana Lake Gardens. Currently, the office tower in Q Sentral is 50% taken up at about RM1,200psf and management is targeting to sell the remaining units at RM1,500psf. It is likely to have a MRT cut through the office tower for better accessibility.

We have learned that St Regis Residence received positive response at the pre-launch two weeks ago, with an average selling price (ASP) of RM1,600 to RM2,000psf, comparable with other reputable high-end condominiums like Binjai on the Park (KLCC), Troika and St Mary Residences which are selling at RM1,300 to RM2,600psf.

Our ground checks hinted that MRCB is one of the lowest bidders for the entire LRT extension Package 2 worth RM1.7 billion, which is expected to be announced in late June. Assuming a 5% net margin, we expect net profit contribution of about RM30 million per year from 2012 until 2014, if it clinches the entire package.

Once the contract award is confirmed, we expect this piece of news to stir up more interest in MRCB and provide clearer visibility on the group's prospects in its construction and property division. MRCB's ability to top up its order book of RM1 billion worth of new contracts remains intact, and potentially better.

We understand Kwasa Land Sdn Bhd is in the process of transferring land from the Selangor to the federal government and we expect the transfer to be completed by the end of this year or early 2012.

We foresee no reason for delays as the state government gets land premiums straight into its coffers. We still expect MRCB to clinch at least one or the two of nine available land parcels at the 1,214ha Sungai Buloh land.

We believe MRCB has the potential to do sizeable land deals in Selangor, which would allow it develop the biggest township in a mature area with an estimated gross development value (GDV) of RM4 billion to RM5 billion. If successful, this acquisition could potentially lift its GDV to RM12 billion.

We foresee plenty of long-term opportunities to develop more landbank along its highway concessions (Duke and EDL) in Selangor and in partnership on Pos Malaysia's land in KL Sentral.

We gather the first package of the River of Life project worth RM3 billion will be awarded in mid-July. This signifies a RM1.2 billion order book with its 40% stake in the JV company with Ekovest Bhd.

We raise our FY11/13 net profit forecasts by 10%, 3% and 0% after factoring in the latest project status at the construction and property development divisions. Our forecasts are 18%, 25% and 60% above consensus.

The key risk to our forecasts is the timing of clinching construction projects or federal land.

We maintain our 'buy' call and realisable net asset value-based target price of RM3.02.

There is also potential to co-develop a 9.7ha site in Penang Sentral, finalising approval in 2H11, and future property development projects and land acquisitions in the Klang Valley, Johor Bahru and Penang. ' UOBKayHian, June 21

I remembered me and my professor in college talking about implementation of inland waterways at Klang valley 10 years ago.. We would like KL to use their river for attraction and transportation..

If this happen, it will boom Malaysia economy..

Nope, if u exit from Putra Heights towards USJ, you will see the new building on your left side. It's a huge development by MCT. The abandoned project is now being taken over by another developer and heard that work is going to resume soon.

Added on July 21, 2011, 9:13 amKuala Lumpur: With the completion of Lot C by the end of this year, KLCC Property Holdings Bhd will be looking at the development of Lot D1, another 0.6ha plot of land adjacent to Hotel Mandarin Oriental.

A development plan for the area is only expected to be finalised in about a year.

"As usual, this is a mixed development and the trend for us is to have a mixed component of retail and service apartment or retail and office, depending on the demand at that time," its chief executive officer Hashim Wahir said after KLCC Property's annual general meeting yesterday.

As part of its risk management measures, KLCC Property only begins building once tenancy and clients for a development have been firmed up.

KLCC Property expects to complete the development of the office tower in Lot C year-end.




Petroliam Nasional Bhd (Petronas), which will be the sole tenant of the office tower with a net lettable area of 840,000 square feet (sq ft), is likely to move in early 2012. The tower will be known as Petronas Tower 3.

The retail component of the development has already been handed over to Suria KLCC Sdn Bhd and some 22 tenants have already signed up.

Full occupancy of the 140,000sq ft net lettable area is likely by September this year.

The retail and office components of the development are set to contribute about RM100 million a year to the group once fully occupied.

KLCC Property is also undertaking a refurbishment exercise of Menara Dayabumi, a 26-year-old and 36-storey office building. Between RM30 million and RM40 million will be spent for the two-stage refurbishment work which is expected to be completed by the end of the year.

Another plan in the works is the redevelopment of City Point, a six-storey office-cum-retail-podium annexed to Menara Dayabumi.

"We hope to redevelop it to have additional office space and make the retail space more exciting," Hashim said.
