I dun think there is basement parking . I was told by SA before the lowest levels parking are for shops and retail lots with separate entrance. Thinking to buy additional carpark since my 2 car parks are tandem and the additional is single parking.

Hi AK, I am thinking too but does it worth paying that kind of cash upfront. We can invest that sum in others.

I have called up the developer office to ask further. Payment is made upfront, the car park would not be next to the one allocated earlier but you can choose this car park on first-come-first-serve basis. If you want to pay by credit card, then you bear interest on top of the price for the car park.

please do not rent yr unit to "pak hitam" as their pass is student~
as i know they can paid a high rental that all owner wish~

Recently my house was approached by them. Only their price is higher than normal local. Why? I didn't let to them. I don't understand why also they give this high price to rent my unit. Compared to others, they have offered more than 30%. Can you share your experience here.

Two situations depicted here.
1. The photos of the PPR behind The Zest. Looks like the roof is falling apart.
2. The flyover is still being constructed. I do not think that the July dateline nor August can be met. Its nowhere near completion anytime soon.


On a different note, I have serious buyer looking for immediate transaction. Budget is less than MYR 390k. ANyone willing to let go, please PM me. COV will be high.

I'll share mine on Awang Hitam:

Physical
- thrashes the house. Broken doors and windows. Some wooden doors/frames/kitchen cabinet expanded due to water seepage. Tiles are chipped and broken. Cracked glasses.
- Furnitures. Well, its thrashed.
- Plumbing. It is plugged with various unimaginable material.
When would you know this? When they have ran away after exhausting your house. Worse would be a situation where you've rented out to Awang Hitam for less than a year. All your +30% rental would not even cover the cost of repair. Penny wise, pound foolish.

Finance
- Good luck in collecting rentals should it be delayed. They are physically superior, naturally and they know it. They do not hesitate to flaunt it.

Environment
- Most have a liking to alcohol. If they are drinking from glass bottles, its sure to turn into pieces scattered around before the session ends.
- The next issue associated with the item above is aggressive behavior. Many things can happen. I've seen stuff flying off balconies.


Well, as an investor, I guess most doesn't care about "environment factor" or how much nuisance it caused to neighbors. But "physical" point above will hurt your investment and your pocket. Proceed at your peril if you insist.

pak hitam willing to pay high rental but will u firm they will pay on time?

they will make yr hse smellly

they won take care yr hse,(as i know lot ppl cant pay for high rental la )

important is make yr hse price drop~~!!!most important geh~~ so u can see lot of them stay near cyber jaya coz not most of us here will focus any landed over am i rite?

The worst i know.. (not making story but true)

1) Got drunk and having sex in pool
2) having sex in staircase
3) party hard till early morning
4) need police to stop them from partying
5) noisy bcos party all night long...

out of so many foreigners, they r ranking #1 in being notorious.. trust me..

I am not sure what our government trying to do. Nowadays there are a lot of them among us. Look like they going to overtake Indian as third biggest population in Malaysia. Government also trying to encourage air Asia to have direct flight to Africa doh.gif
